Trying to sell a house purchased 4…

Trying to sell a house purchased 4 years ago with Linden. Even though the house is freehold , there is a clause which states this can be turned into a leasehold if Linden wishes at anytime. To rectify this it has taken 4 months and counting!!, costing me thousand of pounds. Not only are Linden useless but the lawyers they have used in this case are equally atrocious, taking 3 weeks to reply to an email (Wilkin Chapman) If you are buying please read your contract properly, personally I would never buy from these crooks.

It's just the worst building company ever. Zero quality and Zero Customer service. It's been absolutely disgusting to deal with Linden/Vistry Customer service, so unprofessional and disrespectful. All the care is money coming in and nothing else. If I had an opportunity for a Zero star review, this would definitely be it.

Bovis / Vistry Avoid at all costs

Bovis / Vistry Avoid at all costs. Our house in Berkshire was handed over to us with over 300 issues!Our home was poorly built and the service we received when trying to get items fixed or replaced was horrific, the worst customer service I have ever received. We were offered money and for our snag list to be dealt with to give them a good review. Shocking. Sadly people need to buy homes so Vistry will continue to profit. But buyer beware.

Great house, snags handled well

Moved in to my new house in September, the house has been finished to a super high standard, they left a nice box of freebies, and like any house I had a few snags, but they've been handled super quickly and promptly. I can't fault this house or this company they've been great. I suppose the lack of turf is a downside but I already knew it wouldn't have any when I bought it. Definitely recommend!

Do NOT BUY AVOID AVOID AVOID...

Here is my Testimonial from a linden homes, home owner in the Beckfields estate in Pocklington. I Recently purchased a house from Linden Home/Yorkshire Housing in April 2023 on a shared ownership scheme due to not having a giant budget and this is the best I could afford for my family. I'm saddened to say it's one the worst houses I've ever lived in, it's clear corners were cut, shortcuts taken at every corner, here are some of my faults so far;1. The Patio doors incorrectly fitted, front door botched and badly fitted and the manufacture had to come out and correct this. Before hand wind would blow through the doors and you could see the curtains move.2. Interior doors have holes in them, all the doors are hollow/flimsy and rattle against the frame since they haven't been fitted correctly.3. A faulty electric shower has been installed which has gotten worse over time (who installs an electric shower they are expensive to run).4. The soundproofing is appalling in both impact & airborne noises in my semi-detached house, you can hear cars doors open that are 10 meters away outside the property tap on a window ledge it echos through the entire foundations. I can hear my neighbours talking through the walls, I can hear the neighbours open/close every door, plug something into a socket, even use the WC and they are QUIET neighbours, it's appalling. The section E regarding soundproofing of 45DB airborne and 62db impact may of clearly just snuck through but there is no insulation to brace any realistic Airborne or Impact noises.5. Front door has been incorrectly fitted, weather strips botched just slapped on, cut in half or not fully fitted.6. Nails clearly left in the interior door frames and I have a child running around the house, luckily this has been sorted.7. Holes not patched up as there are still clear holes in the property where filler has not been applied.8. The property does get cold pretty quickly, even though the property is meant to have a B rating for keeping heat, yeah right, the walls are hollow, no insulation. 9. The soil in the garden was full of building materials, bricks, cables, glass, scrap of metal, lighters and this was only 10cm deep as I was preparing the foundations of my shed.10. Constant mould on the window/patio frames which have ventilation still they are mouldy and need regular checking.11. A flag was cracked upon moving in which they tried to wriggle out from accepting responsibility. 12. Sink taps in the kitchen loosely fitted and leaked. Luckily this was easily fixed.I'm only 9 months into this house and it's brand new. If I could say anything to someone looking at a Linden home, don't get a semi-detatched you will be conned, my neighbour in a detached is having similar issues just the sound proofing is better.Linden Homes I don't feel save and secure in my own home, I'm having anxiety attacks of what else will go wrong, I hate that my child cant play with her toys as it echos through-out the house, I hate living here. Thank you, you've turned a dream of becoming an home owner into a living nightmare, thank you so much.

