Linden Homes will ruin your life!!!
The worst decision we ever made was to purchase a Linden home. Customer care is last on the agenda. Poor workmanship, terrible built quality. Be prepared to have your life ruined. After battling for 2 years to get snags and major structural defects repaired, we are staring down the barrel of being moved out of our home whilst NHBC demolish part of our house to put it right.Customer care, directors and any trade person associated with Linden homes genuinely don’t care and never return calls, emails, letters etc. Can’t stress enough to people about never buying a Linden home. It will ruin your life and Linden don’t care!!!!!!!!! Wish there was a minus stars option as we believe they don’t deserve 1.

Started so well but now you get no response
The selling piece was positive - much better than other builders and when I first moved in they were great. As I was moving in on my own they even put up the curtain poles for me and helped me carry heavy furniture that I couldn't manage on my own. Unfortunately a year later though the snags aren't done including missing tiles off the roof. Despite ringing and emailing several times they ignore you. Such a shame as it started so impressively.

Never buy from lindens
Never buy from lindens, biggest mistake we made! Pipes bursting in walls and under sink, door handles falling off, glass on balcony loose, decking on balcony broken, bolts under balcony loose, forgot to put cladding on balcony, holes in roof, road not wide enough to get car off driveway when a car is parked opposite, poor customer service, rude site manager, unfinished landscape, the list goes on.

DO YOURSELF A FAVOUR AND AVOID BUYING LINDEN HOMES PROPERTY
Actual rating: ZERO starsYet another leak from Linden Homes property recent development. If you are looking to buy a property do yourself a favour and make sure it is not from Linden Homes.Selection process of their contractors are clearly substandard. The plumbers used during construction must have been cheap. The contractors selected by Linden Homes are incompetent and unprofessional cowboys. This is the fifth leak in just over 2 and a half years. I was refused a pipework survey by Linden Homes customer services during the warranty period despite experiencing unusual number of leaks. My property is no exception as I hear of other water escape/leaks in other parts of the building.

House Builders from Hell
I am reluctant to even give them 1 star. I purchased a house from them 2 years ago and it has been the worst experience. They are rude, lazy, nothing is even completed to a high enough or even good standard. It's a real bodge job with these homes. The houses are so tightly packed in you can hear people sneeze 4 houses away which helps even less because the poor quality windows. The gardens are terrible with turf that never grows and the floorboards aren't even down properly. Aside from all of that you can't even attempt to enjoy your house because they haven't cleared off site yet even 2 years on. They do 2 hours of work then go home.

Linden Homes are the worst
Linden Homes are the worst. Customer service is non-existent and as a company, they are so unconcerned, unhelpful, uninterested - the disappointment is unmeasurable. My fellow residents and I are still awaiting our snagging lists to be completed from December 2017, and we have been recently advised that the management company will soon be taking over our apartment block with so many issues outstanding. Our electrics are now tripping due to two major leaks within our apartment, and still Linden Homes choose not to respond. In addition, we found out they'd retained a copy of everyone's keys without permission....Avoid at all costs; legal route undoubtedly pending.

Poor customer care
Poor customer care, Been waiting 2 years for the snags to be still done on my property. Repeated phone calls/Emails to no avail. They just dont care after you sign on the dotted line after a well rehearsed pitch to sell the property. When you escalate to the 'Regional Director' he just fobs it straight back to the infamous Customer Care Team.I really wouldnt recommend buying a Bovis Home. Disgusting.

Zero Star Builder
Horrendous - please don’t be conned by the well rehearsed sales pitch. Purchased 4 bedroom home at Semele Park in December 2016 and still waiting for snags to be repaired. Bovis simply do not care for their customers following exchange of contracts. I have repeatedly emailed Chief Executive Greg Fitzgerald only to get the same response of a delegated authority for members of his team to resolve my issues - to no avail! I have been repeatedly ignored, fobbed off and even threatened by Bovis employees - utterly deplorable!

I wouldn’t even give it a star
I wouldn’t even give it a star. The problems I have encountered since purchasing the home 2 years ago has been honestly diobolical. I get the odd snagging issues you might get with a new build, but I’ve had endless, the list is to long to write. The service and “customer after care” is laughable. Linden are cowboy builders! DONT BUY FROM THEM! We are also starting legal procedures. It’s good others are making a stand, yet sad to hear people are having to go down this route in order to get something done.Worst mistake I’ve made is purchasing a home from linden, let the reviews speak for them selves and save yourself the heartache

Poor experience. Never again.
Works done to a poor quality. A lot of things done in breach of contract. When trying to get issues resolved we have had to go to managing directors to get any form of response and they are not always useful.Overall not a good experience.

