GoogleGreat viewing experience with Citu. Unfortunately the property we viewed wasn't for us which was a shame, but Sarah was great. Really helpful, informative and looked at different options that would suit our budget, needs and lifestyle. We have viewed a lot of houses with many different agents and this was by far the best and most personable experience. Thanks Sarah :)

GoogleI am fortunate to be in a position to offer feedback on this company from two different perspectives:
From working with Citu in a business to business standpoint, my experience has always been pleasant and efficient when communicating with members of their team both on-site and in the office. A collaborative company with a great vision to improve the areas they build in and easy to work with.
From a customer point of view, when registering my interest in their Climate Innovation District development, I received a prompt and professional, in-depth response and nothing was too much trouble.
Would highly recommend.

GoogleThe service, information and house tours were very professional and friendly. We love the idea and concept of Citu Homes especially the community element. The modern interior of the home was something new which appealed to us. Our issue was the building had no built in storage solutions. This meant a two bedroom would soon become a one bed as the second room would have to be very multifunctional. Therefore it didn’t meet our requirements.

GoogleI've experienced fantastic service from the Citu Team - Sarah has been positive and proactive in providing support on the purchase and moving in, linking to Megan who did a fantastic hand over. Megan has continued to provide outstanding support on WIFI, heating systems and other technical matters. Nothing is too much trouble. She has always been available and helpful and always comes back with a comprehensive and positive solution.
Brilliant teamwork and support - thank you both.

GoogleSuch an inspiring project in the heart of Sheffield, Kelham Island. I'm moving to the city and was very interested to see something different and in the eco range of building. The Kelham Central development didn't disappoint.
Sarah, who introduced me to the project in their 'home office', used clear visuals and was able to answer every question I posed. I was impressed by the financials and the community philosophy, particularly the fact that the project ends in the largely self-determining, shared freehold ownership management model.
I was then given a hard hat and boots and we went off to see the houses that I was interested in, still in the process of finishing and surrounded by building in progress. It was good to see aspects of the construction as well as the finished 'show house' and we considered the impact of materials used inside and out - again Sarah absolutely informed and very open. The supporting brochure on the house gave good detail, down to the make up of the carpet materials.
By giving so much background on the design and execution of all the buildings in the scheme, Sarah outlined the ways that a sense of community has been designed into the accommodation through access and shared areas but also how privacy is promoted - in one case by reversing living areas of adjacent buildings.
Sarah also made the buying and moving in experience sound very personal. It's very appealing and much to think about. Thank you Sarah.

GoogleUpdated: We had not surpassed the time limit between reserving and signing the contract, and you put the price up without communicating that to us. If you can’t see the problem with that then I don’t think you can have improved very much.
We reserved a flat in the Kelham Island development. After many, many problems and abysmal communication, we saw that the buying price had rose by £30,000, after we reserved it. We rang to check this and they told us we would also have to pay this, even though we had reserved prior to the price hike and they hadn’t informed us of it.
We pulled out and they said they would refund us our very high deposit (£1500) without 30 days. 30 days later, no deposit. Called them again and they said they were not aware that we had pulled out. They did transfer the deposit but regardless terrible experience and would avoid this company in future. We then bought a house from Walshaw Homes and had a much better experience.NegativeResponsiveness, Professionalism

GoogleWhat can I say about Citu?
I’d say the area that’s built is a spot on area. Small bars, restaurants and cafes are next to us. It has its own character, independent. Could say stands out from the rest. Everything it’s nearby.
Unfortunately, the cons are way more than the pros. CITU is a cheap company. I mean really cheap. The communication’s terrible. If they were a MASH, children’s services trying to save/put down a child protection plan for the children would be a lost cause.
I had some exposed wires outside my place. I insisted on hiding them so they listed it as an ASAP. I think after 8months, roughly, they covered them! Guess better late than never. Had issues in my place, and a lot of issues, still do. If they had a couple of days to assign the appropriate workers to my place everything would’ve been done. It took months. My guarantee ended last year, they emailed me in late Feb that my guarantee ended asking me about my defects. And, of course, that took a while, still has some defects, maybe in 2025, everything will be done.
Not responsive to their emails, you have to email about 10+ and if you’re lucky you will get a response. The last emails I got from them when I emailed about my defects said that TODAY the allocated things will be fixed. Unfortunately, nothing was fixed. I had issues with my shower door, everything was coming out and I had to clean the shower every time I finished. I asked if they could replace the shower door but they didn’t see it as a defect. I had my light switch installed wrongly. I fought for my light switch and heater in the kitchen to be replaced (do have pictures). My heater upstairs is a small one. In winter my bedroom is freezing. They refuse to change the heater because this is how the designer designed it. I visited one of my neighbour's flat, the same house, it’s like a reflection of mine. Their upstairs and downstairs bedrooms are both medium heaters. Unfortunately, CITU was/is so proud that they refuse to change my defect (defects caused by their own company) because that was how they designed it and it cannot be changed.
I do not know who the designer is and can only talk about my situation, honestly terrible. I would suggest maybe going back to uni or trying out a different job. That includes the rest - Megan and Chris Thompson (was told there are many Chris’s) - nothing personal, it’s business (since they treat us as the same). I felt and still do like a number, like now that they sold the place that’s it. Felt like I was taken for granted, only care about money. Not bothered about my issues, issues created by CITU and their designers. My issues are still hanging there. A parking spot is about £14,000 and prices increase. I would suggest if you are planning on buying one of the plots after you move in check with your neighbours you’ll find differences. I would suggest also, having a chat with the residents there, getting feedback and then deciding. It does sound like I'm exaggerating. From my side, the only proof I have is the emails I exchanged and pictures. You need more proof ask the neighbours.
Wish you the best of luck.

