I fully recommend Michelle as an agent. She was friendly and knowledgable with no BS. Most estate agents are so pushy and in many cases dishonest and made me want to run away. Michelle was not like this at all.

They just sold our place in Comerford road for us and were really excellent. Pandemic, lock down, and absolutely useless buyers solicitors and they pushed and kept us informed throughout. Completion today. Can recommend. π₯ β¦

I have been waiting since August 2020 to receive my deposit back. It has been 6 months and I have still not got it. I was told I would get it in August. What's worse is that it is impossible to get anyone in this company to take the actions to give me back my money. I have phoned countless times and each time I am told that something will be done but nothing ever is. All of my emails are ignored. When one of the staff, Pamela accidentally emailed me about my old flat instead of emailing the new tenant I took the chance to tell them the situation and that I needed my deposit back. Pamela told me that the current tenants had to sign a contract to release my money, which is not true. I have no idea why this was said. I was told by another person in the company called Paula (who I'm informed has now left) that my deposit would be with me in a couple days back in August. When I pointed this out to Pamela they told me my deposit would be returned to me in the next few working days, this was around the 17th December 2020. It is now the 5th January 2021. Pamela has not responded to my last email asking where my money is. I am organising a complaint to the ombudsman and am going to take legal action, but thought I would leave a review as I've seen that Bryan and Keegan are keen to respond to public Google reviews instead of private emails. I am sick of the false promises. As you can imagine missing this amount of money and the inadequacy of Bryan and Keegan has caused much turmoil and frustration during an incredibly rough year financially and personally.NegativeResponsiveness, Quality, Professionalism, Value

Amazing. Having previously been with a big brand london agent, B&K are a cut above. The service is personalised, friendly and invested to get a good outcome for all. Would highly recommend. Let quickly. Great communication from both individuals (with direct lines!) and the lovely team in the back office.PositiveResponsiveness, Quality, Professionalism, Value

Lazy, aggressive and incompetent We signed a six month tenancy with the agency in Crofton Park. A one bedroom flat with a garden SE London. Whilst waiting to sign the tenancy we had constant and coherent communication. The staff started by being very friendly and welcoming. Phone calls and emails to update us on communication with the landlord and so on. As soon as we had signed, paid the deposit and picked up the keys the communication stopped. We arrived at the property and work that had been agreed upon was not complete. We called, visited the local branch and emailed requesting them to do work/clear up after work they had done badly. We heard nothing. For two months we tried and tried to seek a resolution. The agent we had signed with had been fired. We then spoke with Jon but he quickly passed us on to Rob then to Paula in another office. All staff members all claiming it wasn't their department. We then got contacted telling us they had decided to do some work on the house and needed access to the kitchen, bathroom, garden and bedroom. That 2 or 3 men would be working at the house for two week or potentially longer. They didn't ask if it was ok with us. They called just to let us know and ask if we wanted the work to start Friday this week or next. . We insisted they must wait. Our tenancy had only 3 months left but they insisted it had to start this week or the next. This is during the COVID-19 pandemic and they offered us no alternative accommodation despite us working from home and not being able to use the kitchen or bathroom for an indefinite amount of time. We were very upset and had to seek legal advice to block them from going ahead with the work. When I informed them I had requested advice from a property solicitor they finally backed off. We then asked them again if they could do the work that we had been requesting since we moved in. Again the communication went silent. When leaving the property we were charged for a long list of repairs. features that had been broken when we moved in. Repairs we had been requesting they carried out for us throughout the six months tenancy. We raised these issues with them and heard nothing.
Dear Emmet, When you viewed the property you were advised that work was being carried out in the garden. This work was instructed by the insurers of the property. We invited you view the property after the work was carried out, and before the tenancy was signed, however you decided not to. I would be happy to publish the email (with your consent). Its worth noting that the member of staff you mentioned was not fired at all. They left the company on good terms and its completely wrong to imply otherwise. Two contractors were sent to pick up debris that had been left by the insurers contractors when removing bushes and shrubbery. We also sent a contractor to attend to bleed radiators on the day your request was made. We were instructed by the freeholder of the building that the insurers wanted to carry out further work at the property the property due to dealing with potential subsidence. We were not given any advance notice so passed on their request to you. This work was prioritised by the insurers and considered essential to protect the structure and fabric of the building. We have structural reports confirming this. As the property was subject to lease, we would be expected to comply with the terms of the head lease and in some scenarios the requests or actions of the freeholders. The "long list of repairs" you referred to were deductions put forward based on a check in & check out report, which had seen and agreed to. You disputed the costs and the matter was sent to arbitration. The panel decided that the majority of the deductions that had been put forward were vindicated and awarded the landlord costs of approximately Β£500. I would be happy to publish the adjudication results which references the tenancy breaches and awards which would no doubt add a little more balance to this......

I would advise anyone to be careful dealing with this bunch. In my opinion they attempted to steal from my daughter. She asked for the return of a deposit when she left a place she was renting. For months she was told it was going to be paid and never was. I saw that her messages and calls were ignored, and assurances made but not kept. After several months I wrote to them them saying I would take the matter to the Small Claims Court in 24 hours if they did not give her back her deposit. I never had the courtesy of a reply, but they put the full amount of the money owed into my daughters account a few hours later. My guess is they would only treat young people or students his way. My suggestion to anyone is keep a record of your dealings with these people and complain immediately if you are not treated properly. Do not waste too much time before escalating your complaint to the Dispute Service, Property Ombudsman or whoever is most relevant or as a last resort the County Court. I cannot believe in 2021 there are still Letting Agents behaving like this.

I have used Bryan & Keegan to find tenants for my property a couple of times and I would highly recommend them. Amy from B&K has been fantastic and gone above and beyond. Living at some distance meant deliveries of items to ensure the property was a s good as possible for new tenants, wasn't easy - but Amy was happy to take delivery and even took the items to the property. She remained conscious of my preferences in respect of tenants and was honest about suitable and 'not-so-suitable' tenants. It was a difficult time due to lockdown to look for a tenant and Amy was honest throughout. She knew it was important to me to have tenants who would view the property as a home and look after it and I have, through her and the team at B&K, lovely tenants in the property. Just as important (and I would recommend landlords consider this when choosing the ir agent), the tenants told me they thought B&K were great with them and treated them as an equally important part of the process. The tenants seemed to also feel that they were one of the best agents they have dealt with. I am also a tenant at the moment and am having to endure an appalling agent and it is because of the agents that I will be vacating the property after only 6 months. If you want an agent that treats both landlord and agent as equally valuable, I really would recommend Bryan & Keegan. Thank you for being so fantastic.
Thanks for the kind words. I hope all is going well with the tenancy.

Dear Craig, There has been regular contact regarding your deposit, however you should note that we do not even hold the deposit for your tenancy, it is held by your landlord. You have been notified of rent arrears and that these would need to be cleared or deducted from the deposit before any funds can be released. Considering we didn't hear from you for approximately three months when you had substantial rent arrears I don't feel these comments are fair or justified.

Very pleased with the service of Lettings Agent Aisha Riley. She was very courteous and patient during our viewing, gave us time and space to think and make up our mind. Refreshing change from other pushy and impersonal agents. Keep up the good work Aisha!

We sold our home with Jon and Amy and the team at the end of 2019. From the first valuation it was clear they were really considered and had fully researched the market at the time. So many other agents were pushy or sleazy and we never got a hint of that with these guys. They were just easy to reach whenever we needed to talk to them and I felt totally confident they were doing everything they could to help things on track even when other people in the chain were experiencing difficulties. We would definitely use them again. Thank you!
Thanks Kim, I hope you are enjoying your new home.
