We recently made a best and final offer on a commercial property in Wickford which was accepted. We as a company had funds approved but as expected our lender had to make checks on the property and the amount we needed to borrow. This was all made clear at the acceptance. To be clear we complied with every request given by our bank to be as active and quick as we could. I was made aware we had lost the property to a higher bidder not by Ayres and Cruiks but my broker. We was of the understanding best and final meant the property was taken of the market? apparently not!! From the start of the process to now the communication has been appalling and as per above with no integrity. Before Ayres and Cruiks respond with there normal response I have emailed and given notice that these comments are going to be made and allowed them to make comment which was still in my opinion not an acceptable answer. I would never engage with or recommend Ayres and Cruiks to any buyers or sellers.

My partner and I urgently needed a house, so he even took a day off and travelled from Birmingham for a viewing. The property was not furnished, one bedroom apartment in southend but we still chose to go ahead because we really needed somewhere. After all that effort, the follow-up experience was extremely disappointing. When we asked for details, staff were dismissive and not willing to answer properly. Instead, they rushed the conversation, even cutting it short with repeated ‘bye-bye’s. They told us we had to pay a £225 immediately but gave no clear information about the contract, terms, or whether the fee was refundable. On top of that, they set a strict deadline ‘by tomorrow you have to pay’ and whenever we asked questions, they made it sound like a threat: that they’d just give the house to someone else if we didn’t pay. Because of this behaviour, we decided to walk away and will never use their services again. I would also like to warn others: if you want fair treatment, clear information, and professionalism, look elsewhere. The customer service we experienced was extremely poor.

I was very happy with the level of service from Ayers & Cruiks regarding one of my latest commercial rentals - Cameron was very helpful and always kept me informed of what was going on in the background. We have lived in a property managed by Ayers & Cruiks for 3 years. Unfortunately we had a number of issues when we first moved in, we viewed a show flat and was reassured the one we are moving into is like for like, unfortunately this wasn’t the case in terms of decor/ appearance even though we was told it would be. When we raised this nothing was done about it, we decided to leave it as we loved the property and the issues weren’t the end of the world. Fast forward 3 years we have now moved out, we were picked up on some issues around the paint on the walls (one of the main issues we raised when we moved in) Emma Steirs handled it brilliantly, felt she really listened to what we had to say, it was out of her control as the person dealing with the issues at the start no longer worked there, her communication was quick and issues resolved fast, she has brilliant customer service skills.

I have been in touch with Emma and Cameron since March 24, and at the time, I was still waiting for my certificate of sponsorship for the skilled worker route to be approved by the Home Office. I met with Emma first and she was kind enough to show me around a lovely one-bedroom apartment at the Baryta House in Southend-On-Sea and sat down with me and talked about my situation and then took in my my personal documents for review. I could simply tell from the appointment with her that day that she and her team was genuinely trying to help me where they can to secure my first home in Southend. However, due to belated visa approval, I had to postpone my search for an accommodation. Then, 5 months passed, I finally got my visa and started my new job. I reached out to Ayers & Cruiks again for help, and this time around, Cameron very kindly showed me around another one-bedroom apartment in the same building and was very friendly and helpful in terms of following up with me through emails and my application. My overall experience with Ayers & Cruiks was very positive. I would definitely seek their help again if one day in the coming future I were to purchase my own property.
