Robert Perry, Coral Manning and Jo North, with whom in particular we've had dealings, have been helpful as the interface between us as landlords and our tenant. Robert is diplomatic in emphasising joint responsibilities for keeping the property in good order, acting promptly to ensure that jobs are done, Coral is extremely proactive in her dealings with the tenant and Jo is very friendly and responsive to our queries. Good service overall!

Lamb and Co just wow!! They are the Michelin star chefs if that was possible with an estate agents now let me tell you why.. We first had a viewing with Bethany professional honest and just an amazing person we loved the house then viewed the same exact house just two doors down with another estate agents this house was empty rather than the house Bethany showed and was so disappointed with the sales guy so we chose the house Bethany showed us purely because she was transparent honest answered all questions if she didn’t know the answer we would get an answer then and there honestly can’t wait to sell this house in 10 years if this is the service lamb and co provide , thank you so much Bethany for the house viewing We then had a blimp the previous owners had a shared ownership home (we didn’t know this as we were buying the full 100%) which means our solicitor would charge us an extra £500 I was not happy with this and as you do went on a rant to lamb and co within 45 minutes I had Jordan call me to listen to the rant (went on for about 10 minutes) then told me our sellers will go 50/50 with us - this again was amazing I complained and within 45minutes it was already sorted I felt heard and understood but also instantly a problem solved , so thank you Jordan and apologies for the rant Now lastly and estate agents selling on the sellers behalf would normally like to have the sellers back rather than the buyers but I did not feel like this Jo miller .. I honestly had the worst solicitor going I got no updates no responses and Jo updated me every other day even on her days of she went above and beyond to help me with every question chased my own solicitor for me she was my right hand lady every-time I wanted to give up she gave me hope and made the impossible possible so thank you so much Jo If you are wondering whether to use Lamb and Co whether that’s selling renting or buying the answer is it will be the best thing you could possibly do I have no faults no bad experiences and honestly will now only use them and I’ll shout that from the rooftops thank you team lamb and co 🎉

Mum has been with lamb&co years. End of last year after 20+ years where mum had been renting was being sold at the same time mum had just been given news of poor health. As a family we were worried about what was going to happen, we needn’t had worried. Lamb&co stepped in and took over our worries, they found mum a new place to rent at an excellent price, with an exceptionally great landlord. At the heart of all this is Rob Perry. He has been excellent, with constant emails from me about things he has always replied quickly and efficiently. The kindness and professionalism he has shown mum is beyond words. I am so glad mum has got this company looking after her, I have not heard of another estate agent looking after their clients as kindly as this one. We as a family are very grateful to all of them, especially Rob.

We sold and bought our property with Lamb & Co in October and I cannot recommend them enough! The team are amazing! Jordan helped us get our current home to market quickly. We then had the lovely Bethany showing us lots of properties over the space of a couple of days and actually saw our dream home on their IG page! We were shown the property by Tony and instantly fell in love with it! From that point we dealt with Hayley who kept in touch with us each week updating us on the progress going forward, she also kept in contact with our solicitors which made everything much easier! Moving house is meant to be one of the most stressful things to do but this team took away all the stress! There were similar properties up for sale at the same time as ours with other agents and they are still up for sale now! If you want to sell, I would recommend using Lamb & Co!

My husband and I can’t praise Lamb and co enough. When all faith was lost in selling and buying a new house after we had lost several, Lamb and Co went above and beyond to help us find our new dream home. We can’t thank Tony enough for all the help, all the phone calls we placed Into him and his colleague Bethany, helping us and calling us even out of hours to answer issues we had. The help that Tony provided when we lost a house as we had sold, was really uplifting and gave us our hope back. I know that if I ever move again I wont hesitate to place my property for sale with Lamb and Co, there would be no other estate agent I could trust as much as I trust these guys. Asked them to value my house told me 325k other estate agents told me 500k-525k but then the lad who came spent a lot less time than the others didn't ask as many questions and got aggressive with me when I questioned his valuation. Possibly he thought I was vulnerable due to valuation for probate purposes or maybe he's just rubbish at his job. This was the St Osyth branch and a couple of years back but as far as I concerned the company is a cowboy outfit. Response to your response. Didn't market house till this year and sold it for over 500k but unfortunately the chain was broken. If you Google suggested price then you're correct but other agents showed me what was for sale in the area you didn't asked me about the solar panels you didn't and so much more. You used to have lots of branches but now closed says it all.

From the very beginning of the process of buying a BTL property and having a lot of questions, Harry has been beyond helpful even before the property had completed and answered my many questions with knowledge and patience. Lamb & Co were exceptional in our process. They were not our estate agent, rather the agent acting for our onward purchase, a process that unfortunately became very difficult due to problems with properties and erratic buyers further back in the chain. Hayley was great, positive communication and kept in touch regardless….whether there was something to say or not! Stand out during the process. My original experience in selling started with a different agent. In comparison Stoneridge were tardy and dated against Lamb & Co. I was always chasing for feedback and driving the agent and often given incorrect information. It was a breath of fresh air when Lamb & Co started marketing as they were far more pro-active straight away bringing offers to the table, and communicating all activity no matter what. Lamb & Co - Definitely give them a go!

We've just moved into a rental property advertised and managed by Lamb & Co. Having rented for many years, I have to say, Lamb & Co, have been the most efficient and attentive estate agent I've ever dealt with. When I initially rang to enquire about the property, it had just been taken off the market. The conversation could have just ended there, but Harry, seeing the bigger picture, took our details, just in case anything else came up or things fell through with the prospective tenants (which they did). From then on Harry was on it! He got us in to see the property ASAP and when our application was accepted, Harry frequently contacted us, sometimes outside of work hours to ensure, things kept progressing towards our move-in date.Throughout the process, Harry was friendly, very helpful, and went above and beyond for us especially with regards to the inventory which took him a long time to put together as Lamb & Co did not hold the keys to the property when the landlord was away on Holiday. All the little niggles you find when you move into a property, Harry has sorted, quickly and all with a smile! I cannot thank Harry, enough for his professionalism, guiding us through the process, consistently keeping his promises and all his hard work. Coral and her impeccable customer service at the tenancy signing and her sweet little handwritten card deserve an honourable mention also. If these guys are a marker for how the rest of the Lamb & Co team work, then I wouldn't use any other Estate Agent in Clacton on Sea.

Coral made the entire process stress free, she is a pleasure to deal with and no question went unanswered, she was quick and went the extra mile for the situation we found ourselves in. Cannot thank her enough for all the work she put in at the start and then throughout our rental time and even went beyond as we were leaving and come back over at our request.
