Fantastic experience

Fantastic experience so far! Couldn't thank Sharon @ Hilltop park enough for the great service she has provided since we first reserved our plot. Sharon has always kept us up to date and has been professional & polite throughout. Our mind has been at ease during our first home buying process thanks to Sharon, Heather and the site manager (sorry i cant remember his name but hes been great with us!) Nothings been to much to ask and completion will soon be here - Cant Wait!If you're looking to buy your first home i highly recommend Gleeson and Sharon & the team @ Hilltop park. Hassle free process and always someone to ask if you have any queries. Thanks again! Lauren

Warning

Having dealt with different personnel at every level within Gleeson, I can confidently say this company does not care about customer service or the quality of their homes. I was warned about buying with them, so please take this as a warning. Perfect if you want to get on the ladder quick, but at your own risk; you will encounter many issues and they are not interested in resolving these for you once you have the keys. We now resolve all issues ourselves and have been in less than a year because we don't trust them. Rude customer service team who no doubt will comment below this review asking me to email them with more details, but then won't reply or give a half-a*sed response in private. Will never recommend.

Don’t buy one! Contacted customer services at least five times and no reply whatsoever. Also they ban you from commenting on Facebook if you make any comments that are negative. Every comment I have ever made has been honest and true. Absolutely disgusting service. I would give 0 stars if I could.

The biggest nightmare

The biggest nightmare !!We reserved a plot at leadmills walk in December 2020 we where so happy to finally get on the property ladder (first time buyer)We had to travel 40 mins down the road to meet the sales advisor wich was not aProblem at that time that was the first time we been told that the completion date will be pushed back we thought ok no problem went ahead with the solicitor everything was ok then 4 weeks later still no progress 4 weeks after that no progress then we been told October November December 20 could be the new date for completion (original date was June July 20 ) we thought ok maybe by chrismas 20 we will be in our new house to then been told again there is a delay nowJan-March 21 between that time no communication from Gleeson at all I had to phone all the time to been told sales advisor is ill or holiday.finally we seen progress on the building stage had a visit to the site wich (yet again I had to phone themTo ask when that site visit is gonna happpend)We should of had weekly updates yet again we didn’t so buy that point the solicitor was ready for exchange we thought amazing So we got a phonecall for another side visit so we thought but we couldn’t attend the site visit so Gleeson said they will phone us wich they did. To tell us they will de-released all of the houses as they can not commit to exchange date (in the mean time they still building on the houses) so there we where with no house and mortgage that was no good anymore they offered us £1000 as compensation and to pay the lawyer fees but there is no compensation as such as we paid out over a £1000 and the solicitor fees are still outstanding Gleeson pride themself in helping forces and NHS to get there first home but thanks to Gleeson we don’t have a home just a outstanding Bill .

A year of waiting for them to cancel all reservations.

Well where do I start…I reserved a Gleesons home last Dec at a new site. Nothing happened on the site for a while and I accepted this due to C19. We finally got to meet a rep and had to drive 40 miles each way to meet her. I suppose it’s not a drama as we’re buying a house right….. she informed us of the expected build date and went through the plans. At this point we had a mortgage accepted and our deposit paid to the solicitors. The build date was pushed back again……….However approx 2 months ago we had a site visit with the rep and the site manager. Both were extremely happy with the progress and told us they were confident that the house would be built outside by Dec and inside by Jan…. Finally light at the end of the tunnel and bricks were being laid.2 weeks later we had to have another meeting at the site. I couldn’t attend due to work but my wife went. At this point we was told that all reservations was being pulled due to the customers best interest and we’d get our reservation money back!!!! After 10 months of waiting and making plans and having everything in place. The house is pretty much nearly ready for the roof to go on now.At least 10 families have had their time wasted. I genuinely can’t wait to see how much these houses get released back at to see who’s interest it actually was.I can imagine that this review, like their emails, will require 10 working days to be replied to.

Friendly site team

I live at plot Sutton Heights with my family. We have a toddler, Theodore. I'd just love to pass on some feedback on his behalf in regards to one of the site managers, Alex. Everytime Alex passes and Theodore sees him, Alex always makes the special effort to wave to him or does something that makes Theodore laugh. Any time we have had a problem and Alex has come to fix it, he's always took the time and effort to go the extra mile with him. To the point now where Theodore goes to the window to look for 'Alex Builder Man'. I would just like to pass this appreciation on to you in the hope that acts of kindness are appreciated within your company. He is a real credit to you and it really does make the difference having staff such as Alex who go the extra mile to be kind like this.

