Acklam gardens site - mortgage

I have recently just purchased a property in middlesbrough and the lady who helped me from start to finish called linda was absolutely superb, she is a credit to herself and gleeson homes themselves.Fantastic hard work from linda to help us through the mortgage application and was always the backbone of the process.Highly recommend!

Our dream first home...

We moved in to our Gleeson home (Tyrone) about 18months ago and couldn’t be happier. This is the first home we have owned and we love it. You hear bad stories about ‘New Builds’ all the time but honestly we don’t have anything bad to say about Gleeson. From the moment of us putting our deposit down to getting the keys we had been fully informed every step of the way, and it completed on time! Any little snags we had at the beginning, or a little later, had all been resolved quickly! All the site sales team still give us a wave and a chat if they see us! If your looking for an affordable home, no matter the size, I would definitely recommend Gleeson

A perfect first home !

I would highly recommend Gleeson homes! I bought my first home with them before lockdown in March 2020 and even given the circumstances they’ve been so helpful in sorting my defects and answering any questions or queries I had! You get given an online portal login where you can upload pictures of your defects, rather than them get lost in an email trail. If I was to go back in time and start all over again I would still choose Gleeson! I absolutely love my home and highly recommend for couples, first time buyers and young families!

10/10 recommend

I've had a great experience! Delays due to covid but had constant communication throughout the buying process and sales staff were lovely! Obviously all new builds will inevitably have snags and minor defects because there is no one size fits all but they've all been dealt with and addressed. Absolutely perfect home for us as first time buyers and we couldn't be happier. Our neighbours on the estate are all lovely too. Great after care too.

I am very pleased with my house , as a first time buyer Gleeson offers affordable prices for their homes . There were minor defects which were eventually sorted out promptly by the builders on site . So far so good , hopefully I will not come across any more defects .

Supposed to be a dream buying your first house, but the house is an absolute mess, garden was even worse, had to spend alot of money on getting the constant problems fixed. After care team is absolutely shocking, dont care about anything youve got to say or even getting the problems fixed, think every single person in the company is a professional liar, couldnt advise people enough to stay away from them,Horrible company with horrible staff from top to bottom,

Balderstone Gleesons - First home

Gleesons at Balderstone site have made buying my first property an amazing experience. Jamie in sales made communications very easy and always friendly to speak to. Was nervous to buy a new build, with the fear of snags etc. However, the very minor issues I did find within the property, were sorted very fast by the team. Any work that is done has always been convenient timings and options, especially when working full time. Gareth, the site manager, has gone above and beyond to ensure that I’m happy with the final home outcome. Highly recommended and very happy with my home. Talha.

My Gleeson Tyrone 2020.

I love my house and you do get a good value for money when buying with Gleeson homes. But communication throughout the company is poor, for instance my drive way was blocked off by a drainage company when I needed to leave for work, there was no prior warning that a drainage company was coming out, you get passed from one site manager to another, with more false promises. Snag issues you list seem to be ignored, minor or not. I hope that once the building on my site is completed and remedial works start, the issues and snags I have reported get sorted.

Bought a property on the Balderstones…

Bought a property on the Balderstones Estate I completed Dec 17th 2020 I'm really pleased with my property and any issues (to be expected with a new build) have been dealt with quickly. The on site builders are always helpful I've no complaint at all. The process of buying the house was easy and the sales staff helped me through every bit of the process the only delay was caused by Covid 19 and wasn't gleeson fault at all . My 1st contact Debbie was amazing and just before I completed she left for pastures new I wish her all the best . Her replacement Jamie Hudson has been brilliant and he finished the completion and has dealt with any issues I've had in a polite and professional way and wish him every success within his role .I would recommend Gleeson on the service I have received I can't fault them.

Not happy,with these poeple

Not happy, with these poeple. A man come today , to look at the repairs we reported. And one of the repairs we needed doing was a cupboard door. That as come off, i showed him and he said he can not fix it, because we had broken it our self. By pulling it back to far, which it not true. Also we have reported our front door 🚪 a lot of times. The door was letting cold air in, and making the house cold, they said they are coming to do it tomorrow. But we will wait and see, I would never buy a house from glessons again.

Thank you for your post and I am sorry to hear of the issue with your cupboard door. Unfortunately, unless this was raised at the time of your Final Inspection Gleeson homes cannot be held responsible for damage to a cupboard door that has arisen since. Due to the length of the time you have been in your property without reporting this defect it would be considered the responsibility of the homeowner as part of the general homeowners maintenance. Following the Site teams investigation into this our stance remains the same, I apologise if you are unhappy with our companies decision on this occasion. Please do not hesitate to contact customercare@mjgleeson.com should there be anything we can help with in regards to the door.