Would definitely buy Bovis/Vistry Again

We bought our home in October 2022and can’t quite believe some of the reviews. We reserved in May had the most amazing point of contact Flip who guided us through step by step she was even brilliant after we completed. Marius our site manager whilst he was still here was incredibly good at getting our snagging sorted for us, we had relatively few issues (most were decorative) and was all signed off by Christmas. Before we moved in we had an independent snagger (a must for any new build purchase) he told us it was well built but the decor on the top floor was rushed- this was all addressed as part of snagging. I have had to speak with the customer service team about a couple of bits and so far they have been very good shout out especially to Charlie and Toni. Both have been very customer driven which is refreshing, especially Toni who kept me updated regularly and showed great empathy- really impressed! Based on our experience so far I would definitely buy Bovis/Vistry again!

AVOID AT ALL COST

If I knew then what I know now I would’ve looked more in detail! What a nightmare! The sales woman that is actually a Bovis Home sale woman was the rudest person I came across especially when it comes to an almost £400 000 sale. I have been shouted at, ignored, telling me that my complaint is not an emergency, although I had not Hot water because of a contractor Linden supplied! I moved in March 2023 and only had two rooms in the house to use as Linden contractors went through a pipe and the whole house was full of mould and only did I have my full house the end of November. What did they give me, a £100 voucher for my inconvenience. The kitchen flooded and half the cupboards are ruined and every time I make a complaint I get ignored. This is now almost end of January and till today I did not have a follow up from the Company to see if everything is done. My paint are coming off all over the house and my kitchen is disgraceful! I have 3 cupboards and one drawer. This is 3 floor townhouse! Imagine a family of 4 living in this house with 3 cupboards and one drawer in the kitchen! And I paid extra for the kitchen! Listen if you want to save yourself some agony, avoid Linden Homes at all cost! They promise you the world till they have their money and then you are absolute! The house next to me are still open and if I get a whiff of a potential buyer I will tell them to avoid at all costs! I will make it unbelievably difficult for Linden to sell the remaining properties until I am classified as a proper buyer!

DON'T buy a property from Linden Homes!!!! I was warned about buying from them before purchasing mine. The quality of the house is horrific, the sheer level of noise I can hear from from my neighbours is unbelievable, there is no sound insulation at all I know that from taking a wall down and investigating myself. You can hear neighbours talking, tv, etc it's incredible.

Worst nightmare

If I could give them zero I would. The most discusting deceitful company! Drag you through hell then push you down further. House is now lower in value because they installed a dog waste bin outside out home without ever mentioning there was one near our home. They don't want to help and pass the blame continuously you go round in circles. Do not buy thier homes!

AVOID!!

I wish so much that I read these reviews before I purchased a property with Linden Homes. I’m not even exaggerating when I say it has partly ruined my life. It has been nothing but issues since the day I moved in. Endless snags that weren’t completed and zero communication from the customer service team. Everything from radiators not working, leaks, my bathroom being ripped out, insane noise issues from the floors above, things been installed incorrectly which cause breaks in the future. They took my money and waited for me to do my survey and then it’s like you don’t even exist anymore. They have also been paying other people in my building £100 to fill in their survey but refuse to offer me compensation for issues I have had! They are money grabbers! They need to be held accountable for ripping their customers off. Please please please avoid this company and save yourself the stress! I wish I did.

Very disappointed with poor standards of building and service

I purchased a 4-bedroom show home in Shinfield Meadows. Despite assurances from the sales team to address the snag list before my move-in, they not only failed to fix the issues but also removed my bath screen to fix in another house they need to urgently sell then replaced with an inconvenient one when I complained. They provided a 4-burner hob instead of the advertised 5-burner, and after cutting and replacing the granite, I discovered a cracked tile. Despite my complaints about the sinking bath, their area manager insisted it was fine, only for it to fall later, causing water damage. A plumber who came was shocked and said bath were never fixed and then he fixed the bath but never returned for grouting. They neglected water damage repairs and ignored other issues like moving tiles, a shaky front door frame, and poorly installed kitchen cupboards. Attempts to address these problems have been met with unfulfilled promises, taking annual leave to be disappointed with no show, leading to a frustrating five-year ordeal without resolution.

Avoid, avoid, avoid. Really shoddy workmanship, eg wiring downstairs heating to the upstairs and vice versa; balcony needing replacing because they didn't fit the seals properly; kitchen wired up incorrectly. The list can go on and on. Plus they have an incorrect email address on their website to contact them. I wonder why? Had to get NHBC to make them do all the work.

