TrustpilotUNTRUSTWORTHY
Linden are building a new estate in Thurston, Suffolk. They have Outline planning permission for up to 200 homes on the site. Their detailed application has now shown that 191 houses will be squeezed in to 2/3 if the site and they will then apply for further housing ( making it more like 300) on the site. They are abusing their power and planners seem incapable of stopping them.

TrustpilotLinden homes are an absolute disgrace
Linden homes have been terrible. I bought a house in December and have had zero defects resolved. Linden were bought out and I have had to tell 3 different teams my issues because no one seems to log anything. No other business unit seems to have been told they are taking over and no one from Linden has told any residents what is happening. Communication is shocking. I am livid that nothing has been sorted and have raised a claim with NHBC to have my issues resolved. They havent even responded to NHBC.

TrustpilotDo not buy from Linden homes
We have bought a new home. We have been in the home for nearly a year with no parking! And now we have had a leak in both bathrooms coming through the ceiling. Before you complete your survey they will bend over backwards to help you but once the defects are signed off you are in trouble! We also have no direct access to our front door making our future plans of having a baby on hold in this what was meant to be a family home!

TrustpilotDo not use their financial services
Do not use their financial services, source financial products through an IFA....They will ask and pester you to fill out a survey my advice here is simply wait. Wait until all snags have been fixed correctly and then review the whole experience from start to finish. My experience is that you'll provide a more accurate response.Note of caution Linden will contract out maintenance of the development where you brand new house is being built, in my case its a absolute con very expensive for little in return. Linden take an age to sign over the development too, this stops you and fellow residents form forming you own management committee and kicking out the incumbent company which I won’t name just in case.

TrustpilotLinden Homes promise is not their…
Linden Homes promise is not their word!!Living on the boundary of the new Kilnhurst Gardens development, we were told at the planning consultation stage that the residents who's properties backed on to the development, would have a fence erected along the boundary for privacy. At the beginning we were told a fence would definitely be erected and we were sent a letter to confirm this.During the final stages of development, contact was made with the site manager (December time) and was told a fence would be erected after Christmas. Fast forward to completion of the development and no fence has been installed!!Contact was made twice to no avail, they had no intention of putting up a boundary fence, just kept local residents sweet before development started to help with planning approval!!Some of the residents put up new fences paid for out of their own pockets and after speaking to the local councillor, we found out Linden Homes did not erect fences promised by them because some of the residents had erected their own fences so no longer would be erecting a fence at the end of our garden!!In this day and age a company like Linden Homes should not be getting away with work they promise to do and not follow through!! After reading many of the reviews about this company, I hope they hold their heads down in shame!! All this company portrays to me is lies and profit before customer satisfaction!!If I was the CEO of this company, I would straight away want to turn negative feed back into positive feed back!!Thank you Linden Homes for not erecting a fence at the end of my garden, I love the fact I have people looking into my back garden now and headlamps shining through my windows at night!!!

0 stars for this s*** of the earth. Still waiting for customer services to get back with several issues after months of negligence. They are a real waste of money and resources. Their contractors are all dodgy like them doing half con jobs. Simple advise. Don't buy from them unless you want to waste your money and lose your mind chasing them up.

This is one of the worst companies I have ever had the experience in dealing with. I was lied to when being sold the property but the sales lady, I had, scratched font door, scratched glass on the back door, the cupboards I requested but never got. Inadequate painting, inadequate shed base and shed, inappropriate fence at the side of my property, leaking roof, leaking heating system, missing bricks at the top of the property.I had to take time off from work unpaid to get the jobs done they never finished. We lost our holiday and flights and no end of stress from them.I’m so disappointed in what we bought and they tried to wriggle out of it in the end so I gave up until now I have this new leak that needs looking into.Linden Homes based in Chelmsford are the worst I have ever dealt with in my life. I invested so much time and money into my house only to have our house go to rack and ruin by shoddy workmanship.