Dont even waste your time buying from…

Dont even waste your time buying from this company. They have a portal to report defects whats actually pointless as we have reported a long ongoing list which only got acknowledged when head of customer care got involved just to point out that hardly any defects have been resolved. Nobody checks the defects you report i rung head office after reporting no hot water and this company was happy to let us be left with no hot water. When they gave us our keys not one issues had been fixed what was identified in final inspection still not resolved everything now nearly 2 months after moving in. When they gave us our keys we had a leak coming onto our stairs which they had previously tried to cover up rather than fixing, a private plumber sorted the leak for me but gleesons are aware an not one person has come to resolve the disgusting water mark on the celing. If you want a house what is plastered well with smooth walls and painted well then don't buy from these our house needs rooms replastering and the whole house needs redecorating as paint is missing or runs chips in doors skirting boards just shabby work. Not one but two of my kitchen cupboard have been damaged when they were fitted from over tightening the screws gleesons are now trying to say that we have broke one of the cupboards even though its been damaged since we got the keys. My downstairs bathroom sink has been cracked since we got the keys have been told several times it will be replaced? You guessed it still got a broken sink. There is a screw sticking out in our garage straight infront of our side door we found it when my partner was stepping to garage and hit it with his head luckily he didn't take his eye out. Everything they do is half done. I have had customer care come to the property speak to site who promised everything would be sorted they sorted 5 things out 2 weeks ago havent seen site management since, was advised a week for delivery for kitchen cupboard 2 months ago oh and again 2 weeks ago. The list is endless including missing insolation, drain pipes not attached, huge leak at front of property when we moved in, extractor fans constantly breaking, plumbing issues. We also paid for a bt Internet port to find out they fitted us a TV Ariel, have been asking for nearly 2 months for a refund been told I will get it still no further forward gleesons firts response was oh well we will come in your house and just take all the plasterboard out and do it? Not acceptable when I now live here these problems should be resolved before people are allowed to move in! Also dont let them turf your garden because again they can't do a job correctly.

Stay well away from this developer

Stay well away from this developer. The restrictive covenants are unbelievable. Big standard copy and paste replies to my proposals and no reply to my request for legal grounds for rejecting. I only want to build a garage size extension on the side of my house. It’s my land and would look no different than all the others that Gleeson built with garages (some residents have even converted the garage). The restrictions they place mean you can’t do anything. Stay well clear trust me. On I go to the solicitor, silly waste of money.

Agent replied · 13 June 2024

Hi David. Thank you for your comment. It’s really important that when people are buying a home, they understand absolutely everything, which is why we are very open about the covenants applying to our developments. You should have received a covenants brochure when you were in the process of reserving your home, which transparently explains what is in place. Plus, our sales executives are always happy to discuss the covenants of our homes with prospective buyers, which are pretty standard when buying a new build. If you would like any more information, please email us on CustomerCare@mjgleeson.com, thank you.

Plot 101 Balderstones, 53 Beconsfield Road

Recently completed on our Lovely New Home by Gleeson on the "Balderstones" development and i can honestly say we are more than happy with the service we received. We started our purchase at the beginning of the first COVID lockdown in Feb 2020 and so all was delayed through no fault of Gleeson but throughout we have had constant updates and communication keeping us up to date with the development of the build and any administration work needed to be carried out. Meghan Dunne was who originally sold us the house but had to leave for Maternity reasons but was fantastic in her recommendations and advice leading up to that point. Debbie Howarth who was also dealing with us has left the company but we was very happy with the way she dealt with us and kept us informed all the way to her leaving. On continuation we have had Jamie Hudson taking on her role and we are both very happy at the way he has also kept us in touch with everything going on whether it was any delays on the build due to COVID restrictions or anything else. Good communication is what makes things easier these days and this has all been a very easy process with Gleeson for that reason alone. All in all, We love our new house and will be here for a long time and cant recommend this company enough in keeping their word . A very big thankyou to all the team!.

Do not waste your time or money

Do not waste your time or money, absolute bag of SH!T both house and customer care! Amongst the many issues I’ve had with incompetence from the sales staff losing paperwork and charging us and extra £500 for stuff we didn’t actually want in the house, they’ve failed to come and fix the drain pipe that has broken and now p!ssinf water all over the french door and getting in!! My downstairs toilet hasn’t been flushing properly, so I reported this a month ago, one person has been out, didn’t even look at it and said he’d be back in half hour, that was two weeks ago and gleesons don’t understand how to pick the phone up!! It’s now got to the point where the back of the toilet is leaking and has rotted the wood, the toilet is overflowing, they’ve boxed the back of the toilet in so I cannot get to the isolation valve and is now ruining my flooring. Ooh just to add as well that I’ve been without proper heating for almost two months because they’ve had apprentice electricians on (not a good enough excuse) who clearly haven’t been supervised or trained correctly. They’re literally cowboy builders and are getting millions out of people for houses that aren’t even worth a quarter of the price.Do yourself a favour and buy from ANY other company.

