We have both purchased and sold a property through Oulsnam Northfield and would highly recommend Natalie Richards, the Branch Manager. Natalie is professional, approachable and extremely efficient. Throughout both our purchase and sale, she was meticulous and persistent in following up with all parties involved, helping to keep the chains moving and ensuring issues were dealt with promptly. Most recently, Natalie was instrumental in getting our sale over the line. In a particularly challenging chain involving four properties, Natalie was the one agent who consistently followed up across the chain and ultimately helped bring everything together. Oulsnam Northfield - Natalie and team were absolutely brilliant. We started the process of purchasing our "forever home" in November 2025, and unfortunately that house was pulled from the market. Natalie was contactable throughout, and kept us abreast of changes, issues with the sellers, understanding our disappointment and to the point of alerting us the house was back for sale in May 2026, giving us first preference! Not forgetting us, and dreams of owning THAT house.... we got keys on Tuesday! 💯 I would recommend Oulsnam Northfield without hesitation.

They're liars

They're liars. In March 2026, they told me a terraced house in Cedar Rd had gated access, or a right-of-way (ROW), to & from the rear garden. It was in writing, told verbally & confirmed on two viewings. There was no ROW. During the buying process my lawyers told me no such ROW existed. The ROW was reciprocal for houses either side to carry out maintenance. In other words no ROW for taking out your garden rubbish. I pulled the sale. I am now taking Oulsnam & the seller to court to recover the £1286 these lies have cost. This is a reply to Oulsnam's response. Yes you did deceive. There is no ROW. & Oulsnam knew there was no ROW, but still lied. The reason, a gated access is a valuable selling point.

Extremely disappointing

My experience with this letting agency was very disappointing. At the end of my tenancy, they attempted to deduct £280 for cleaning, despite the independent check-out inventory repeatedly stating the property was in "otherwise clean condition" and recording "N/A" where it asked whether the carpets required cleaning. The justification given was that the incoming tenant has asthma and requested an additional clean. While I sympathise with the new tenant's circumstances, I do not believe this is a reasonable basis for charging the outgoing tenant when the independent inventory did not identify excessive dirt or pet hair. They also sought to charge £380 for staircase works. The check-out report only noted minor paint chipping and "marks and scuffs age related", yet the invoice was for making good and repainting the entire staircase. I offered two reasonable settlements, including £200 towards the repair, both of which were rejected. The undisputed portion of my deposit was returned, but the agency was unwilling to reach a fair compromise on the disputed charges, leaving me with no option but to refer the matter to the Tenancy Deposit Scheme for independent adjudication. I appreciate that landlords are entitled to recover the cost of genuine damage, but I expected deductions to be supported by the independent inventory and to be reasonable and proportionate. Luckily the result of the TDS dispute was fair and found mostly in my favour. Finally, I would like to add how unhelpful Jackie has been throughout this process. Her sarcastic comments were really not needed. Based on my experience, I would advise future tenants to carefully document the condition of the property throughout their tenancy and be prepared to challenge any deductions they believe are unjustified.

As the executor of my sister’s estate I needed to sell her property so it was a difficult time and Victoria, Debbie and Elisha were so helpful and although we had problems selling the property because Birmingham city council went out of their way to slow the process down and I lost a couple of buyers the ladies at Redditch were so encouraging and kept me informed every step of the way so I couldn’t recommend them enough.

Oulsnam took over my tenancy last year from another agent after both myself and my landlord were having difficulties with another agent. Darren was extremely helpful during the switchover which made things a lot easier! Shania has been my property manager and she's been fantastic. It's been a pleasure dealing with Shania after having such an awful experience elsewhere. The office itself also has a nice atmosphere. I would definitely recommend Oulsnam as an agency and wouldn't hesitate using them again in the future.

Amazing Team to Sell a House With

Michelle and team were extremley honest and communicated well. They made me feel supported at the time of selling my house (as we all know selling a house isn't the easiest thing to do). The photos & advert they did of my place were extremely well done. Managed to get a great buyer within a month! I trusted them with my house keys when I moved away and I really felt like my property was in good hands. Fees were reasonable as well. My parents sold their house through them a year before me and I would recommend them to anyone I know who's selling! Thank you for being incredible.

Great local knowledge and a personal touch

From our first meeting through to the advice on photos and the final listing, it was clear that Oulsnam’s professional approach is ahead of the competition. Georgie Cole, their Senior Valuer, was particularly helpful in keeping the chain together. She was proactive and a consistently friendly voice at the end of the phone, which gave me a lot of confidence whenever I had a query. The listing itself looked great, and her recommendation of a video tour instead of a 360 tour worked well to show the property's proportions accurately. Georgie is knowledgeable on the locality, and her commitment was evident when she helped me clear the space for photographs and kept things moving with the sellers' legal team near the end. I’ve already recommended them to a passer-by who saw the sign outside, and I’m very grateful to the whole team for their hard work.

We've recently sold our property using Oulsnam Estate Agents, the Northfield Branch. From start to finish staff have been professional and supported us along with what can be a stressful process. Throughout the whole journey one member of staff in particular went above and beyond. Emily Perks, has been amazing!!! She was reassuring, explaining things at each step of the way. If there was something that we did not understand she would take the time to explain and reassure us. The service we received from Emily was very efficient always returning calls, queries chased up and responded too. There was always someone we could get hold of when we needed too in the office. A Quick House Sale

House sale went very smoothly, probably helped by the fact that there wasn't a complicated chain. I approached Oulsnams, who had done a previous house valuation for me. Victoria and the team were very helpful and efficient in dealing with the sale. Marketing of the property was done quickly to get the property out there. The second viewing provided an acceptable offer which I took. Oulsnam's suggested a company called Breezemove, who provide information on a selection of conveyancing solicitors with cost details. This was very useful, as these solicitors were geared to getting the completion done quickly. If I had chosen a local solicitor I don't think it would have completed anywhere near as quick. From accepting the offer to completion was two months. Thanks to Vicki, Debbie, Elisha and team for a job well done. Would definitely recommend Oulsnams

I was extremely disappointed with the service I received and would not use this company again. I expected a company that was well established to provide an excellent service unfortunately this was not the case. My property sold with the first viewing, after it sold that was it job done as far as Oulsnams was concerned, I received no communication from them unless I rang them to find out how the sale was progressing, on one occasion I rang three times and no one returned my calls, after phoning the director I eventually received a call. They promised to call and update me, after telling me I wouldn't be moving on the day I actually moved. Nothing to tell me contracts had been signed and when I'd be moving, appalling thank goodness I had a brilliant solicitor. They really need to improve on the service they provide by keeping clients informed throughout the whole process in order to justify the large fee charged. Not impressed.