CLASS ACTION NEEDED
Reading all these reviews.... this NEEDS A CLASS ACTION. I have been prevented from living in my brand new Linden Home since January 2016 well over 2.5 years now and have just been forced out of my second rental as the NHBC (the so called Buildmark Warranty provider) forced me into rent arrears when they refused to pay anymore rent in April this year. STILL I am paying a mortgage on a house Linden and the NHBC has prevented me from living in. They are despicable companies, corrupt and with no moral compass and their lawyers will continue to cover their backs regardless at what human cost.Linden are hell bent on trying to destroy me, simply because I dared to stand up to them. It has cost them more in legal costs than it would have done to "DO THE RIGHT THING" as per their Code of Conduct, such is their vendetta against me and their pure vindictiveness and utter contempt for their paying customers. Their arrogance beggars belief.

Good value, but be warned on telecomms situation.
Overall my new Bovis home is built to a good spec. There are minor niggles, as one would expect, but they've been excellent in dealing with issues promptly once reported. I suppose the main concerns are the troubles that goes with living on a building site - they could do a lot more to improve access, condition of the roads, and dust - and the illegal monopoly on telecomms access. There are better builders perhaps, but I feel like I've got good value for money.

AVOID LINDEN - King Edwards development
I was trying to buy a 3 bedroom flat in the same development as Louise1234. We had exactly the same shocking experience as her. From the start of the process there were lies and the sales team kept on misleading us on construction progress. They were pushing to hard for exchange and we finally did ... only for them to BREACH the contract! They didnt care about the breach and suspended all communication with us.The treatment was extremely rude and unprofessional. Their recommended solicitors were useless too (Taylors Legal), they were obviously covering Linden's back and kept on giving us poor advice. Fortunately we ended up pulling out of the deal and recover our money ... but they made us wait a long time to give the money back. Funny enough they put the flat back in the market right away after the breach. I really feel sorry for current and future buyers. I am not sure how are they able to still be in business with the number of bad reviews that you can read here.

I give my new house just half a star!
Having bought a so called five star home from them it was soon apparent to me that I had made a huge mistake in buying a Linden home. The quality of the build is in my opinion not worthy of one star! It was not only my opinion but my neighbours and many others on the estate too. It would take far too long to list all the problems, but here are just few. Six inch nails used to attach wood cladding which left five inches exposed inside my shed. It needed just one inch nails. Who was the shoddy "skilled" carpenter who did that. What shoddy sub-contractor employed him and why wasn't it picked up by the Linden project manager. It would appear that they just don't check any of the work that is completed by contractors. On viewing my new build prior to completion I found several six inch squares cut out of the plaster board above my wall socket. Apparently there was a fault with the wiring and they had to cut out all these squares to find the fault. And then there were four inch gaps in the plaster board around every interior door. Why I asked? Well someone had cut them to imperial measurements instead of metric. So every door entrance in the house had to be filled in with slithers of plasterboard and plastered over! My new house, together with 30 or so others in the road backed on to a field. We were assured by the sales person, as was my solicitor and the solicitors of other purchaser in the road, that drainage had been put in place to prevent flooding from the field. All lies. A drain had never been put in place. Consequently all the gardens in the road were under water as soon as there was a significant downpour. The remedy was to dig up all the gardens in the road and lay appropriate drainage. This left us without a garden for most of the first year we were there. The problems are endless and in my opinion are created by using the cheapest, shoddiest, contractors they can find who employ shoddy employees who lack not only the basic skills, but pride in the work they do. Then of course the ultimate responsibility is for Linden's to ensure that when a contractor finishes their work that it is thoroughly checked. Goodness knows how many other horrors are lurking behind the plaster board and under floorboards!!! If there was only one house left in this world and it was a Linden's I would choose to live in a tent!

Brought a new build 6 years ago now
Brought a new build 6 years ago now, they fitted no vents in the loft and condensation built up. The windows were fitted so bad we had water pouring in and they wanted to hear nothing about it. They also came round and washed everyone's render and left cracks and patches across the whole new estate and have not and will not do anything about it. Never buy from this sub par cowboy built company.

