GoogleWe’ve had a great experience with Folio in finding us our newest rental property. Compared to other agencies on the market, they are quite flexible and communicative and most importantly the offer procedure was extremely transparent with no unnecessary bidding wars. GoogleTerrible management, terrible communication pathways for the renters, heating issues take long to be resolved amidst the winter leaving more than 200 flats without heating and hot water at several occasions while charging extremely high rates for suboptimal services. Contractors are always super annoying, calling you while at work to change arranged appointments and to confirm appointments more than 3 times.

GoogleI am writing to express my frustration and disappointment with the recent handling of my housing inquiry at your agency. Despite initial complications, I proceeded with the process of securing. I completed all required steps, including making an advance payment, submitting necessary documents, and undergoing a salary check. However, the impediment arose when the agent mentioned their contract expiration in a few months. Despite providing assurances of continued employment and exploring alternatives such as a guarantor, I was met with inflexibility and a lack of effort to find a solution. This dismissive approach is unacceptable and does not align with reasonable customer service expectations. I trust you will address these concerns promptly and reconsider your approach in similar situations.

GoogleMy first experience with Folio has been disappointing. I would give it 0 stars if I could. The 4.1 star rating they have is not reflective of Folio. My family and I attended a viewing for a rental property yesterday which was well arranged by Inga. She shortly sent me the offer form and I submitted and signed it this morning. I had a couple questions afterwards and couldn't even reach the office two/three separate times even though they are down as opening from 9am. I've not experienced this with any other agency yet as they're usually swift to take calls - especially in the mornings which I thought was standard. So I'm not sure if it's just today or this is their usual practice. Somewhat concerning either way. Then, Inga replied to an email I sent when I was not able to reach the office and informed me that her colleague rented the property just before my family and I viewed it. Why would you take viewings for a property that has already been taken? I feel there has been miscommunication or maybe dishonesty/lack of disclosure. Either way, I've left with a very disappointing experience. My family and I were keen and excited to rent the property we viewed just to be inconvenienced and left disappointed and confused. I would have appreciated and preferred to have been informed of a cancelled viewing due to an offer (like I have experienced before) and used my time to look elsewhere. If this is the nature of the agency then I'm not sure I would recommend other potential tenants the same experience. I would also advise looking at the lower rated reviews and how many people have rated them helpful.

GoogleJust been in flat for 3 days but I would say avoid their Chelmsford development. They use special heating/hot water provider Vital Energi which has monopolistic position and been absolutely useless. No heating or hot water for 3 days. Prepayment meter only, putting lots of money and nothing appearing on the meter. Been suggesting to do some weird stuff.

GoogleHuge thank you to Inga (and Agata post-move!) for everything they did to get us moved into, quite frankly, our dream apartment. After the stress of the 'notice to vacate' on our old property, at one point, I honestly didn't know what to do. Even when things outside of Folios control occured, Inga made sure to keep us in the loop and seemingly moved heaven and earth to get us moved before our vacate date. I keep pinching myself I'm really moved and settled and it's because of the serious dedication to going the extra mile that it happened from Inga, and now Agata since we moved in. I can't thank you both enough (especially for putting up with my questions everyday!) If you're thinking of moving away from the "landlord" renting system, definitely consider Folio and the "built for renters" premise. Everything is contracted and ready, done by the book as soon as it's needed, without the fear of 'selling up'! Highly recommend and thanks again all.

GoogleI have rented a flat @ Acanthus Drive in Bermondsey from 2017 until to 2023 and shared it with my family. We have passed beautiful years within this flat and we need to mention the manager Lerayne Nisbett who was an outstanding manager. She was always helpful, very kind person and very professional and very dedicated person ever met. We need only to say A VERY BIG THANK YOU LERAYNE. We wish all the best as you deserve it.
