GoogleTiffany was great, enthusiastic and provided excellent service to me when selling my house. She dealt with any communication for me and was always quick to response to my enquiries. She made everything really easy and smooth and took a lot of the stresses away that come with selling your home.

YellPredatory Letting Agents
Predatory letting agency that takes advantage of students. If in any doubt see the peice Joe lycett did on them a few years back. I can assure you nothing has changed since then.

TrustpilotTHANK YOU JORDAN, FLORENCE AND MAX
In 2011 I decided to leave Cardiff and go back home to North Wales to live, entrusting my house in Cardiff with CPS as a letting agent and over the years the company have done a great job looking after my house, sorting out tenants, contracts, maintenance etc. The reason why I’m writing a review now is because I wanted to say thank you to 3 individuals in the company for their excellent work recently. My tenants of 4 years were leaving once their contract expired and Jordan, Florence and Max were there to sort everything out, from re-marketing my property, property check out inspection, inventory for DPS regarding bond, obtaining Employer references and credits checks from the new tenants, and making sure they were happy and if they had any issues, the list could go on! I had total faith in them as they were in constant contact with me via phone or emails, sending me 100’s of photos of my house interior and exterior, to show me what condition the house was and what needed to be done before the new tenants were moving in. They organised all the contractors to do the maintenance works which was fantastic as I didn’t have to travel down to Cardiff to sort anything out! For potential landlords or tenants who want a trustworthy letting agent, I highly recommend CPS Homes, and within the company JORDAN PARRY, FLORENCE BAILEY AND MAX EVANS. Thank you, Diolch. Wendi

TrustpilotUPDATE CPS CARDIFF ARE A DISGRACE
My view on how my partner and myself was treated by CPS homes Cardiff was removed. I am fuming. We were left in a flat with rat droppings and urine then for months and months decomposing RATS and swarms of FLIES ( due to the rats) no help was given except " we are doing all we can. " My health suffered terribly as did my mental health. I was doing my masters at the time and being in lockdown there was NO where to study, no cafes, bakers etc open. We were unable to cook in the flat due to the revolting smell of dead rats ( underfloor boards and in the wall cavities) could not eat in there due to the same, could not stay in the flat doing on line classes, revising or in fact anything I should have been doing do with my University Masters exams. We bough food daily and ate in the car. We were left for months we could not wash our clothes as when drying on radiator the pungent smell was on our clothing. This is just a little bit of what these supposedly " letting agencies " left us in. They are NOT fit to serve the publicWe were offered half of June!!!!!!!!!!! So that was £350.00. We were living with decomposed rats and swarms of flies for over 8 mths. No help was offered. I have the emails sent to you, the replies you sent back and the " we have done all we can it is the landlord that has to give us the go ahead"We asked several times for Tom's address but we're told " we cannot give you anything due to data protection " a lie. I have asked over and over and over " I want all correspondence between you, the landlord and us and the pest control reports " only reply we have had concerning this was " we do not have anything on file from the pest control as we do not keep any records " another lie. We could not cook, eat, wash clothes and spent hundreds of pounds buying fresh food daily and buy clothes from the supermarkets as the pungent strong smell of the decomposing rats was on the clothes after washing them and drying on the radiator. We were in lockdown so nowhere to eat, nothing open to wash our clothes. We bought fresh food daily are in the car.I am asking on here to e mail me all Information I have asked for over and over and over. All correspondence and pest control report.I AM ASKING FOR HELP YOU COULD AND SHOULD have given at the time. We were given help price rent for June ( disgusting ) we payed water, council tax standard usage for our electric when the property we were left in was uninhabitable. Can you reply to this you are going to send over the informationYou have so my emails, photos and every reply we sent back to you. What other information are you needing ???????????? We are STILL waiting for all the information mentioned in the above reviews asked for over and overPlease can you let me know how to put on photos and videos of the filth we were left inQuick update STILL WAITING for a reply from this so called " professional" letting agency. I have been asking for OVER 3 yrs for all correspondence between yourself and the person who is not fit to be called a landlord and definitely leaves tenants in an unsafe place to live while NOT offering help, taking months to reply about the decomposing RATS, the smell, the flies and the health issues caused and this " letting property " did NOTHING to help. I have asked on her to send me by email the emails sent from CPS to TOM to CPS, ME to CPS and CPS to me. Also I have been asking over and over for the report from pest control which you have told " we do not keep any copies of this nature " citizens advice beg to differ. So AGAIN on here for the 3rd time please send all the information I have been asking for over the 3 years. My post keeps getting removed as CPS say " get directly in touch " suprise suprise NO reply back.Rent was reduced for 1 month by £350.00. They payed more than that in council tax and water rates they HAD TO PAY EVEN WHEN WE COULD NOT STAY THERE DUE TO THE SMELL AND THE FLIES.YOU ARE A DISGRACE TO LETTING AGENCIES. THE PERSON THAT MET US AT THE PROPERTY COULD NOT STAY IN THE FLAT LONG AS THE SMELL WAS MAKING HIM GAG AS WAS THE SWARMS OF FLIES. PLEASE SAY THE TRUTH. WE HAD A £350 RENT REDUCTION FOR THE LAST MONTH AND LOST HUNDREDS. IS THERE A WAY I CAN SEND PHOTOS OF THE STATE OF THE BUILDING PLEASE ? AS THE ELECTRIC METER WAS DOWN A BASEMENT WITH MASSIVE HOLES IN THE WALLS GOING STRAIGHT ONTO A DIRTY RUBBISH FILLED BIT OF GRASS, HANGING WIRES FROM THE CEILIN, WATER DRIPPING NEXT TO THE WIRES, WATER RUNNING DOWN THE WALL, NO LIGHT ON THE STONE UNEVEN RUBBISH FILLED STAIRS TO GO DOWN AND NO LIGHT IN THAT ROOM. OLD MATTRESSES, BROKEN GLASS ETC COVERING STAIRSCAND FLOOR.I AM ASKING TRIP ADVISOR IF I CAN SUBMIT PHOTOS AND MINI VIDEOS WE TOOK TO SHOW HOW THESE SO CALLED " LETTING AGENCIES " LEAVE THE STUDENTS ONCE THEY HAVE SIGHNED

