Roman Park Tring Poor Build Quality & Unwanted Supermarket

We're selling our Cala Home, Roman Park in Tring and no longer live there due to the super poor build quality. My wife got soo stressed at the total lack of sound proofing between the internal walls and floor. There is literally zero privacy and having to tip toe around after the little ones have gone to bed is ridiculous. The sound proofing between the houses is awful also. Should I really be able to hear the neighbours walking around and even their little one crying between the terraced walls!If I go into the loft I can see into both my neighbours loft space and the so called wall in the loft is just timber and plasterboard. Another issue is the supermarket planning permission on the land supposedly intended for other use. I'm now (well, we don't live there but the poor soles that buy the house) going to be walking out of my front door and immediately seeing a supermarket. Not to mention all the extra cars, noise, trucks, mess, late night park ups in the 105 space car park! Nightmare. One house on my street already sold. 3 others up for sale. Says it all.If Cala did money back guarantees...

The sales team at Cala Jordanhill have all gone above and beyond for me to make my move possible. Sylvia, I know ,worked very hard to put everything together and make it work . Thanks to her , Victoria and Lisa- and to the extended team in part exchange. The house sells itself, beautifully designed and finished , but getting the reservation and sale over the finish line was amazing . The team are professional and welcoming - most importantly they make your priorities their priority. I would recommend their product and commend their staff.

Don’t trust Cala

Bought our home at Roman Park in Tring in 2021, expecting part of the estate to be used for light industrial or office space as confirmed in our legal pack and by their sales team. 4 days after we completed on our purchase Cala sold the land to Lidl to build a large supermarket at the sole entrance to our street of over 100 homes. Cala breached their planning conditions in doing so and refuse to compensate those whose house prices are going to fall as a result.Cala’s board have shown complete disregard for the impact on residents and their customer service is shocking.Also, they continually try to avoid having to correct snags, claiming is is general wear. If you stored your plasterboard correctly it wouldn’t shrink as it dries out!Complete charlatans. Avoid!

Deceitful Cala homes -

Purchased a new build on Roman Park, Tring, our ideal family home after living in tring for 10 years. However a parcel of land on the site designated for light industrial/ office as per adjacent industrial estate for one small development will possibly be a low discount supermarket !. From legal convenance searches / planning use classification check at purchase stage , this was never the intended use. However Cala homes decided once majority of plots purchased on phase 1 directly hugely impacted by this, to sell the land to a supermarket chain, very underhand and deceitful knowing such new occupiers are financially locked in. We are know spending money to fight this with a lot of other neighbours as currently in planning application stage. Rather than comply with a planning condition and build or sell the land for its legal use, taken the easy option for profit and show complete contempt for us who have paid a lot of money for new build houses. Not the experience or stress we signed up for. The impact of the supermarket is immense, access road shared with houses, to narrow , traffic build up / environmental / noise impact and frankly a corrupt underhand manoeuvre by a so called reputable house builder. Buyer be aware. Also be aware of housing association designated areas on Cala sites, we was informed was private affordable tenants, turns out are some council tenants housed by the housing association , just takes one tenant to cause lots of anti social behaviour- drug dealing , police raids and a fire all in the space of 12 months !. Dream house is certainly not with a neighbour like that.

Cala are liars

Cala are liars We were sold the dream but they forgot to tell us they had sold a plot of land on our road to LidlIn all the legal documents we were advised it was for B1 use ONLY (an extension of office space already there) Cala only care about their profit margin and therefore sold the land to the highest bidder and changed the use while we bought our homes with no appropriate advertising. Some residents have had a meeting with the area manager who said he could see the stress and strain this was having on our families in Roman Park and has done nothing to withdraw the application as the monetary commitment is to high. Morally and ethically they are creating mortgage prisoners and impacting on everyone’s family life. People have spent hours, days on this issue, everyone is out of pocket with legal commitments to fight this. The impact is great on everyone involved. DO THE RIGHT THING CALA AND WITHDRAW THIS LUDICROUS APPLICATION OPPOSITE PEOPLES HOMES ON OUR ESTATE, the health and safety impact alone is inconceivable, this is an area of outstanding natural beauty. Withdraw this opportunistic land grab.

