I’ve never rented a flat as I own one back home and after reading a lot of posts about difficulties one might face while arranging a tenancy in London, I’ve become discouraged and anxious. But the reality proved to be completely different as I’ve come across Folio London. For the first time I couldn’t believe that they don’t charge any fees and their policies are so transparent and easy to comprehend. But it’s all turned out to be true. We've chosen a flat in Halo Tower in Stratford and it's been easy and fast to arrange a viewing. The letting process's been well organised and quick too, you simply submit everything online without any headache. Folio's Tomas Mogilenko is a true professional and I wouldn’t hesitate to recommend working with him to anyone who’d like the letting experience to be smooth and effortless.

Great company in letting homes in London. They are very different to a typical estate agent. These guys are the actual managing agent for the builders and cut out all the usual fees and admin in between. So it’s easy and straightfoward. Highly reccomended!

I don’t know how Folio can reach almost 5 stars MAYBE they are all fake reviews.Take my suggestion and STAY OUT from anything that has Folio as a management team. This is the worst housing association and landlord ( for me ) that I have ever had in London. They are not helping you at all if you have any problem is better for you to fix it yourself because they are really difficult to reach by phone (they can also lock your number) and even more via email. The team is continuously changing (I wonder why) and you have to repeat them everything back again. If ( and that's a big IF) they answer you they are always in a defensive mood and not helpful at all. WORST WORST WORST COMPANY EVER. I'm really fed up with them is always a nightmare when something happens in my house and I know I have to contact them ( that's a pity though cause they have really nice apartments that lose completely their value with all the problems you have after) Hope that with this review I can save you some time and mental health dealing with them in the future, I would have loved to be warned before signing the contract with them)

Recently rented with Folio at Stratford Halo. Viewing set up nicely by Tomas and we were shown everything in detail what the building offered us. Very smooth renting process. Everything done online, including all payments and signing of contract (unlike my previous agency which called us to their office). Best part is that there are no Admin or Agency fees. Prompt reply to our questions over emails and Tomas was very helpful. Would highly recommend.

Together with my wife we are renting a property from Folio London. There is no words that I can find to describe how great this guys are. First of all - they didn`t charge us crazy amount of "entry fees" like other agencies do. Before we moved in to the property, we got a list of furniture that they can provide. Some of it brand new !!! It is very convenient that they own the property so there is no "landlord delays" involved. All decisions are very quick. They are very flexible with any changes made within the property. Our agent Jey Velupillai always says that He is here to make us happy :) And we are indeed ! When we had a problem with a boiler it was dealt quick and painless ;) and Jey was checking few days after if everything was fine. Professionalism and high customer service level. Best "Landlord" we`ve ever had !! :D