GoogleSimply woeful company.
They market themselves very well but do not be fooled their after care and customer service is completely non-existent. To any prospective buyers please spend your hard earned money elsewhere. They hide being COVID as an excuse for not being able to rectify issues however they have hundreds of workers on site 7 days a week and continue to build and fit out new houses all around me.
They were very quick to use myself and my property in their marketing and PR campaigns but not so quick to speak with myself regarding issues, in fact I have just been ignored on several occasions. I have lived in my property for 15 months now and still have no clarity on when the numerous defects will be rectified. They use the classic deferral tactics of coming to your property to 'document' your issues then you never hear from then again. Moreover nothing even gets noted down. They have been to my property at least 5 times. Issues include:
- Subfloor in every room is very very creaky and loud which disturbs people below.
- Wood flooring on both stair cases has large gaps up either side. (Citu have actually said this is normal and would only seal this up as a 'gesture of good will' which is rather insulting.)
- Wood flooring splitting in numerous places.
- Carpet in bedroom bobbly and not sealed around the door.
- Bannister damaged by tradesmen and not rectified.
I paid an additional £2,000 to have a kitchen island in my home which took 5 months for them to actually fit. I was left for the majority of that period with no Quartz top on the island and no one would communicate with me as to where it was.
Numerous times CITU have allowed their construction workers to be polishing concrete extremely loudly at 1am waking up the whole estate, which had to be reported to the council.
90% of what is fitted internally is subcontracted and the workmanship is extremely poor. When it comes to rectifying issues their subcontractors have either quit or been sacked (lost count of how many joiners they have had.) Same goes for their customer service/remedials team. Also have paid £18,000 for a parking space for the car park to be terribly flooded with muddy water for my first year there with no compensation offered.
I have voice recordings of CITU's own contractors referring to their customer service team/CITU in general as 'like talking to a wall.' Which pretty well sums them up as a business.
If anyone thinking of buying from CITU would like a discssion with myself before doing so please feel free to contact myself via Instagram @Frazerconnelly

GoogleI love my new home, I love the innovation and concept for creating a new more sustainable home and build a truly unique house within a beautiful environment. My home has stayed a consistently warm temperature right throughout the house during the winter months and I am really looking forward to being here in the Summer to enjoy the stunning outdoor space that is shared right across the community. All of the residents I have met have been lovely and there are community events for those who want to take part and everyone is happy to help each other with real community spirit. I can see that snagging issues are being resolved by subtle design changes aimed to improve new properties as the site progresses so though I can see others have posted bad reviews and have had issues this has not been my personal experience which is all I can make comment on. I really love living here and cannot wait for the coffee shops and restaurants to be built to further enhance the whole area.
Also a huge thanks to Danielle who has been great not just in helping push the sale through really quickly but in answering any questions quickly including in the months since we have moved in.

GoogleDanielle has been instrumental in helping the process of buying our first home run smoothly. She has gone above and beyond to answer questions, sort out any issues and help us stay excited throughout what could easily have been a really stressful process (thank you!). Even at such an early stage in the development, you can tell from walking around just how much care has been employed in the design, the details and the innovation. We're looking forward to watching how the community and spaces grow around us over the next few years :-), Edit: 9 months after moving in.
Citu have continued to be fantastic throughout the time we have lived here. We are so happy with our house, the spaces around us, and the friends we've made here. It's exciting watching the development change and improve over time. Moving onto a development before it was finished was initially a worry for us, but the benefits of buying early have definitely paid off for us. We have a great relationship with Citu as a company; they are a small developer, so we have always been able to speak to the person we need to speak to easily. If we have had any issues with our plot, they have been resolved for us quickly and efficiently. Super happy to be here!

