Surprised by the bad reviews

I have been really surprised reading the reviews about gleeson. From the first day we went in the sales office to the present day having been moved in two months, the service by Gleeson has been spot on. Had a couple of snags when moved in but these were fixed within 72 hours without issue. Would definitely recommend purchasing a house on Hawthorn Fields.

POOR REVIEWS SAY IT ALL- ONE STAR IS…

POOR REVIEWS SAY IT ALL- ONE STAR IS NOT LOW ENOUGH. I am absolutely sick of dealing with this pathetic excuse of a company my mental health is in the drain. Imagine trying to watch TV with the wind blowing through two doors and onto your face due to a hole in your front door and a lock that doesnt open for 3 minutes and being your only fire escape due to gleeson not giving you a back gate!I reported this when i noticed where the breeze in November came from, to be told after months and months itll be another 7 weeks, to then find theyve gave my door to my neighbour whos had her keys 2 weeks!DISGUSTING

DO NOT BUY A GLEESONS HOUSE

Problems from the minute I moved in. They rush you in saying we are putting your house back on the market after you've reserved it. Rude from the beginning. Snagging issues ignored but the main problem was and is the drains. If you read all reviews you will see they always have issues with their drains. Bad customer service and no one knows what is going on. One person says one thing and then another something totally different. The water was backing up in my bath tub, toilets, sinks the works... not just me but my neighbour too. 8 months and still no result. They expect you to deal with it and live with it!!! Water takes about 5 hours to go down the bath tub and still doesn't. They've finally put a camera down and drains full of rubble and cans of drinks and all-sorts. They are rude, don't care and will really put you through hell and back. If I could I would save every buyer by telling them ... RUN AS FAST AS YOU CAN. Just save up more and get a better house by Barratts or someone we'll recognised. Do not use gleesons. Use your common sense and think why are so many people complaining and why do they have a 2 star rating whilst others have 4 or 5!! Don't let them sweet talk you I to buying, you will regret it. To the ones who are sayinvive been here 4/6 months and no problem... you just wait after your 2 year period and the problems and issues will roll in.

Update to bathroom leak

The problem comes from the sealant where the tub meets the tiles, which gets detached every 3 months or so, that is how it leaks in the kitchen downstairs, thru the ceiling. It does that cos Gleeson install crappy fibreglass tubs, which flex when you stand to shower. Two of my neighbors have the same issue, it could be the whole development cos they use this type of fibreglass bath everywhere, there is no option to get a decent sturdy steel enamel one before you move in.And Gleeson know and have known about this for years, and they are still doing it.So they want to destroy your floor/ceiling and they do it on purpose. This is offensive behaviour, these people should not do business.Update: I had it replaced with a steel enamel bathtub, and it had not even been installed with a piece of timber across the wall to prevent any wobbling! Unbelievable!!

Love my new home❤️

Love my new home, 5 weeks in👏👏Great sales guy Craig helpful and informative. Great site manger Jeff, brilliant , always on hand for any minor issues, very good to deal with. Lads on site spot on , courteous and respectful. No major issues, just minor on the tile fit. We are not the type to complain about tiny issues and we will just sort bits out ourselves. But honestly for the price I’m happy, house suits our downsizing needs perfectly. Could have went to the bigger house builders but would have paid 50k more ! Biggest challenge is the garden which needs retaining wall and tier.

DON’T EVER BUY GLEESON NORTHBECK GRANGE BRADFORD

I purchased a house on Northbeck Grange Bradford June 2022. I have constantly been chasing the customer care team to sort the snags out when I got the keys, I’m better off talking to a wall that I might get more sense out of. I have a boiler pipe that’s been fitted by what looks like a 3 year old. The windows are that stiff to open and close I will eventually need a hammer and chisel. Half the rear garden has sunk in and I get told it’s my problem… that I have to deal with it??? The fence isn’t even fitted on, it’s only leaning just to tick another box. They are all false promises by saying you have a 2 year Gleesons warranty so you’re in good hands I promise you they are throwing you under a Buss. I’m constantly chasing them till today and I get told “someone will be on it soon”??? Don’t EVER Buy Gleeson if you want your money to go to waste. Stay away.