Good afternoon Mr Whatmore,Thank you for leaving your feedback. I’m sorry that you have felt the need to contact us in this way.I’ve had a look back through the notes for your son’s tenancy in 2020 and I can see that an issue with rats was reported to us on 17th April, which led to us raising a job for pest control to attend as soon as possible. As you mention in your review, we were in the midst of a COVID lockdown, which meant there were delays in contractors attending properties across the country. I appreciate this must have been frustrating to the tenants, but it was sadly was out of our control. If we could have arranged for a contractor to attend the same day, we certainly would have. The soonest we could get a pest controller out to the property was 21st April. We checked with three separate pest control companies, and I believe you even tried to arrange for someone to attend sooner yourself, but the 21st was the closest available date from all companies contacted.Pest control baited the property that day and followed up a week later, when the property was baited again.Shortly after these visits, the tenants did contact us to report an odour in the property. We arranged for a member of staff to meet you and the tenants at the property to inspect. Unfortunately, there is always a chance that rodents will die in the wall cavities after treatment of a property. I appreciate this isn’t pleasant for tenants, but sadly is unavoidable in many instances when dealing with this type of problem. Pest issues are, unfortunately, common across the Cathays area; though having pests in a property does not necessarily mean that there is a significant structural issue with the building. Over the lockdown period, we had more issues reported than normal as properties were left empty by student tenants travelling home for lockdown. This meant there was less rubbish left out for collection, so less opportunity for pests to access food. As a result, we saw an increase in rodents accessing properties. Again, unfortunately, this is something beyond our control.I am glad to see that the tenants received a reduction in rent due to the issues they experienced during this time period, which we successfully negotiated with the landlord on their behalf. I also note that it was agreed for the tenants to be released from their tenancy agreement early, which they requested due to the problems reported. This did, unfortunately, take longer than we would have liked as the landlord wasn’t initially responsive. Tenants sign a contract between themselves and the landlord, meaning we are not party to it, so we have to seek authorisation from the landlord to end any tenancy early. That said, we were continually fighting the tenants’ case with the landlord.I can see that you submitted a complaint at the time, which was responded to, and you have periodically raised this chain of events over the last couple of years. As we had exhausted our communication to you, we provided you with the landlord’s correspondence details so that you may make contact with him directly.I hope the above demonstrates that we were not of “no help” as we negotiated a reduction in rent, early release from the agreement and arranged the work that was required. We acknowledge that we may not have been as helpful as you’d have liked us to be, but there is a limit to the level of power an agent has when managing a property, as we are not the owners of the property.I’m sorry that the tenants had a bad experience in their property, though we hope that the advice we offered, the reduction in rent we negotiated and the early release from the tenancy we secured went some way to help remedy the situation.Kind regards,Marie.

GoogleMost of the staff there were incredibly nice. Amber and Jack specifically handled our concerns very well and we're very informative and helpful. However, we faced rprested issues with who we assume to be the manager - Scot. Scot was very passive aggressive and constantly passed us around new people even though the workers were reluctant to keep being swapped around aswell. Even after discussing our concerns with how we were talked to with Scot, his apology was not genuine and passive aggressive and we almost didn't sign due to his behaviour. The only reason we did sign was due to how lovely Jack and Amber were, who assured us we wouldn't have to deal with Scot's blatant rudeness again.

She made everything really easy and smooth and took a lot of the stresses away that come with selling your home.I also dealt with Chelsea when purchasing my property and again she was very good and there was some problems that arose, which were through no faults of CPS, but more to do with the vendor. However, Chelsea constantly engaged with me and liaised with them and their solicitor to try and come to a speedy resolution, and if she wasn’t on the ball, proactive and tenacious the sale, would have taken far longer than it did.