GoogleCitu is an unprofessional organisation.
Great marketing (including misinformation), poor delivery.
They do not meet deadlines or quality standards they set for themselves. People moving in late (months) and defects left (they claim it will take a month we are 9 months in). Defects are not small and can include roof leaks, plumbing issues and missing parts to kitchens.
They regularly cut power and water without 24 hours for planned buliding works. They change gates and passcodes without prior warning. They share an entrance and car park with residents. Residents pay about 15k to park cars which regularly get punctures, have damaged paint work and are covered in mud.
Their communucation is very unprofessional- if they communicate at all.
My advice would be to steer clear of Citu. Buy a house in the CID after people have lived there a year or two so defects are fixed and you do not have to deal with Citu.
The majority of the 5 star reviews are from people who had not yet moved in or work for Citu.
EDIT: in response to citu's response below in regards to the "misleading statements in my review", these are the facts:
• false marketing example - their web site says they won't sell to investors but they are now selling to investors.
• since moving in 9 months ago we have had at least 3 water interruptions one of which lasted several days and only one of these came with bottled water
• 3 disruptions have occurred to the Internet
• 2 electricity supply cuts one of which we were reassured wouldn't affect us
• when my previous review was written there were 5 reviews written by people who either work for citu or are sub contractors 3 others do not live on the site.
I welcome the update that the timeframe for the resident and constructor entrance has been updated from October 2020 to Spring 2021.I understand it has been a difficult year due to Covid and I am pleased Citu have been able to complete an additional 24 houses since we moved in.

GoogleAbysmal company.
As others have noted - market themselves very well but after sales care is non-existent .
We have had multiple defects in our flat which we have repeatedly noted and reported , including but not limited to:
- Cracked kitchen worktop , which is actually split on the sink rim.
- ‘Knocking’ pipes in the bathroom every time the toilet/sink is used .
- Excessive condensation on all windows- this has caused damage to the walls and further complex issues.
- Paint marks and poor finishing of the bathroom door and kitchen worktops.
- Skylight leaking ; leading to damage and mould .
All of these issues have been inspected by a builder and confirmed independently ; then no further action taken and all communication just circles back to ‘confirming’ defects . Have to consistently chase to get any response and all responsibility is shirked - using the tagline ‘within design margins expected’ .
There is zero accountability for their build quality and very little customer support . Even when you raise any issues collectively, things just get kicked further down the line. For instance, the entrance to our building has an intercom system, however this is not connected to the entrance door (which works on traditional lock/key). Collectively the residence raised the issue with Citu as we have not been able to use our intercom system, and after multiple emails communication we were told Citu would not fix this issue and this is the ‘design’ .
Further to this is the extremely disappointing effort made to communicate with residents . Examples include :
- Short term notice for making ‘essential work’ to the parking structure ; no explanation of what this is and an expectation to park elsewhere during said work . With no compensation or other parking offered . When we have paid £14000 for the parking spot .
- Internet shortages
- Cold water ; no notice or acknowledgment of this .
- Long response times and vague circular replies when issues are raised . Blaming all but themselves.
They market themselves as an ethical , sustainable company with a long list of awards . But once they get their money they are disinterested and have no accountability .
The flats are in a brilliant location which masks citu as an incompetent, unprofessional company who do not care for their clients.
They hide behind covid as an excuse to not be able to help yet they have workmen on site every weekday - and since we have been there they have put up a whole row of houses.
Full disclosure ; my girlfriend owns the flat and I live there ( before I’m not on the books as a homeowner)
Do not buy with citu.

GoogleWe were early adopters to CID and have lived here for 2 years in March. For us the move and investment in the CITU vision was a real leap of faith, but we are so glad we did it. We love our home, and the community. Living in a developing community has challenges, but the ethos we bought into is still exciting. Any issues we have had along the way have been ironed out and we are excited about development of our community. Thank you to Danielle and the CITU team.

GoogleThis review is based on the defect/snag process.
6 Jan 2020:See photos for examples of the defects in homes sold and built by citu. I’ll update if there is any resolve made by the developer. These items were highlighted six weeks ago and no one has responded or made any corrections.
The lack of response is a repeat of the communication received when trying to buy the house.
14 Jan 2020: @citu thanks for the reply on google. Someone came and looked round the house and agreed that the finishes were very poor but since then no-one has got to back to us regarding when repair work would start. The bins remain insufficient (2 household bins for at least 5 residences and 2 commercial units), and on this subject no one is providing a response. As a developer who prides themselves on sustainability I would have expected recycling bins to be provided too.
23 Feb 2020: Citu still have not rectified the defects with the house and not provided any timeframe for when repairs will occur, or provided recycling bins (additional waste bins have been provided). Another technique which they are using to avoid carrying out repairs is by stating that defaults are within acceptable tolerances.
8 April 2020: Some areas, such as faulty MHVR and Electrical meters, have been rectified by Citu ☑️. Other snags surrounding the final finish of bathrooms/carpentry remain outstanding but Citu are in contact with me and other new home owners and are responding to issues. Work has slowed down on site due to COVID-19 which I anticipate will create unforeseen delays for work items such as snags. The bin situation has not been resolved, and the council waste removal contractor Veolia does not collect waste from all the bins stores. Further discussion need to happen between the council and a representative from Citu. The result is rubbish bags are piling up in some of the bin areas.
3 August 2020: Whilst building work has increased onsite, the snags remain outstanding. Citu have not provided any communication on when/how they will fix the snags. As more residents move into Lizzie Lane it is evident that the snags are repeated in each house. The poor workmanship is shameful given the high cost of the houses. And the lack of active communication from Citu despite frequent requests is an example of the disorganised nature of the company that I’ve experienced.
