GoogleI own a flat and I used Oliver and Bailey for their 'Find a Tenant' service. I dealt with Acacia and found her very friendly, helpful and knowledgeable. She was very thorough in the various credit checks for the tenant. It gave me peace of mind as a landlord, and I felt it was definitely worth the fee. I can highly recommend her and the team .

GoogleI am a landlord with a few properties and have been using Oliver and Bailey for many years now. I have delt with many of the staff and found them all very competent and helpful. There have been a occasions where they have gone above and beyond to accommodate me. They are always happy to answer any questions I have and deal with and situations that come up. I would highly recommend Oliver and Bailey for any rental needs however big or small.

GoogleThe worst letting agency I’ve had to deal with, micro aggressive agents with an undertone of racism. Very unprofessional, speak to people rudely and condescending. I thought maybe I was overthinking things but clearly not, this is probably my 5th contact with them and I am appalled on every level. Thank goodness there are other agencies who value people regardless of where they are from. Never again Just a follow up, customers deserve to be spoken to with respect Emma of Oliver and Bailey, if I couldn’t afford the flat I won’t ring you, you have no right to be condescending, it doesn’t cost much to be empathetic, I have been on your list since 2021 so if I say there is a pattern, there is, you don’t call my phone eliciting a response from me so you could justify your ill behaviour towards me. Secondly you don’t threaten not to give houses to people because they dropped reviews, I’d rather sleep on the streets than rent from you guys anyway, Goodluck to you too n I hope people see you for who you really are

GoogleThank you so much to Georgia and Ellie for all their help in trying to find a suitable rental property. I completed a form online and and was contacted by Georgia straight away. She discussed my specific requirements and was extremely helpful in organising a number of viewings on a single day. I was met on the day by Ellie who was friendly, professional, and knowledgeable. Being new to Hastings it was brilliant to get some valuable information and insights into the locations of the properties I viewed. Thank you so much to them both. I will be back next year when I look to buy a home.

GoogleBEWARE, THIS AGENCY WILL LIE TO YOU Oliver and Bailey have been, by far, the worst agency I have been with. First of all, they chose to continue working with our landlord who neglected us and refused to fix any issues we had in the house. There were serious mould and damp problems to the point where we had to involve the council and O&B did not care at all. Shelly Garnsey was abusive, and treated us like we were the issue. I am seriously concerned about how this agency operates and we have initiated a complaint with the Ombudsman as places like this should not operate. I wish there was a platform for tenants to end landlords and agencies behaviour like this one once and for all. People do not deserve to live in certain conditions and Oliver and Bailey, Shelly Garnsey and Paul Hill allowed it. DO NOT RENT from them. They'll ignore all your requests. And they'll keep your deposit, no matter how.

Emma is just a credit to the company as soon as I walked into the office I was made to feel at ease, she was there to answer all of my questions. The information I received was truly remarkable you can tell this lovely lady knows her job. I for one would never use another letting agency in Hastings they are so professional but most of all so friendly. Thank you so much.

GoogleAmazing attitude from Shelly at Oliver & Bailey, NOT. Imagine telling a female, disabled, vulnerable young tenant you do not care about their concerns, or them being verbally abused by another male tenant and not being willing to do anything about it. Not to mention the various complaints which have been made against her by said other tenant, but responses from the young lady ignored. Also have Shelley saying she’s no interested about said concerns on video. Amazing that.

Google"If you take the house from them, never expect to receive the deposit money upon vacating the house because they will not give it to you. They will provide various reasons and attempt to purchase items from you. I was charged £60 for forgetting to take a comb, indicating that they will find many things to charge for and then offer to buy them from us. Therefore, be careful in your dealings with them."

GoogleThe company is totally biased towards their landlords as they provide their income. The check in report was totally contradictory (copies of which can be provided). It stated with reference to floor covering that this were stained/worn but then in the condition comment they were classified as excellent. We had several inspections during our 4 year tenancy and of each one the inspector said that they could not believe how clean the property was despite the fact that we had two large dogs. Prior to our termination of the tenancy we had an inspection by a senior member staff who did not express any concerns regarding the condition of the property, apart from issues that the landlord needed to address, which the landlord refused to address. Then when we terminated the rental agreement, a final inspection was undertaken and undertaken by the same senior member of staff and she classified the property as having been neglected! She commented on stained carpets which were stained when we moved in and I have evidence that the carpets were laid prior to the landlord purchasing the property in 2016. False statements were made regarding the cleaning of the premises and we were accused of having left the premises in a unsanitary condition, despite the fact we spent two weeks cleaning all the walls, ceilings, floors and all units. We accepted that we had not trimmed back the shrubs in the garden and agreed a deduction of £110 to deal with this, then we were presented with a report from a carpet cleaning contractor who stated the property stank of dos and had been neglected for for a long time. We have independent witnesses that can testify that the property was spotless and odour free, but despite this we have had to accept the deductions from our deposit. The appliances in the property were past the end of their working life, which included the washing machine, the fridge freezer, the dish washer and the built in oven. Which we did not complain about. When the fitted gas hob failed, which was good quality, again installed prior to the landlord's purchase of the property, it was replaced by the cheapest hob available on the market. This was 2 months prior to our termination of the lease and it stained so easily. I had to use proprietary cleaners which failed to clean it. I then used bleach which removed some marks. Then the final report stated that the hob had not been cleaned!!!!!!!!!! If you are a landlord and want to rip off tenants this is the agent for you. If you are a tenant avoid this agency like the plague, it will rip you off in favour of the landlord.