Solid Experience, Nice House! (Hawthorn Fields)

Contrary to all the negative reviews, we had a great experience buying through Gleeson. Scott was always available to help out and give updates on the house while it was being built. After moving in, the builders have always come round pretty quickly and fixed any issues and snags. As for the house itself, it is well designed with plenty of space and as with all new builds it is nice and energy efficient. As other reviews mention, there are a couple of snags on the finishing, but at the end of the day it is affordable and is a lot better than the houses we viewed in the same price range.Overall, very positive!

Buy at your own risk, won't be an easy road

Honestly we thought everything was going smooth at first sales process was amazing, but then we moved in, they were fixing a lot of defects quick which we were very happy about but then it began to be slower and slower. We had issues with plumbing which took them 6months to fix , so we paid way more for heating than we should have and that's fine with them because obviously they weren't the ones paying the bill. They damaged our items and not taken accountability for it at all, nothing at all. We pay out of our pocket for items and their contractors damage them. it took them 9months to fix issues that we reported however 1 item is still outstanding and they don't see a problem with it. Ridiculous. Some of their contractors are definetly crap. Their complaint system is crap as well they did not even take our complaint seriously all they did was send site manager to us which we have spoken to plenty of times, seriously sort your complaint process out. People on site are nice can't really say anything bad, but I guess they all adapted to gleeson and they just don't really care after they sell the house. I suppose in a way we are lucky that they fixed a lot of issues however not happy with how we had to get to this point, some of the issues shouldn't even be a problem in a first place only if they had good contractors. Don't buy if you want to avoid stress , because it is a stressful road to get items fixed. We wish we looked at the reviews prior to buying gleeson homes, unfortunately now we have to deal with that issue ourselves as they are avoiding fixing it. Invest in a better builder, as with Gleeson you have to pay for everything extra, flooring, tiles, garden turf, shower screen etc everything is extra money. They don't take pride in their work and just want everything to be done quick. We love our location and the house just wish the process was much easier and quicker.

Sales process was spot on…downhill from there

Sales process was spot on…downhill from there. Where to start. Everything from our doors not locking to the bath leaking through the kitchen ceiling.Door locks, missing vents, exposed wires, mould growing, radiator leaking, boiler leaking, splashbacks not stuck on, flooding in the garden, water through the garage door…plus many more.Whilst Gleeson have been reasonably good with rectifying ‘most’ issues, they are issues that should not have presented in the first place. Poor quality and finish, seeming very rushed. No pride put into the work.

Unprofessional and shoddy

Arranged to view a particular style of show house at one of the developments only to be told the day before the development had to be changed to another as there was nobody on site. Went to the second development and met a lady who had no idea whatsover what was available on any of the 3 developments in the area. She showed us a show house anyway which was nice but not the style we had told them we wanted. You pay for a basic house and then it's extra for tiles, flooring, landscaping, etc in fact everything. The show house we saw would have been an extra £10k at least. Not impressed with initial impressions. Will give them a miss

my gutters broke 3 times in 1 year.

My gutters broke 3 times in 1 year.It took the cowboys 2/3 months to come back and 'fix' them, after many emails sent to the main office. The site manager is completely useless, only lies like 'the cowboys are coming this week', but nobody shows up, while all rain water pours down the wall of the house. When is this gonna be over, Gleeson?

