In particular, Glen Smith from Watford (WD18 0FQ) branch was excellent from the start helping us to get set up for the process, being very considerate, supportive and accommodating.
Secondly, Jake Forrest from Watford (WD25 9NQ) branch has been brilliant. He has always kept me up to date with progress, deals with everything efficiently and quickly in a positive and friendly manner. Jake has always been able to answer any of my questions and chase up things up immediately. I feel like he goes out of his way to help. There is not a bad word to say about him.

GoogleWe had a house to sell in Hemel Hempstead and had used 2 local Estate Agents in the town who both had good reputations. The first simply wasn't particularly interested and the second just wanted us to keep dropping the price until it would be enough of a bargain to a purchaser.
I know MIke Cole the owner of Imaging Estate Agents Group and his team at Imagine WD25 led by Jason Baker, and although they were out of the area, they gave an honest assessment of the likelihood of a sale.
Jason led the team and was present at a few viewings before handing over to Jake and eventually Chris Mullen who we mostly dealt with. The viewing were always with one of the three, never "weekend" staff so they had a good knowledge of the property and location. They always gave feedback after the viewings and when an acceptable offer was made, they guided the whole process with thorough professionalism and care. Chris in particular was superb in letting us know what was happening every step of the way.
Imagine Estate Agents are really a huge step ahead of their competition in delivering exceptional levels of customer service to their customers and I would have no hesitation in recommend them to everyone I know.

GoogleDo not use Imagine Bushey to manage your property.
Here is an email I sent them when they asked me if I would like to continue using their service:
1) There is very little communication from Imagine for the first few months, then out of nowhere i'm being told my tenant has moved out. There has been seemingly no attempt to stop or reason with the tenant, he has left!
2) Instead of enjoying my holiday in New Zealand, I'm now scared my mortgage is not going to be paid, it takes months for Imagine to find a replacement.
3) When Imagine find a tenant, I am charged a second round of fees. By the end of the 12 months with Imagine I will have spent over £2000 on this management service, this is unacceptable.
4) I have spoken to my tenant directly, who has informed me that there is issues with mould in the living room and burn from the kitchen oven on the surface top. He has spoken to Imagine about these problems, and Imagine has failed to raise the issues with me.
5) I have found out from a family member who I have mail forwarded to that there are overdue and final notice bills from the electricity & gas, water and council. I have already requested Imagine to take care of all the bills for my flat, part of the £2000 managed service I am paying, but they have failed to take care of them promptly.
6) When the previous tenant leaves the property in a state that one Imagine agent calls 'smelly and messy', Imagine continue to have viewings on the property! I suggest the place is cleaned professionally, which in turn, the cost is passed to me, instead of the tenant who created the mess. Unbelievable! I finally fight for a 50/50 share of the cost with the tenant.
And then I have an email asking why I am not going to use Imagine.. 'we cannot see any problems that have occurred'.

Dear Phil,
I'm sorry you feel as you do. We did respond to the issues you raised immediately when they occurred, but that was a while back now - I'm not sure why you have decided to post this some 5 months later.
Of those issues, most are not factually correct at all. Notably at no point were you not receiving rent and needing to be scared about mortgage payments because we had managed the tenant to be responsible for all costs until a new tenant was found / or his term was up, whichever was sooner.
The tenant hadn't advised us of any issues with the property whatsoever.
You were not liable for any extra fees for finding a new tenants that you wouldn't have been with any other agent and our fees for managing the property were nowhere near £2000.
As such your review is difficult to accept as a fair reflection of events when most of the points are plain wrong.
However, that is not to say there weren't a couple of issues you raised we could have sharpened up on. I'd be happy for you to contact me directly and take your views on board for any areas we can improve on going forward.

GoogleDealt with Imagine branch WD25 in particular Tej Panesar, excellent communication from start to finish even went above and beyond to secure a the sale for us.
She went out of her way to make sure everyone in the chain was on the same wave length, definitely put in the extra hours to secure the sale and keep all customers happy.
Sold the house through another agent but it was Tej doing all the ringing around making sure everybody was updated weekly.

GoogleWords cannot express my gratitude to Aaron and Tej for their help and understanding in selling my late aunt's retirement. I knew this was a niche market and could prove difficult but Imagine knew exactly where to market this and we had 11 viewings within 2 weeks and a firm offer within a month. They immediately identified how distressing this was for me and handled everything in a professional but sensitive way keeping me informed at all times. GoogleI have no qualms in pointing out when things are; incorrect, over-priced or where service is sub standard. So it is fair to do the same when things are the opposite.
Josh on the lettings side is "extremely" good and an a real asset to Imagine and the WD25 office. He is patient, has a "nothing is too much trouble" attitude, is knowledgeable and always maintains a high level of professionalism...he follows through on absolutely everything. Something that sadly cannot be said of the other branches all the time.
It is no understatement to say that whilst Imagine are by far from being truly competitive on all areas, it is Josh (and indeed Aaron and Tej) at the WD25 office that have kept me with them.
My existing agent who is cheaper in all respects and in some cases does not charge at all for services and with whom I have dealt with in other areas of London for many years has now branched out services in to the Watford area BUT I will, certainly for the moment, be sticking with Josh at Imagine.
Lastly I have to add that continuity is key and I always know where I am with Josh on lettings and on the sales side both Aaron and Tej.

GoogleSingle worst experience of an estate agent ever. Unqualified, rude, inexperienced and lacking in all customer service. Perfect example that anyone can open an estate agency with little or no knowledge.
Jason Baker had little experience as an estate agent and has only been an estate agent for a couple of years and the organistion carries no real accreditations.
I encourage anyone thinking of using them to look elsewhere to at least an accredited agent with some experience.
They seem great at blowing their own trumpet but have little if anything to back up their claims