Cowboy builders, don't buy from this company

Bought on Danepark in HullGood points = The sale of the house went smoothly, I was kept informed of each stage and the house was ready on time. The houses are well designed, I have the Kelly and the only thing I would change is the position of one of the light switches. The streets are well designed with houses spread out rather then squashed together.Bad points = Built very quickly so expect lots of defects. The promised aftercare doesn’t exist and there is no communication between staff and owners. I have had nothing but problems since moving in, the plumping was done so badly in my house I’m on my third plumbing leak. Within a month my kitchen floor flooded, because of bad plumping, it was dealt with straight away, however I needed a new floor, 2 months later Gleeson had still not sorted this, I had to take over dealing with the carpet company because Gleeson were useless, eventually I got a new floor. Some defects I had to nag and nag for 4 months to get sorted out. When I complained to head office, it took them 3 weeks to get back to me. I have had trees left in at the bottom of my garden that should of been removed as they are about to break my fence already, I have been told they will be removed but no communication as to when. I had another plumbing leak 8 weeks ago in my bathroom, which was sorted but I am still waiting for Gleeson to repaint my sealing and reseal my bath, I’m tired of asking for this to be done. Now I have another plumbing leak in my downstairs bathroom, this has been leaking now for 6 weeks, the plumber came did nothing, I keep asking for it to be sorted but get fobbed off each time, so now I have a sink I cant use. Honestly I’m exhausted at having to chase this company for the aftercare they promised, I completely regret buying from them, this was my first home and Gleeson have turned it into a negative experience. Once they have your money the customer service stops.Update 3rd November 2021: Rating has gone down to one star, 3 weeks ago i woke to find all my sewage all over my front garden, it took 4 days for the site to get a sewer man out, and the cause was down to the builders leaving a bung in the end of my sewer pipe so nothing could drain away into the main sewer, yet again another fail by gleeson, and not one person from gleeson has even apologised. Gleeson building sites are full of cowboy builders, save your money, buy elsewhere.

Avoid gleeson at all costs

Avoid gleeson at all costs, don't like fixing problems, houses are chucked up built to a very poor standard. Never ending problems. Gas leak, mould, missing drainage of the garage, next doors garden built too high against my garage causing leaking, concrete redone 3 times all over for the floor. Blade left on the floor for my dog to run around with the list goes on

Dishonest, greedy, coniving.

Gleeson’s have very dishonest from day one.Every time they claim something is “company policy” what they mean is it is about making money for the company and quite often illegal.E.g. they illegally tell you that you have to use their chosen mortgage advisor for pre-approval and their solicitors.DON’T DO IT!They have covenants in freehold properties that:-ban any extensions or “erections” on the property-ban commercial vehicle from the property, so get stuffed in you drive a van.-ban non-immediate family from living in the property-ban building fences around your front gardenGleeson’s claim these are all about protecting the image of the estate, but really they are just about making money, because Gleeson’s will charge £250 for an request for an exemption from the covenants. The worst thing is that most of the covenants have NO EXPIRY, so even in 100 years time, you or whoever you sell to will be paying Gleeson’s for permission to paint your front door a different colour. The true extent of the restrictions and costs are only made clear when you get to the contract stage, by which time you may have already wasted a month or 2.

Good Developer with Excellent Sales Consultants

The 5 star rating is for their excellent sales consultants, Sadly despite all my best efforts to acquire a 2 bedroom home at Balderstones in Rochdale this was not to be, I sold by property and made myself a cash buyer, Also I was a recently retired key worker, It is simply to hard to get a smaller home in the Greater Manchester area with Gleeson. It's first come first served. So if you are considering downsizing and doing the same you will be unlikely to succeed in this area. They are a good developer and of a good quality and finish, But my 5 stars go to the excellent sales consultants they have. Alicia at Balderstones was excellent informative and really knew her job and never over promised. Sue at Spring Mill and Paul at Hill Top Park and Phil in the Sales Hub were all very helpful. I hope Gleeson appreciates how good a sales team they really have.