TrustpilotWe purchased a house in Saffron Walden…
We purchased a house in Saffron Walden in Sept 2019 and yes we have had standard snagging issues but also some major issues and the customer service up to MD level has been shocking. The overall attention to detail in the homes is terrible. On completion day we actually raised issues with our carpet and flooring downstairs, we still have not had this rectified and now in an internal battle with them. Our turf was laid and they are quoting its normal....well we followed the maintenance regime and its coming up, bald patches, you sink in it and there are rocks everywhere. Not really the best when you have a 2.5yr old.Our solicitor raised with us that Linden homes tried to resubmit different boundary plans for our property which meant we had some land missing from our plot. So underhanded and their solicitor admitted an admin error.Due to a 10 day response and me chasing this for our formal complaint to the MD, he threw a shocking response to us, backtracked everything that was approved and said it was all normal and customer service were in their target KPI for responding.Once they have your money, the customer care goes our the window.Whilst we love the house and location, I would advise people to think twice before buying and do your own flooring and turf.Throughout the 6 months we have been here, they have ceased working with 3 different contractors which has not helped the situation.

TrustpilotWe purchased a new build property from…LINDEN HOMES
We purchased a new build property from Linden Homes on 20/12/2018. There was no garden / turf at the time due to the time of year although we had paid for this- we understood the reasoning and expected the work to be done around the end of March / early April 2019. To our surprise the work was carried out the day of the first snow in blyth in February 2019. This was done whilst we were at work. We questioned the logic for this but the builder said if there was a problem they would address it, if / when it occurred. The grass at the lower end of the garden did not take as it was subject to excessive flooding. The builder fitted an aco drain (not in the best location) to address flooding on the patio as we would get about 1/4” of standing water we had to go through to get to the back door. The aco sort of fixed the issue but only the patio. The builder put some top soil and seed on the sodden garden area, which in the drier summer months did take, but did not take much rain to make sodden. We proceeded to pick out large stones and half bricks throughout the summer and as soon as the autumn months arrived the garden became a quagmire and the grass died and we have what you see on the photos. It is impossible to walk on the garden and it turns out our garden is the lowest garden and acts as a soak-a-way for everyone else’s garden. We have complained to the builder for the last 12month and they are just not interested. We even said just give us back the money we paid for the garden and we will get a company in, and when I suggested that I would contact Nhbc, they just sarcastically gave me your number. All we want is a garden to enjoy, we moved here from a house with no back garden for that very reason. We have had ground work companies out and they all say we should either dig the garden and build a massive soak-a-way or pave it, all at a costly expense. The garden has not been done properly, not rotavated, stones not removed, very little (if any) top soil, and turf laid directly on to large clods of earth and clay. Other issues include: Poorly fitted kitchen plumbing resulting in requiring a replacement kitchen cupboard.exposed kitchen wiring above kitchen cupboardsLeaking on-suite toilet resulting in replacement flooring and repair to dining room ceilingLeaking showerLoose plumbing in the showerPoorly fitted main bathroom flooring resulting in water damage (linden homes accused us or ‘user error’ due to bathroom flooring getting wet!!!!Our house was one of the last completed, rushed and shoddy workmanship springs to mind.

Customer service is horrible. Forget about getting things sorted with your new house. Site manager and Custom service manager at northstowe are either incompetent or just don't want to help you. Buying a new built from linden is the biggest mistake of my life. Please don't buy from them if you dont want to lose your piece of mind. Don't fall into the trap of the sales team they are all part of it.