Message to Louise1234
Message to Louise1234 You have had such a lucky escape from ever having to deal with Linden Homes or the NHBC ever again. I have written 4 reviews. Please have a read of mine - I have had 3 years of living hell dealing with both of these unscrupulous companies and their lawyers and it is still ongoing. I have been signed off sick for 2.5 years following a nervous breakdown caused by Linden Homes and exacerbated by the NHBC. They have no moral compass and they ruin lives. Linden Homes seem to think they are above the law and the NHBC is no better. Their respective lawyers will do anything to protect their clients at whatever human cost. I rue the day I ever walked into the Linden Sales Office, from the rude Sales staff right up to the spineless Chief Executive Officer, Peter Truscott, who to this day has never had the backbone to respond to a single email I have written. They have robbed me of my hard earned money for a house 'not fit for purpose'. Have a read of my reviews and you will be thankful every day that you were lucky enough to walk away, although I don't underestimate the stress the whole experience will still have put you under - at least you have been saved from a lot of heartache - I am still living mine. Linden Homes and the NHBC need to be held to account. There should definitely be an option for a ZERO star rating on this site. To anyone reading this - DO NOT BUY FROM LINDEN HOMES and be very wary of trusting the NHBC. Read the Guardian reports and do your research.

Con artists never buy from bovis
I would give bovis no stars if I could, they sold the house I put a deposit on to someone else and did not let me know or my solicitor know with no refund of deposit and flooring money, we where ready to exchange and my solicitor only found out 3 months later causing me to lose the house my buyer to be homeless looks like I had a lucky escape reading the reviews from other buyers. DO NOT BUY FROM BOVIS.

Cowboy builder
What a typical cowboys builder company which one is after our money with rubbish customer service & poor quality 1. Paid upgrade in November 2017 still not delivered each time chasing it receiving empty promises and nothing happening2. On house demonstrations just before handing over key you can find patches of not painted wall.3. According to site manager house was cleared by cleaning company but you can find windows not washed as covered with paint; lamp shade covered with paint, marks on painted was as someone was using pen on them and more.Simply avoid them, as houses over prices and they after your money.Worst development site Hawkswood Development in Bicester

We saved ourselves and pulled out of…
We saved ourselves and pulled out of the sale at the last minute...1. Houses that were on the development that were more than a year old had terrible looking rust stains in the rendering, spreading from the balconies. When I asked, the sale person just said ' call customer service if it happens to your property'2. The houses carried at £40,000 premium over (better) second hand houses in the local area. Instant Negative equity anyone?3. The sales people were really brisk, pretty rude, and were trying to hustle us into completing before Christmas last year. Made me feel like not wanting to buy one of their properties.4. When we did pull out, not a word of acknowledgement from any of their staff. This re enforced what a wise decision this was.

AVOID LINDEN HOMES - EAST LONDON, KING EDWARDS DEVELOPMENT
Similar to other reviews - I would give ZERO stars if possible. We decided not to buy rather than continue to deal with Linden, and feel we had a lucky escape. Linden and their lawyers tried to force us to complete the contract of sale and purchase we had signed with them WITHOUT THEM GAINING LEGAL TITLE to the property from Hackney council (apparently due to a requisition regarding the estate boundary, which was still ongoing in July 2018 when our negotiations came to an end, and we effectively walked away). A seller who cannot produce good title to the property is potentially THE BIGGEST issue you can encounter in buying a place and is incredibly serious as it means on that completion we would have handed over all of our money and NOT LEGALLY OWNED the property. We would have had to wait and see for some indefinite time to see whether the seller could make good title, and the risk always was that it could not. This meant Linden were in BREACH OF CONTRACT (as they are required to obtain and transfer legal title on the sale). This did not stop them and their lawyers trying to bully us to complete (saying that many others already had under these terms). We did not, upon the advice of our lawyers: we rescinded the contract for their breach. We then gave them another chance to make good title in consideration of a reduced price, to which they initially agreed, but then did not follow through. We managed to get our deposit and reservation fee returned, but only part of the legal costs we incurred trying to get the sale completed. If you are already living there you need to look into this asap. Apart from this horrendous and scary experience, we had the same miserable time as everyone else below - we put our reservation fee down 1 year ago, experienced continuous lies about the quality and progress of the flat (including what we felt to be dodgy dealings with the NHBC who signed our flat off as complete when an entire bathroom was not installed (not even the floor!)), fake promises about additional things we could get (eg parking spaces available, despite their agreement with the council explicitly stating the contrary). No property or flat is worth it, dealing with a big company who is trying force completion without fulfilling their own legal obligations is terrifying, it shows you where their moral compass sits and it could ultimately leave you with nothing, after handing over your money.

Bovis bodgers
Terrible quality finishes. Poor customer service. Underhand tactics to try to get you to give up on chasing up work that needs doing. Inability to offer compensation when you clearly are due it. Some of the slimiest humans at the end of the phone and email to contest with. Avoid this builder.