DO NOT BUY FROM THESE PEOPLE

Where do I start with this company… this is how they treat Key Workers which we have found disgusting the amount of stress and heart ache this company has given us is unforgivable. We initially walked in the Hays Park site in Halifax to take a look at the show homes in which we was told the houses would no longer be built in brick, and these would be now built in Stone and this for us sold the property especially for the price. However, to further find out (which we had to inquire about ourselves) it’s not Stone but actually being built from Artificial Stone which is a completely different material and if you are unaware Artificial Stone is concrete and after time it bleads the dye through the material. We put our reservation fee down for the property and added the orange dot on the development plot we was purchasing. We then had to ask about the Artificial Stone to the Sales assistant in the office, which we felt lied to and to be mis-sold information about the property we were upset as first time buyers to be told mis-information on the property we fell in love with. When we went over the plans for the build, we was told incorrect details about the storage in the house as we had to travel to Sheffield after this to look at a show home of the same build to find the storage was there in the property. The Sales Assistants in the office should be aware of all the details of each property they are trying to sell people but in our case we felt lied to yet again. Therefore, we made a complaint to the company explaining each detail of the issue and that we wanted clarity on aspects of the build which could essentially affect the sale of the property. We then received an email with a so called apology for the experience we had been provided and that the best option would be to withdraw from the sale. We then made a call to the Sales Manager to which we made her aware that we still wanted to proceed with the sale but wanted our issues to be known. We were told that they don’t not want our business and they were happy to proceed and meet us at the site for our options meeting to make sure every aspect was clarified. We then sent the Sales Manager an email explaining each additional extra that we required in the property. At the end of the email we asked if it would be possible for a gesture of goodwill for the experience we had been provided with as there website states “they take every complaint seriously”.Before we received any correspondence we went to the site with our parents to discuss the issues at hand and felt these had been dealt with and we was happy to proceed. We then received another email from the Sales Manager stating that they would no longer be proceeding with the sale and would be withdrawing the sale. We then wrote an email back explaining that we had spoken to the site and was happy that our issues had been resolved and that we did not wish to withdraw from the sale. We received an email back saying that the Sales Manager was on annual leave for a week so they knowingly sent this email so that we could not resolve the email we had been sent. We booked our options meeting for Sunday at 3.00 with the Sales assistant. It came to Sunday and we was very excited on deciding our options for the house. However unbeknown to us we got a phone call at 10.30 on Sunday (bearing in mind they had all week) from the Field Sales Manager explaining that the meeting had been cancelled and the plot sale had been cancelled and passive aggressively asked me for my bank details so they would refund our reservation fee. As the office was closed and the Sales Manager was still on annual leave we had to wait until Monday. I repeatedly called them directly as to which they ignored all of my telephone calls and emails. Eventually they answered the phone to which she belittled me, practically laughed in my face and was also very aggressive towards me and she eventually hung up on me when I asked for her managers contact number. This company has discriminated me and my family for making a valid complaint surrounding them mis-selling property’s. I would be very careful purchasing a property from this company as they will with-hold vital details about the property you are purchasing. Every person is entitled to make a complaint to any company out there, yet we have been repeatedly ignored or laughed at by this company. They do not care for customer service and if you have a complaint before you purchase they will withdraw from the sale because they cannot deal with complaints. The Sales Manager and Field Sales Managers are both rude and vicious the way which they have dealt with our complaints. This has completely put us off new builds and we would NOT recommend using Gleeson Homes as they DO NOT CARE about your issues. In hind sight I feel we have dodged a bullet with this company and they have done us a favour.

Do I choose Gleeson or not?

I've had to choose 3 stars here just because I had to pick to write something here.I haven't actually bought a Gleeson home yet but really interested in one of their developments. I understand there are always good and bad reviews with most things, but what concerns me is the amount of bad reviews once you have signed and moved in. I have bought new builds before so completely get there will be snagging list, but these reviews really highlight how difficult and frustrating it will be to sort these out to our satisfaction. On the fence with choosing Gleeson at the minute!

The experience I have had with buying a Gleeson home has been the worst decision and head ache of my life. I have bought a house that is built on an angle. The brick work is appalling and is not built straight up within 8mm the legal requirement. I have reported it in my Gleeson account where I can report defects but I have reported it and reported it over 2 month period and nothing has been done about it now the site has been completed all the builders have went. I have been treated very badly and they have not fixed the problem they told me they would fix. I have given up with trying to get the issue solved. !!!!STAY AWAY FROM GLEESON THE HOUSES ARE THROWN UP AS QUICK AS THEY TAKE YOUR MONEY!!!!

