Robert Perry, Coral Manning and Jo North, with whom in particular we've had dealings, have been helpful as the interface between us as landlords and our tenant. Robert is diplomatic in emphasising joint responsibilities for keeping the property in good order, acting promptly to ensure that jobs are done, Coral is extremely proactive in her dealings with the tenant and Jo is very friendly and responsive to our queries. Good service overall!

Letting department will let you down. My experience was stressful, and they added no end of awful to my move. They lie to make a buck. Never again will touch them.

Google100% recommend this company and Jo North who was so efficient, friendly and a font of advice with my endless questions. Been seriously looking for over a year now for what I need and when I spotted it as a Premium Listing on Rightmove late on a Thursday, Jo got me a viewing not even 24 hours later and by the time the weekend was over I had been accepted and approved via the digital reference system they use on Rightmove. It was so easy to use even for an older person like me.

All the team were always available to answer my questions and chase enquires when they arose often working outside their normal working hours The service they and their colleagues provided is second to none and been a family run business they are more than happy to go the extra mile that is often needed in the up and down world of selling a home. Jo kept us updated all the time and worked hard to progress our sale and purchase which wasn’t straightforward at all. GoogleDelighted with our experience of Lamb & Co. Their communication was spot on, always keeping us informed during our house sale. So friendly and helpful and we never felt like we couldn't email and ask questions. Replies were always super fast and anything we didn't understand was explained fully. We wouldn't hesitate to recommend them. Thanks in particular to Jo who was amazing throughout.

The whole team at Lamb & Co were truly amazing. Stand outs were Tony, Scott & especially Jo. Everyone was so helpful and pushed & pushed to get our purchase through. GoogleLamb & Co were exceptional in our process. They were not our estate agent, rather the agent acting for our onward purchase, a process that unfortunately became very difficult due to problems with properties and erratic buyers further back in the chain. Jo at L&Co sales progressions was tireless in her efforts to keep the process on track, of all the professionals involved in our transaction Jo's advice was the advice we looked for first and valued the most, even when it was not what we wanted too hear. Thanks to all, especially Jo. Would recommend.

GoogleMum has been with lamb&co years. End of last year after 20+ years where mum had been renting was being sold at the same time mum had just been given news of poor health. As a family we were worried about what was going to happen, we needn’t had worried. Lamb&co stepped in and took over our worries, they found mum a new place to rent at an excellent price, with an exceptionally great landlord. At the heart of all this is Rob Perry. He has been excellent, with constant emails from me about things he has always replied quickly and efficiently. The kindness and professionalism he has shown mum is beyond words. I am so glad mum has got this company looking after her, I have not heard of another estate agent looking after their clients as kindly as this one. We as a family are very grateful to all of them, especially Rob.

GoogleLamb and Co just wow!! They are the Michelin star chefs if that was possible with an estate agents now let me tell you why.. We first had a viewing with Bethany professional honest and just an amazing person we loved the house then viewed the same exact house just two doors down with another estate agents this house was empty rather than the house Bethany showed and was so disappointed with the sales guy so we chose the house Bethany showed us purely because she was transparent honest answered all questions if she didn’t know the answer we would get an answer then and there honestly can’t wait to sell this house in 10 years if this is the service lamb and co provide , thank you so much Bethany for the house viewing We then had a blimp the previous owners had a shared ownership home (we didn’t know this as we were buying the full 100%) which means our solicitor would charge us an extra £500 I was not happy with this and as you do went on a rant to lamb and co within 45 minutes I had Jordan call me to listen to the rant (went on for about 10 minutes) then told me our sellers will go 50/50 with us - this again was amazing I complained and within 45minutes it was already sorted I felt heard and understood but also instantly a problem solved , so thank you Jordan and apologies for the rant Now lastly and estate agents selling on the sellers behalf would normally like to have the sellers back rather than the buyers but I did not feel like this Jo miller .. I honestly had the worst solicitor going I got no updates no responses and Jo updated me every other day even on her days of she went above and beyond to help me with every question chased my own solicitor for me she was my right hand lady every-time I wanted to give up she gave me hope and made the impossible possible so thank you so much Jo If you are wondering whether to use Lamb and Co whether that’s selling renting or buying the answer is it will be the best thing you could possibly do I have no faults no bad experiences and honestly will now only use them and I’ll shout that from the rooftops thank you team lamb and co 🎉

Great service from the whole letting team at Lamb & Co, from start to finish they have been very efficient and our flat was marketed the same day, then a viewing the very next day and a tenant signed up. Robert Perry has overseen the process with the contract side of things now performed electronically, we have been extremely impressed. No hesitation to use again and thoroughly recommend to other landlords.

Everyone from start to finish was really helpful and friendly. Any question I had was answered and any query/issue was sorted very promptly. Jo kept me up to date with everything as the process went along, phone calls and emails to keep me in the loop. She made the whole process a lot less daunting as a first time buyer which was amazing. Would definitely recommend.

GoogleI don’t feel Lamb & Co Clacton Lettings vet their tenants for antisocial behaviour. I’m living on the same road as a tenant of theirs, who is causing awful noise disturbances, yet Lamb & Co say they can’t help me. Appalling service as a Landlord, I wouldn’t use them as a guardian of my property, as I would not trust who they rent out to.
