Despite what your selling agent & property solicitors say about Highways and Council eventual commonland & highways adoption, insist prior to purchase there is a fixed date in writing of all commonland and highways passed for adoption by Linden Homes to relevant Authority.Linden Homes must apply for adoption and similar to other builders do not. You'll pay council tax and service charges indefinitely, if you do not remove the TP1 clause from your freehold sales deed is not resolved, either by RTM right to manage or outright change with HM Land Registry.

Oak Farm Meadow, Linden Homes.We have bought a house here. We very nearly bought one at a different company and we're very glad we changed to Linden Homes. The sales executive Nikki, is incredibly knowledgeable, there is nothing she was unable to answer for us (and we ask a lot of questions repeatedly!) She has been incredibly patient and has gone the extra mile many times during the process of our purchase. She has held our hand through the nervous parts whilst exchanging and has gone out of her way to ensure we are happy with our purchase and everything is perfect. This is a sales lady who really does care and guide all the way, she genuinely cares that all is as it should be for her clients. Added to this is Paul, the site manager. He is an award winning site manager!! He also guides clients through the entire process, answering any and all questions patiently and knowledgeably. Every person we have met on site has been helpful and courteous. The plot itself is beautiful and the room sizes of the houses are generous. Our house is finished to a brilliant spec, we're so very happy with our move and love our house. There were some tricky sales moments and some nail biting bank and solicitor moments that I don't think we could have survived without such incredible support from the team at Oak Farm Meadow, Linden Homes. They are responsive and brilliant with fixing any snags but due to their attention to detail there were very few to fix. This, I hear from other new build buyers, is unheard of. 9 pages of snags, varying in seriousness, after a dipstick manager tried to put up barriers we went above him and have resolved all snags.5 star builder is false.If you're happy to have an constant stream of workmen coming in, having to stop in for them over 4 to 6 months, often leaving the "fault" worse than before, then go ahead.Sloppy workmanship is normal, sometimes safety critical negligence.

Avoid this builder I’ve had nothing but problems I wish I was able to post photos of the problems as I’m sure you would avoid buying a property. It started November 2021 I had a leak from a pipe in my living room I left a key with the site manager for them to find the leak oh my days when I got home I had 5 holes which were larger than a spot light , I then found as I went up to my bedroom that my foot sank into a hole and that my carpet had been lifted up to create this hole. The holes in the ceiling. Im still waiting for my carpet to be put back down and I ended up painting my living room ceiling as I’m fed up of waiting. I also have a large crack from ceiling to floor that when you press it your finger goes through but I have been told that it’s up to me to correct this. I had to send a message through Instagram as when I sent emails no one would get back to me, they finally got back to me but after emails back and forth and being fobbed I’m still waiting so I decided to put a review on here I’ve had new houses before and been so happy with them but this builder needs striking off I have so many problems I’ve not listed them all PLEASE AVOID

Linden homes should be your last resort. Never go to them unless you have no other options left. They are arrogant, don’t really care about you as a customer. I am a first time buyer looking to purchase a new build in Gloucester. I have approached Linden homes in Quedgeley requesting viewing a Pembroke show home. They have confirmed the appointment at 4pm on Sunday 26/06/2022 at Bishopscleeve. Went there with my family, waited for 15minutes, no show! Called the lady at Linden Sales team who arranged the appointment, she gave me a number to call. Repeatedly called the number, no answer. Called the lady back, she asked me to wait for another 10 minutes, it seems she sent an email requesting someone to call me. No one called even after 30 minutes!! At the end the sales executive being honest with me said that she did not confirm with Bishopscleeve sales team executive. I left the show home address wasting my Sunday afternoon having to drive 1 hour 20minutes! No apology, no follow up! It seems they don’t really care!

Pls avoid.....In general, very bad sale service delivered, rude and never follow up even they attended meeting and draft something. When the cilent advised there was some points missing, they would just simply ignore. Besides, provided wrong information of material of roof and luckily after several clarification, finally got it right. Can you imagine the consequence if there is any claims of providing wrong info when insuring home insurance ? Linden Home just simply does not care.Furthermore, it takes so much effort to fix defects.....Until now it is still struggling for more than 1 month after completion..... What should we say?