TrustpilotSummary of devastation caused by Linden Homes and NHBC (in cahoots)
DON'T BUY LINDEN• Forced out of my house by Linden 19/01/16, never able to go back• Paid more than ~£67k in mortgage payments on an uninhabitable house• Paid £21k so far on rent to live elsewhere• Lived in 4 hotels - Linden stopped reimbursing hotel bill, credit card rose to ~£11k before they reinstated reimbursement under pressure. They threatened 3 times then acted on the threat• Linden's lawyers served me Eviction papers from first rental property even tho they had changed the locks to my house & admitted I couldn't move back in as it was contaminated, effectively trying to throw me out onto the streets• Aug 2016 Linden walked away with my keys with their lawyer writing that their client was only fixing my house as a 'gesture of goodwill' and were no longer prepared to• I moved rentals again, NHBC stopped reimbursing rent, served Eviction papers again this time by landlord • Had to clear arrears of thousands of pounds to landlord because she threatened to sue me & put a charge over my house so I moved again• Since April 2018 paying mortgage plus rent, 2 lots of council tax, 2 lots of utility bills, 2 lots of Insurance policies• Taken to court 2 years running by Fareham Borough council for non payment of council tax on my uninhabitable house when I was paying council tax on rental. Lost case because they said house registered in my name so liable - had to sell off personal possessions & furniture to clear a debt that shouldn't even be mine. Sold £927 of new furniture I'd bought for my house & personal effects• Signed off work sick since Feb 2016 when Linden Homes & NHBC caused me to have a breakdown• Lost my holiday home/retirement property abroad because the money I was using to pay the mortgage on that I'm having to use to pay rent in the UK & I bought that in 2012, long before Linden entered my life & ripped it apart. I was devastated by that & now have zero retirement plan• I'm hundreds of thousands of pounds out of pocket & my life savings (which were saved for my pension) have nearly gone since sick pay alone isn't enough to pay a mortgage & rent• All this after having already moved out into a pub room for them to fix more than 160 snags in Dec 2015 but still had to come back 5 months later to fix more. Entire house had to be redecorated• I've packed/unpacked 10 times in 3 years (I've been in 3rd rental for 18 months so far)• As a result of all the heavy lifting & living out of boxes I've damaged my back, had an MRI scan & in constant pain• My health is through the floor, both mental & physical•When it started, I never believed that 4.5 years later I'd still be fighting• Taken by ambulance to A&E after 5 paramedics were in attendance for a suspected heart attack • I'm on medication & in counselling • My life feels as good as over. I've had no life for 4.5 years. I don't "live" I just "exist" from one day to the next• Counsellor calls it "functioning" & says my life is "empty"• Totally lost my identity since losing my career - I was ranked a high achiever• Antidepressants side effects are awful, I'm an insomniac at night then sleep most of the day, mostly getting up early to mid afternoon then often take another nap 3 hours or so after I'm up because I feel sluggish, foggy headed & weak• I now suffer with RLS (Restless Leg Syndrome) from spending too long in bed & the pains in my legs wakes me• I suffer horrendous head pains/migraines & I'm under the care of a Neurologist whose confirmed stress• My parents are 85 & 86 & the prolonged stress has made them both ill & they both had to go onto antidepressants because of Linden & NHBC • My 2 brothers who live in Spain had to step in/ take over when I cracked up & the stress has taken its toll on them tooWhat Linden & NHBC have done is criminal. They should do jail time for itNot only cruel but totally inhumane. You'd have to have sight of 4.5 years of correspondence to believe the gross bullying I've endured from both of them & their lawyers.

Whiterock Paignton plot 108..... If I could give these guys any more stars then I would they deserve the credit. I have always been cautious about new builds with the horror stories that you hear. I cannot rate these guys enough. Sharon in the office was so helpful and then there was Mike and his team who went above and beyond. The house itself is everything we wanted no snags or any issues. I would recommend these new builds to anyone ⭐️⭐️⭐️⭐️⭐️ #whiterockisthebest

Mouldy houses which have made my furniture mouldy wouldn't replace it, fans that are so loud it's like sleeping on a runway, awful customer service so rude and unwilling to help or even listen.