We've had an amazing experience with Gleeson (Hill Top). Sharon has talked us through and been with us every step of the way plus weekly updates to let us know where the build was up to and if there were any delays. Such a smooth process. We moved in a week ago and it was completely stress free, we got a tour and demonstration the week before and have had nothing but help from Max, Neil and Sharon since. They have popped in several times to see how we are and have fixed any snags immediately.Such a great experience, lovely to go through this with and would 100% recommend

Abnormal Profits AVOID

We were going through the process of buying a Gleeson Home and visited a number of their sites as they seemed like good value. All a bit unfinihsed looking but...Then we saw their recent accounts just published in which they state the following:Number of homes sold 1,812Average Selling price £145,800Profit per House £41,600That level of profit on low value houses just seems massive and much greater than other housebuilders. Assuming their accounts are accurate (They're audited) and that they pay their workers and suppliers fairly - then they cannot possibly be building houses properly at this cost.It made me suspicious that maybe their houses don't comply with the very stringent Building Regulations.£41,600 average profit per house just seems too high to me for starter homesSomething's definitely amiss

Moved into our 3 bed semi (Tyrone) at the end of August. We absolutely love it!! My other half has worked in the trade for 8 years and couldn’t spot anything during the final inspection. Sales advisors and site managers have been amazing with us. Any little issues site managers Joe&Andy are there to help, for example there was a leak in the bath and they sorted it straight away. We honestly can’t complain, we’ve had such a good experience as we were expecting teething problems like there always is with new builds. We love our home so much, from the layout, the garden and the area.Thankyou Gleesons for helping us be home owners at the age of 23&24.

Carmen at Conrad Court, Rochdale is a diamond!

This has been our first home, it was a difficult time through the lockdown and everything else to save up the money, so we were very cautious about using the help-to-buy scheme/ a new build since we knew how much we had struggled to save up the money for the deposit. We naturally went online to read reviews and yes, we saw the negative reviews about gleesons. The thing we realised is that there isn't a single building company in the UK that does not have these exact same sorts of reviews. So instead of looking online, we made a habit of regularly popping over to the site and speaking with neighbours and people who had already moved in. it says a lot about the neighbourhood that everyone was so friendly and open to chatting with us any time we went. This gave us much more confidence to go with Conrad Court and work with Carmen. Every single person we spoke with said that she is an absolute diamond, really helpful and someone you can rely on to always have your back. Yes, a few mentioned issues they had had with building work, but they said that Gleesons did come and sort it out, it's not anywhere near as bad as people say online, and that it looks like rival companies are writing negative reviews. From our first interaction with Carmen to completion, what I appreciate most about her is her "no BS" approach. She has always been honest and upfront with us never tried to "hard sell" anything or force us to buy any extras that we didn't need. There have been (very minor) hiccups along the way such as delays due to a shortage of materials from the EU etc, but Carmen has always stayed in communication with us and kept us informed. There have also been mistakes that we have made and a bit of flip-flopping with decisions that were always met with nothing but patience and her usual jolly attitude, never making us feel bad. Things will always go wrong, I accept that, and what I always prefer is being told upfront instead of having to chase or get to voicemail after the fact. I can say with my hand on my heart that I've never had to chase Carmen if I have had any issues, and I would say 99% of the time, she has proactively rung us ahead of time to let us know. In terms of the actual house - it's good. Let's be honest, we are buying a house at the lower end of the price spectrum, so we were never expecting something out of MTV Cribs, but the things that matter are all in order. The 10-year warranty is perfect because according to the neighbours who have lived there for a year or more, so long as you don't do anything dodgy to void the warranty like doing building work without planning permission, Gleeson will just come out and fix the things you highlight. I am happy with the house, its build quality, the whole process from reservation to completion and am confident about the customer service going forwards. My main advice to any potential homeowners is twofold - The agent (Carmen in our case) makes a massive difference to the journey, so pay attention to what people say about them, and if you like a plot, before you make any decisions, just walk around and chat with the neighbours what their experiences have been. If you don't feel comfortable wandering around an area then that is an answer for you also. I can say that Conrad Court/ Hill Top are really great areas where you can go up to anyone and just have a chat with them. We have a toddler so obviously, we were very cautious about what area to live in, that he would be safe in, but we feel like he will love it here.