One star just so I can explain to…

One star just so I can explain to everyone how awful their customer service is since I've purchased the house.Bought a house in March 2022 riddled with issues and to this day (June 2023) i'm still chasing them to resolve the issues. When we first moved in, I noticed we didn't have a extractor fan in our bathroom or our kitchen. When i raised this issue with them I was told that because our house was close to the motorway we didn't require any (what a absolute load of rubbish). For the past year we've had to shower with the window slightly open to avoid any moisture issues from arising in the property.I've told them on numerous occasions that in order for them to issue a building regulations certificate (which I still don't have even though we've lived here for a year) building regulations section F states extractor fans are required in both the kitchen and bathroom (this was also confirmed by the local council building regulations team). At the beginning of May they called and said they were sending someone to install the fans ( they told me this the same morning they were due to attend) I told them to book it for the next day so I can at least cover the items in the rooms so they don't get dusty and they said that they've booked in for the following day. It's been 7 weeks since then and since we had this conversation and they are still to turn up to install them. This is my experience since living here and to this day I still don't have any hope at all as they're absolutely useless.

Avoid, the negatives only appear after the sale

A list of long faults that are taking an age to get dealt with for a start and in some cases the faults are not being recognised as faults. Didn’t put on a side gate I paid for, eventually put it on but, rather than a path they have used soft soil and refused to change it. Utter cowboys.

If I could give 0 stars I would

If I could give 0 stars I would. State of the roads and so called grass verges are abysmal. Supposed to be 100% owner occupied but some houses are rented. They are trying to change original plans to have a link road to a council estate, therefore misleading the original buyers as this definitely wasn’t on the cards. The reviews don’t lie. Lots of 1 star reviews and I can understand why. Shocking company and shocking estate. DONT BUY!!!!!!

Do not recommend!

From the moment I walked into the sales office as a young, solo female, I was patronised and basically laughed at by the two also female sales associates. I was told I had no chance of getting a plot on the development as they already had others interested, despite it being first come first served; which they claimed there would be a queue out the door on release day (ended up being me and one other person waiting!). As a cash buyer, I felt that the saleswomen came across jealous, petty and bitter that I had managed to reserve my home. Several snarky comments were made throughout the process (‘all that space for one person!’, ‘how did you end up with the money for that?’ Etc etc) very unprofessional. I bought out of spite in the end, determined to get what I wanted as they were so sure that I wouldn’t. Do not recommend. However, the site team have been lovely, have somewhat fixed my many issues as the builders are absolute cowboys, and have helped out when I’ve needed them. As the site nears being finished, it is taking longer to get a response though, I waited a good 2 months without use of one of my bathrooms due to an issue. As cheap homes they are certainly cheaply made, but a good size and not falling apart I guess.

You wouldn't buy an old house without a survey!

It should really go without saying with new build homes but GET A PROFESSIONAL SNAGGER. Every home is going to have its issues, new or old. It's as important to get a snagger out as you would get a survey for an older house. Being first time buyers, we had no clue what to look for.We got one out 3 days after getting the keys, they generated a professional report which we submitted to Gleeson's who then arranged an in person meeting at my home to go over the issues and book in whatever was needed mere days later. For us, both the pre-sales and aftersales have been amazing. Very clear clarifications on anything we asked about and even silly stuff like paint finishes they are more than willing to correct.

We got our first house from gleeson

We got our first house from gleeson , but it’s been a nightmare when we are having problems in the house , yoj can’t speak to anyone , it should be done email when reporting , it took ages for them to reply I mean months before they will send someone , then recently same problem we had , happened again as it’s hast resolved on their end yet , and it’s the same it took ages before they reply or send someone to check , which the people they sending keep saying there’s no leak but water dripping in our kitchen , wet carpet in the landing, so how could it be that’s their is noLeak , eventually when we tried to connect again , it says we can no longer request any help as our cover warranty in them is already expired, but the problem is the same problem from the beginning,, took ages to respond , so of course we’re running out of time ,and now the said it’s expired !!!!! I’m putting this in here as until now we can’t use our en-suite due to a leak ,It’s very frustrating, one friend ask if I’m happy with gleeson and she is looking to buy as well and I said never again I will recommend, poor customer service , very unhelpful.terrible., this happened last year and until now it hasn’t resolved,