I completed the purchase of my house in…

I completed the purchase of my house in Dane Park, Hull in August 2020.On the final inspection I picked out a few problems that I could see, which I was told would be complete on completion on the 13th. Most of these works was not done, so we made a snagging list on completion day.The myglesson app was not sent to me, nor did I have any login information.I manually wrote this all up and sent it to the relevant people on email.I have had to chase the company many times to get the work completed and this still has not happened. The patio doors had scratches on the bottom of one door trim, which is pictured below. This was picked up on completion and has still not been rectified. This problem was attempted to be fixed by sanding it down, which I was appalled with and I am still awaiting an outcome. I replaced all the lights in the house to find that in the downstairs toilet that there is a big hole behind the light fitting, the hole is fist sized and I cannot fit a new light in its place due to the size of the hole. Firstly, I was told that they would use spray foam then just fill over it, which I told them no way. Joe from customer care advised me that this would be repaired properly. I am still awaiting this to be repaired to this day. Spoke to site manager on Thursday 26th November and he said there is nothing wrong with the big hole and it was acceptable. My house paintwork was in a poor state, living room ceiling was a mess and needed to be plastered.I got in touch with customer care and they arranged to visit my property. We went through all my issues and Joe documented this up.The painter/decorator came round to check the house and told me that to put everything right that he would need 5 days. He was given 2 days to complete. He started works which improved the house. There are still a few paint jobs that the painter did not get around too. Unfortunately, the mess afterwards was horrendous, I had paint on the back of my TV and on my units which where all brand new. This took me and my partner all night to clean up the house. One of the latest jobs where for the kickboards in the kitchen to be sorted as they are marked. I pictured this and they fixed the mark. The issue is they only fixed the mark that I pictured. The rest of the kickboard had chips in it and paint on it, but this was left and was told the job was complete as they fixed what the picture showed. This is what I was told by the site manager. This was my final straw. I pulled out the kickboards and put them in my front garden. Also, behind the Kickboards was a nice little mess the workers left behind. Finally, I come onto my last, but in my opinion the most important part, the issues with the majority of my door framesThe frames are a complete mess and on closer inspection you can see where the wood has been stuck back on and painted. This to me seems like a big job for all the frames to be fixed, but I would like the job to be completed professionally.Today 19th Dec I became aware that my fan in the kitchen was not connected. After weeks of waiting for things to be done and not having a response for over 3 weeks I am now seeking legal advice and posting to the public my issues so they can see for themselves what type of company Glesson are and how they deal with things.

Love our home in Lune Park

We've just moved into our home in Lune Park Wigan. We bought it during Covid so it took a bit longer to complete due to lockdown but we are extremely happy with the end result. Having built 7 houses ourselves in South Africa we know first hand that it's impossible to get a perfect house without a couple of small issues. Lune Park are blessed with an extremely helpful and knowledgeable Sales Consultant Kath Morris who was my rock during the build plus a phenomenal Site Manager Gavin James who was always helpful and patient with a very impatient me. The site is well run and the houses are finished to really good standard . Your snag list is attended to instantly and the staff are always helpful and friendly. After reading a lot of reviews on Trustpilot we feel very blessed to have chosen Lune Park.

We love our Gleeson Home

Honestly, I have nothing bad to say about our experience with Gleeson or our home we’ve now lived in over 2 years, now 3 years since reserving at slab. We bought on Carrwood Park, other than the roads and paths which are atrocious (but we know these will be replaced when site is finished) and the stone driveways which look scruffy with everyone’s stones flying onto the roads. Our house is lovely and was finished to good standard, we haven’t had to have Gleeson fix anything other than a tap we broke ourselves. The house stays warm all day after being heated in the morning if we keep the doors closed. Gleeson have always acknowledged and corresponded with us within 48 hours of any communication. We love our house, but have outgrown it, I will be sad when we have to sell and leave. Lots of people leaving negative experiences, but I know there are plenty more people with positive stories to tell.

Awful. AVOID!

Awful.. Since moving in anyway.. Before we moved in everything was spot on, constant updates, being invited to look at progress, any questions answered no problem.. 2 years later its been a constant chase to get anything done! Excuse after excuse to not replace manky cupboards where water had leaked due to taps not being fitted properly, the bath wasn’t sealed properly so the bathroom skirting boards & flooring is a mess! Unfortunately we live in a house on one of those awful stone turning circles which is bald & builders throw their mess onto, again not their problem as apparently was all up to standard. The road in the street is a complete mess, all houses have been finished a year at least now & still ongoing issues with drainage & contractors dropping out of doing the job! This (thank god) is just our starter house to get us onto the ladder which we were hoping to stay in for around 5 years.. we’re 2 years in & can’t wait to move! Shocking customer service & they don’t give a loss what mess they cause & leave you to deal with once you’re in the house!AVOID