Love our home

We brought a fletcher linden home at falfield grange the site was finished this was the last house pretty much ready to go. Sales team were brilliant always had someone to get in contract with. (Becci was fantastic) We have had a few snags since moving in which is to be expected from a new home. We did have a leak from the hot water tank which we were not impressed with but things happen. The customer service team were brilliant got someone out straight away, Hayley, Shaunagh & April such lovely people friendly on the phone really understand where your coming from, they have made sure someone has booked work in to sort the snags straight away so we can not complain at that. David the site manager who came down from the brockworth site to help sort some snags has been fantastic, always in contact with me checking things have been sorted. We love the small housing estate we live on the views are fantastic. The size of the house we got we paid a very good price for it considering what else is around. The only negative review I would give is the garden not being very level and bumpy, patio slabs very basic only a few put down.

Selling the negatives

I went to view the Heath Farm properties in Partington. Firstly about 6/7 of the houses all had scaffolding on the fake chimneys on the roofs, when querying this as it doesn’t look good the sales rep said ‘I don’t know I’m here on my own, probably the wind’ - so houses are falling down and you have nothing to say about it. Secondly I wasn’t told any positives at all just that the house will be more expensive than the last phase and you don’t get flooring, white goods or turf, just mud in your back garden and apparently this is normal 🤣 I been to hundreds of new build sites and not one of them didn’t include grass - very bizzare. Show home was freezing and had poor work finishing. The whole thing was strange; no price list at all and no idea what it could be but ready to reserve Feb and asked if I had a deposit? A deposit based off what figure? Also advised people were on a ‘waiting list’ but they did not have to do anything to be on this. All negative and no positive, seems like you can’t give your money away these day. Poor poor experience. Perhaps get sales reps that actually want to sell property.

The Gateway Bexhill-On-Sea

The gateway is a very nice development in a lovely location in Bexhill-On-Sea.I purchased a two bedroom terraced house and had excellent help throughout the process from Jeremy and the other staff. I am very happy with the house, it is a lovely space and seems well built.Bovis has been extremely accommodating throughout the purchasing process. Five stars from me.

You will realise snag list is so high once you bought the house and they would not rectify them

I bought a 4bed show home in shinfield Medows in 2018. When I first got the keys , I realised bath shower curtain is missing. They have taken it to fix it to different house. There was a big snag list including tiles not fixed properly, bath, door frames, kitchen cupboards wrongly fit. You wouldn’t believe how bad the house was. I was waiting for so long them to rectify it. Time to time someone come and they would say they have brought the wrong door or it is a too much of big job. They have to come again. Still they have not rectified anything in to 5 years from buying the house. They will only be nice till you buy the house.

terrible sales and awful after sale experience

They give no update to you about the sales process and then at the last minute they give you a final completion date and ask you to release the money. They do not think about all the prep work you have to do with bank and moving company etc.The sales people lie to your face, one day they say they would cover the flooring, after you give the offer and start the process they say "no all of these are extra you have to pay separately".After sale services, especially the call center is terrible. They even do not have a system of logging the cases and following them up. You will not be given a case number, just an emailbox where you keep sending mails. Expect an average of 6 to 9 months for any issues to be resolved. I would give them zero stars if that was an option.

Not happy

I have been in talks with Bovis for months now regarding the horrific quality of our kitchen. The doors don’t shut properly, a (heavy) drawer front has come off (falling onto my 2 year old daughters head as it did) and it cannot withstand normal family life. It already needs replacing after 1 year and Bovis are not offering an agreeable solution, instead they’re trying to plaster over the problem until our warranty runs out and are trying to gaslight me by not listening to the actual problems when I explain. I would like this sorted asap as we paid a premium price for our property.

Be aware. Read small print. My wife and i put a deposit of £99. Down on a house. Thought that was the one for us. But didnt no less then 24hrs,we changed our minds, that was a month ago, just found out, they dont give refunds only on a £1000 a £100 isent much to them with cost of living you would think as a good conpany they would give you your money back. So make sure you dont hand, a deposit over unless you are a 100% sure. Your lose it descusting. These companys take it very qwick thoe. Thanks Lindin Mark Jordan.
