We recently purchased a house through Joseph Casson Estate Agency, and all staff members we spoke to were brilliant. Certainly not the best first time dealing with an estate agent. The viewing went good but after that it was totally out of order. My partner and I placed an offer on an amazing property only for the seller to pull out seemingly from the gross miscommunication from this agency. We spent just under £1000 on valuation fees and legal fees and not to mention the emotional connection to this house.

As discussed and confirmed via email several times, the company who were looking to purchase the property on your behalf never confirmed they were happy to proceed with the purchase. As a result the homeowner decided to sell to someone else. Can I please refer you back to your emails - for example Sent: 02 December 2025 09:49 To: caprice**** Subject: ****** (property address) Good morning Caprice and Daniel, Thank you for your message to Gabe. We are also keen to confirm your revisit at **** however the owner is not happy for the viewing to be confirmed until the company who is proposing to purchase the property on your behalf confirms they are happy with the purchase price and therefore are happy to proceed. The company have arranged their own independent valuation of the property which is taking place tomorrow and once/if this comes back at £***** we can then confirm your visit. I will be in contact once we have an update from the company. They should not have charged you or advised you to spend any money - when they, themselves had not confirmed the purchase. We moved to Joseph Casson after having lost a sale through a previous estate agent, we couldn’t have made a better decision. Joe was extremely supportive from the start, happily giving advice even when we hadn’t made the decision to use their services yet. The photos looked excellent and were very professionally done, Joe took into account what we thought were the “best bits” of our house, which I really appreciated. Once listed, our house sold on the first viewing, having been shown by Paris. This was extremely positive and a huge difference from the dozens of showings we had done with our previous agent. Our sale wasn’t a simple one, owing to a language barrier and complications on the legal side of things. It meant that we had far more contact with our estate agent than is typical. At times the transaction was very tense and we leant on the team for much of our information and chasing. Haydon in particular was invaluable, he was professional throughout and phoned/emailed us daily with updates. Haydon was also very good at giving updates to the couple from whom we were buying as they were understandably concerned by the various (and seemingly endless) delays. Joe was knowledgeable and reassuring, bringing a much needed sense of calm to a difficult loss of sale. His entire team were fantastic from the off, very accommodating and quick to respond to calls and enquiries. The team were great at managing our expectations, we had no knowledge of the practicalities of the buying/selling process and their expertise made all the difference. I am confident that our sale/purchase would have gone on far longer without the help of the team at Joseph Casson. I would not hesitate to recommend or use their services again. Thank you so much.

E mailed twice with no response I have give up now. Wouldn’t be at all happy if I was the seller #2... No voicemail was left as I do not have a voicemail set up on my phone , so your information is wrong... I would have expected an email at least. so I stand by my comments. Update... no voicemail was left... 100% i will not remove it as basically you are calling me a liar in longer words. Ethically ... did you ask your client?..... or as you work on a percentage you have a vested interest to sell at the higher price, did you arbitary decide to dismiss? The property is still on the market.... so clearly it is not worth £350K in the current market... and been on for quite sometime... As i still say is not worth £350k and not worth a view at that price. around 300K maybe??

Dear Russ, I’m sorry that you felt the need to leave us a review. I have been provided with a copy of an email chain of a conversation you’ve had with Gabe when you sent your first enquiry and Annabelle left you a voicemail last week when you sent a second. Therefore your review is factually incorrect and I would politely ask you to remove it. I appreciate you are frustrated because we are not prepared to tell you the lowest figure the owner is prepared to accept. As you know we work for the seller and we are trying to generate the best possible price we can for their home. Disclosing their lowest price (of which we are unaware in this case) is in my opinion ethically wrong and not something we would ever do. The property is marketed at £350,000, therefore this is the price we are looking to achieve for our client. I appreciate you’ve said you only wish to view if the owner would consider approx 10% reduction. We wish you all the best with your property search, should you reconsider and wish to view, please let us know. Joe

Cassons were absolutely brilliant with our house sale, they were very professional and friendly giving me updates on viewings and how the sale was going when it sold. 10 out of 10. I spoke to most of the team about different things i wanted to know and they were so helpful but Hayden was second to none, he was fantastic. I would 100% recommend them to anyone. Top marks for this company who sold our late father’s property within the first week. The house was previously on with another agent for over 9 months. This time it was valued appropriately and we received the full asking price. The communication and service we received through to completion was excellent. I would highly recommend engaging in their services, their fee structure is very fair and very different to other agents in the town. Top marks.

Very poor service from top to bottom. After arranging a valuation, receiving an email on the day and replying 12 minutes later (8.12am reply to 8am email) to confirm going ahead at 5pm, was then a no show and only found out they had given the slot to someone else on ringing them. I asked for a complaint for after the very poor service from both this and the manner of the person on the phone, only to find out I had spoken to the MD themselves when I rang. If they can not keep their word at the start of the process and mess you about , I doubt they will ever have your interests at heart so would avoid attempting to sell with this company Edit Based on the owners reply swiflltly trying to shift blame, now added picture evidence as proof. Must have been the other Joe that works there then I guess who answered.....

We've been dealing with the team at Joseph Casson over the last few months whilst buying a property in Somerset. All of the team have been responsive and ultra professional from the first viewings all the way through to completion, they are always happy to help move the process forwards and personal calls to check-in on progress. I would specifically call out Simon who helped us during the buying stage, with excellent local knowledge of the house and area and communicating honestly and openly throughout. Additionally, Haydon has been helping through the completion phase, it has been a complex process and he has remained positive and ensuring good communications between us and the seller and helping move us forward when discussions were ongoing. I found these guys excellent, after feeling let down and mis lead by another estate agent I called Joseph Casson’s Bridgwater office following a recommendation from a friend, it was the best move I made. They were honest and realistic from the word go, got my property sold as promised and I found them extremely flexible. I dealt with Gabriel (Gabe) mostly and found him fantastic!! If I sell again, it will be these lads handling it for me 100%
