TrustpilotDO NOT RENT WITH CPS
Honestly one of the worst agencies in Cardiff. They lure students into their offices and practically force them to sign a contract. Been to their offices twice in a week: on Tuesday we were scheduled for a viewing but were told we couldn't actually view anything if we were not willing to sign a contract on the spot. instead, we got booked in for a viewing the next Thursday (don't ask me how that makes sense). Coming back on Thursday, expecting a viewing for 3 properties we chose, we were AGAIN told that we would not be able to see any properties if we did not want to sign a contract the same day. Keep in mind, that we are all students and need to discuss this kind of decisions with parents who are essentially the ones paying for it. Properties can also look very different in person than they do on pictures so a day at least for consideration would be nice. They also like to threaten you with time, saying that properties are gone the next day. Keep in mind, the ones we were going to see on Thursday were the same ones that were up on Tuesday and the week before, so that statement is not necessarily true.Just be careful with CPS if you decide to rent from them in the first place. They like to pressurise you and take advantage of your inexperience in renting.

Good morning, Thank you for sharing your feedback with us. We’re sorry that you had a less than positive experience during your visit to our Woodville Road branch. We’ve reached out to you via Trustpilot’s private messaging platform so that we can discuss things further. Addressing the points made in your review, we believe it’s the quality and quantity of the properties we advertise that means we view with up to 60 students each and every hour of the working day during what we call Cardiff’s ‘student lettings season’: a period where hundreds of groups are house-hunting for next academic year’s accommodation. The atmosphere within the office is positive and excitable, as groups secure their ideal homes with their ideal housemates. As we often let 30 properties per day, it’s common for some, or even all, properties that were selected to be viewed at the time of booking the appointment to have been let by other groups by the time the appointment goes ahead. This is especially the case if there is a big gap between booking the appointment and the appointment itself. For this reason, we always ask about a group’s requirements when booking (location, proximity to uni, budget, must haves, must-not-haves, etc), so we can suggest alternative properties if some/all of those selected are no longer available. Not only that, but our staff know the properties inside-out, and the sheer volume of choice online can be overwhelming, so we like to understand what the group is looking for in case we can suggest a property they have missed when browsing our website. Groups regularly choose to let properties that they hadn’t even cast their eyes on before coming in, which we like to think is testament to our Lettings Team’s dedication and capability for pairing groups with the right property for them. Some of our reviewers have even commented on this. At the time of booking, we always ask that all of the group try their best to be in attendance for the viewings appointment, as we usually find that everybody wants a look and a say, which is understandable for what is a big decision. Not only that, but due to the high-speed nature of properties being let, it is highly likely that a property viewed ‘today’ will not be available in a couple of days’ time when those who did not attend the first appointment may wish to view. It’s therefore likely our Lettings Team asked whether, if you were to view a property ‘today’ that you liked, would you be in a position to proceed with it. If not, then in order to avoid disappointment, we would always recommend viewing at a time when all the decision-makers are present. We have now helped over 3,000 students secure accommodation for next year and we’d love to do the same for you. Either way, we wish you the best of luck in your future endeavours to find a new home. Kind regards, The CPS Homes Team.

TrustpilotFast, efficient, organised, effective
We have dealt with CPS Homes for many years. I have to say, they are reliable, more efficient than ever, personable, competitively priced, and 'on the ball' when it comes to getting tenants in and contracts sorted (we use two agents, the other one appears to be moving through mud by comparison, inaction, miscommunication, sloppy).CPS, like most agents, has had criticism directed at it over the years. I can't speak for people's personal experiences, or their forays into property development, but we wouldn't work with CPS Homes if they were in any way dishonest or treated tenants badly. Another thing worth noting is how CPS Homes has responded to the new Welsh laws/regs, Welsh Government has seen fit to totally rewrite the rules and terms of the tenant, sorry 'contract holder' and landlord way of working. (If the changes make things easier to understand, landlords more acountable, homes safer, and things fairer, then it's to be welcomed.) However, some clauses in the new standard Government contract specifically allows tenants to sublet rooms, not only will this set off alarm bells in the head of any landlord, but the fact that the Government is giving tenants the right to infringe upon HMO regulations and laws, and thereby put landlords of said HMO into a position where they are in breach of the law, has been a big concern to us. CPS Homes to their credit have been all over this, and their contract wording has dealt with this and other areas of concern so as to protect landlords from this unnecessary exposure and potential for trouble by the well-meaning Senedd meddlers. In this, CPS Homes should be applauded because not all estate agents have been as pro-active, and I know this for a fact.We like to think, well, we do, have a positive and healthy relationship with our (mostly) student tenants, by which I mean as a small, hands-on landlord firm we are sometimes in direct communication with tenants, especially when it comes to dealing with issues, because we carry out most of our own maintenance. I have been involved with lettings for around 20 years and have dealt with many Cardiff agents in that time, and what I have sometimes found is that both agent AND tenant have felt let down, or they're getting a poor service from these agents. There have even been instances where landlord (me) and tenant have come together to argue with an agent (whose name I won't mention) over its deposit depletion tactics! Working with CPS Homes seems to complement what we do, and aid us in providing our landlord services. They come highly recommended.

TrustpilotGreat help :)
Kelsey was really helpful in finding properties suitable for us. Although those we had originally booked to see were now sold and there was no communication of this, Kelsey showed us other properties suitable to our criteria, allowed us to view them and helped us finalise all the details!