So nearly 3 years in and with the communal area still not finished the snagging has begun on my home. So far I have water coming through my ceiling in 4 different places which I reported 4 months ago which hasn’t been fixed. Completely new en-suite had to be fitted. Replacement Bath and shower fitted in Bathroom. All 3 toilets leaking and flushes not working. Flooring downstairs to be replaced. Floorboards upstairs to be lifted and refitted. French patio doors to be removed and refitted. Driveway subsiding in places and needed relaying. Patio subsiding as laid incorrectly. Ceilings downstairs to be skimmed and repainted along with all the skirting boards which weren’t primed. Front door threshold to be replaced. Hot water tank leaking and thermostat fallen off the wall.Lead flashing to be replaced on garage roof.drainage stinks. Cracked slabs leading to front door. Kitchen units peeling. 2 radiators hanging off the wall. 200 emails sent. Please please be aware. THIS IS NOT SNAGGING, ITS DEFECTIVE WORKMANSHIP, THERES A DIFFERENCE. Don’t be taken in by some dubious 5 star reviews naming individual staff (I think we can guess where they came from) BE CAREFUL. 78% of reviewers won’t be wrong!!! Please check The Daily mail, The Sun, Surrey Live for reports online and see for yourself.

Completed in September 2020, shower started running through the ceiling. Took months to get sorted. Happened again. I've now got actual mushrooms spouting from the soaked skirting boards. The shower tray is on a slope. Apparently there's nothing wrong with it though. Plus the hellish smell coming from the bathroom. Not lindens problem apparently. I even bothering with their complaints procedure anymore, I'm going straight to a solicitor.

My daughter and her husband bought a linden homes house just over two years ago. They have had numerous problems including having to have a whole wall replastered because the finish was shocking. Now they have water coming through the ceiling of the downstairs toilet and have been told the house is out of warranty so it's not their problem. Don't ever but a Lindens property.

Poor service. We moved to our new build in July 2018 after just giving birth and 3 years later, our kitchen is still not completed. We have constantly asked the team when this is being completed and we have people come out to finish the kitchen, but they turn up with the wrong materials and say it is a 2-3 man job that will take majority of the day - rather than a quick job they were made to believe.Longacre Basingstoke cannot hold a site manager and the staff rotation is awful. No wonder there has been no consistency with our experience. Fed up, and just want a finished kitchen.

What a great experience I have had with Linden Homes! From when I first reserved in February 2022 at Walton Peaks, Chesterfield, to moving in on 1st April (the house was already built and nearly finished) the whole thing has been a great, smooth and pleasant journey. David in the Sales Office was constantly in touch with me before I moved in, and has been ever since, just to check that everything is okay. This really does make the world of difference. Yes, there have been a few snags (same as any new house) but nearly all these were rectified in the first month. Nothing is too much trouble and I would highly recommend them. The quality of the workmanship is great (had a new build before and although a much higher value house with higher quality kitchen etc, the workmanship there was very poor and shoddy - so consequently, I knew what to look for in terms of poor workmanship and finishing - AND I'm rather picky!!!) Well done guys, you've certainly got everything right!

I had an extremely good experience. Everything I’d imagined become reality when I bought the house at Linden homes Redcar. From day one the sales adviser Ben and Jack were fantastic. It was a pleasure to deal with them. They show a level of care for the customers. As I was a first-time buyer Ben guided me and kept informing me, so everything went through very smoothly and easily. They talked to me through everything about anything going on here. When I moved here the site managers Kevin and Carl asked if I need anything and if everything is ok, and if I asked them about anything they sorted it out. Although it’s still under construction, they are doing well and keeping it clean. I like the yellow and red houses and the road around them is very nicely paved. My house is a good size and has a good size garden. It’s conveniently designed with a parking space for two cars. I love the whole site and my neighbor. I can’t believe that I live in such a beautiful house. I would recommend moving here for both the standard of the home and value for money.Gosia