TrustpilotLiars and con men
We reserved our home after seeing it built and the large from garden, after reserving and organising our mortgage, Linden changed the boundary, to which we said we no longer wanted to proceed. They offered us £5k in compensation so we changed our minds. This was just a big fat lie to get us to buy. We never received this money and now they say it wasn’t agreed!! They just tell lies to sell houses. Disgusting behaviour, crooks and cheats. Stay away!!

TrustpilotWhere to even start
Where to even start! Do not believe a word that comes from anyone's mouths at linden homes !! You would think our house had been built by a child (infact I think a child could have done a better job) Brickwork all over the place, bricks hanging out from the walls, not level, chipped bricks etc.. they came to fix these but as you can only imagine it looks even worse than what it did before! We've had a handful of brick workers come and price up re doing the majority of the side of our house and each one can not believe what a mess it has been left in. One of the brick layers broke into our shed to use our hose pipe and broke it, the people who jet wash the houses down smashed into our house and my car. If I hadn't of noticed all the scratches down the side of my car (that they had try to polish to cover up any damage they had done, and pointed the corner of the brickwork whilst we were out) we wouldn't have known this had all happened whilst we were at work!!! Our garden is an absolute bog all our grass has gone and is thick mud and puddles, we've been promised a drain for the last 2 months! oh, guess what! We're still ringing to chase them up every day to come and fit a drain in. There's so much more I could list here but honestly the stress and upset linden homes have caused to my family has been one of the most traumatic, upsetting and emotional times of my life. If you want an everyday battle to get the home you wanted (the show home or the one that looks great on the plans, the dream home you really wanted) then these are your people. If I could take back buying a house from linden homes I would do it in a second!

TrustpilotI am currently 4 months late waiting…
I am currently 4 months late waiting for Linden Homes to get their act together for a handover of my new build, shared ownership house in Swindon. Handover was meant to be 27th September and whilst I appreciate it may have been flexible, 16 weeks later is a joke!!!! I am currently sleeping on a sofa, and my 2 x kids are having to share a single bed at my mums, and all because Linden didn’t do what they initially should have done in the build. They are now digging their heels to submit the new plans and do not give a dam that I am technically homeless!!!!!Trevor Wicks (MD) initially was responding to my emails, but once I had asked him if he felt it was acceptable to leave us homeless over Christmas, funnily enough he hasn’t responded since - THE COMPANY IS AN ABSOLUTE JOKE !!!!!!!!!!!!! And unfortunately I quite clearly am not the only person who thinks so!!!!

TrustpilotBe very careful
Be very careful if dealing with this company. They offered us financial incentives on a new house amounting to £23,000 which lulled us in. We had Council searches done and surveys done and were exchanging contracts within 8 weeks only for the MD to remove all the financial incentives at the last minute. My advice to you is if you have to deal with this company then make sure it is written into the small print on your reservation agreement that the financial incentives they offer cannot be withdrawn. Otherwise don’t sign it.They also asked for a deposit of £1000 to reserve and have kept £500 for their admin costs!!! Disgraceful!

TrustpilotBought a Linden Home back in 1999 and…
Bought a Linden Home back in 1999 and with no exaggeration had a snag list of 321 items. First they were building without looking at plans and front of house did not include the bay window. Concrete roof ridge tiles fell of and they just re cemented, after checking with NHBC was advised all roof tiles fitted with too short nails so complete roof had to be taken off and re nailed. There was terrible banding of the brickwork so they had to be cosmetically painted to conform. Kitchen thrown together (a 10 year old could have made a better job) Many other issues too many to mention. Bottom line avoid Linden Homes unless you like a massive challenge to get some sense of value for money.

TrustpilotThe perils of Part Ex
Be aware if you are going down the part ex route. You can waste 3 months and approx. £2k before they decide they have changed their minds. The ladies in the show room were very helpful, alas the people behind them are more than happy to mess you around (and let you waste your money). Bitterly disappointed with this company. If they do not want to offer Part ex, they should not advertise it (or if they only want to deal with houses less than 10 years old, they should say so)