Sadly a 1 is to higher rating but it wont let u do minus.With cala u get a unforgettable sale. A real experiance of lies and betrayal. Thats quite harsh actually i mean when buying a home i suppose it just slips their minds that theres a huge supermarket going to be built.🤷‍♂️U get to buy a home u dream of staying in forever in a lovley peacefull estate.They do fail to mention a very small minor detail of how they have sold land to a supermarket even though the land is marked for other uses.So imagine sitting in your expenaove nice new home as the lorries thunder by and the cars que to get in and park where ever they like.If u question them about this then ur basiclly laughed at with the attitude of we got loads of money not our problem now.If u are a keen lorry spotter or like nothing better than rattling cages moving at stupid oclock than cala can provide u with this.If u have young kids who like to play in the street and u would love to add some danger to their games with loads of traffic than choose cala If u have ever thought id love to sit in my garden with a nice smell of decaying food in bins and some pet rats than 100% cala is for youThese are the problems we will face when this supermarket ia built but its all fine and dandy because carla made millions out of the supermarket and lying to home buyersIf u like any of the following than obviously buy from cala and dont forget their 5 stars here

Buyers BewareWe thought we had bought our dream home unfortunately they had secretly sold the land to a low cost supermarket within our development. So we will basically be living within a supermarket.We know of 2 house sales that have fallen through due to finding out about the low cost supermarket plans.We were lied to about how the land would be used, and we believe that they had already agreed to sell the land without informing buyers.If cala reads this please do the right thing and withdraw the proposed sale immediately.You are effecting people's lives and creating mortgage prisoners

Shocking experience of emergency help line

I have lived in my flat built by Cala homes for 1 year now. Today I had my balcony door open for a couple of hours and then when I went to close it I found that it would not close. I called them immediately as I was concerned that my flat is not secure (it is not weather proof for one, but it is easily reachable by way of a ladder). My concern is that if I go out to work, my clearly numbered parking space is empty and therefore my flat is shown to be empty. I am out all weekend working shifts at the hospital so I can’t be home. I am also concerned as a single woman living on my own, that my flat will not be secure even when I am inside. The door is clearly open and if anyone has seen in the windows they will see I live alone. I phoned Cala homes emergency support line as my flat is still under warranty. I was informed it is not an emergency and to call the customer assistance line tomorrow. I explained that I was working the next day and really needed it sorted because of a couple of reasons: 1. I feel unsafe as I can’t secure my home and there is no plan to resolve this today 2. My home insurance is void with my door literally being open 3. Because of the nature of my work I can’t just change my plans or work from home, I need to physically be there to care for ICU patients (babies), and I can’t just take calls or do admin as and when. So waiting until tomorrow isn’t an option as I wouldn’t be able to do it in “office hours” until Monday. The resolution was “secure it with some string and try and sort it tomorrow”. I think this is absurd and I was given no help when I asked what I could do. I got really upset. I asked if I could call a builder or something myself and get it sorted but this would not be paid for and I think it breaches the warranty. The telephone operator said that maybe an engineer would come out; if they felt it was an emergency but they probably wouldn’t. If they do come out, I will also be charged as Cala homes don’t view the security of my home as an emergency. I am writing this trust pilot review 1. To make people aware and 2. In the hopes someone from Cala homes sees it and maybe tries to resolve my concerns as I do not feel safe at present. (I live in a generally very safe area on a nice family estate and I own my home but windows have been smashed just last night in the flats next to us, and there was also an incident with firearms in the flats next to us meaning the armed police came out, so I do my best to keep my home secure)

The Sales Team at Gilchrist Gardens in Erskine has been unbelievably helpful to my family and I. Every member of the team is remarkably professional and hugely committed to customer service. My experience of dealing with Fraz and his team has been wonderful.When I call with a query they are able to provide accurate and detailed information. If they cannot answer immediately they always call back within ten minutes with the information that I have requested. Anytime I have phoned the office and they were unable to take the call because they were with a client, they always call back immediately.On a regular basis I will receive a call from the Sales Team for no other reason than to check that everything is o.k. and that I am happy with how things are proceeding. That type of service and care is not something that you see often in modern business.I could not be any happier with the service, care and attention that my wife and I have received from Cala over the last month.
