Bought our house at Barley Gate Quarter, Birtley 3 years ago and we are still waiting for a decent road surface! The final houses were completed at the beginning of the year and now 5 months later, we still have horrendous temporary road surfaces. These roads have had holes filled in, if you can call it that, as they are now ‘bumps’ in the road with loose tarmac. Temporary speed bumps on road are damaged and causing numerous damage to many cars. All of which have been reported to avant, who have no interest at all!!! Work on the road was meant to be completed by the end of June 2022. This has not been started yet. This is such a shame to have to write this review, as from choosing our home 3 years ago and moving in, was a great experience. Such a shame once you are in and they have your money, they show no interest.

Avant have been absolutely terrible at communication and keeping to schedule.We reserved out plot back in September 2021 with an estimated completion of May 2022.We were then advised (after lots of chasing up) that it would be June.We were advised we would get an update every 2 - 3 weeks.Well we are now in June, and we STILL don't even have any foundation down.So naturally our home won't be built until potentially the end of this year.Yet despite me asking for an update for around 5/6 weeks now, with an explanation as to why its taking so long, why nothing is being done and when we hope to complete....we have had NO response with the details requested.After escalating things to management and above management, each one claiming their manager would contact us with an explanation......I hear absolutely nothing.Absolutely terrible company, and if we weren't locked in due to be pressured everyday to exchange within 30 days, I would have pulled out a long time ago.As soon as you exchange, don't expect to hear from them again.If I could give less than 1 star, I would do.I don't hold much hope on the quality of the build now.

We recently purchased a 4 bed detached (mulbridge) home at Vanbrugh gate. Having been through a new build purchase before we thought we knew what to expect but dealing with avant has been a totally different experience. Talking to experienced, professional people who know how to manage expectations and deal with queries has been of huge benefit to us throughout what has not been a straightforward process (through no fault of avant or our own). Everything explained in a straightforward manner with no hidden surprises. I can't speak highly enough of Julie, Graham, Bill, Lisa and Michelle who have been fantastic, all are true assets to the brand. Very minimal snags and after 3 weeks of being most are fixed. We'll done guys, keep up the good work!

Poor customer service especially in SHELTONE VILLAGE site. They always saying it’s standard but once you ask them provide the written documents they can’t provide at all. We got an issue in front door and they came twice but still can’t sort out. They advised their contractor to put a tissue paper where any suspected air coming from out once it moves definitely there is an issues. Follow what given instruction and took video sent to them that tissue is moving but still they saying it’s standard.

The whole experience from reserving the plot to completion at their Cygnet Park site (North Tyneside) has been excellent and, although hopefully I won't need to purchase another house in the future, I would definitely buy an Avant home again. Both sales advisors I dealt with during this process (Jess McGowan and Jordan Owens) have been extremely helpful by answered all my questions and making sure I was updated regularly on the building progress. Now that I have completed, I am very happy with the house as well as the standard of workmanship and only noticed a few very minor snagging issues (mainly paint touch-ups). Jason the site manager has been outstanding during and after the house demo as well as an absolute pleasure to deal with answering all my questions in great details. I'd also like to mention and thank Lisa Johnson at the regional office for her responsiveness and her support liaising with my solicitor which ensured there were not legal delays in the sales process. Finally, despite the current challenges with material supply, my house was completed on time and according to the schedule presented to me when I reserved. What a great team at Cygnet Park! A very happy customer!

Horrific !!!! Do not buy one of these houses,2 Years of non stop terrible tradesmen in your house, (Manhattans own kitchen fitter is only skilled trades to have visited I would say) Our home has had , Replacement front door as you could not lock it, flooring that just parted itself the whole length of the house, Replacement bi-fold doors, Replacement bath, Replacement kick boards, Kitchen sink that never fitted in the hole cut for it, miss-drilled spotlights in kitchen and atrociously filled, 10 plus attempts at tiling bathroom and En-suite, They then proceeded to damage shower tray, toilet seat and ruin flooring, we are in the process of getting our own tiler to put it right its that bad, massive bulge in main wall that had to be re plastered, leaks on heating system, miss-matched door handles, garden so ramped it was unusable, loose banister, bedroom floor cut so short you could put your hand into wall cavity, intumescent strip that just falls out of garage fire door, missing bricks in gable end, garage door that never closed by 20mm (3 attempts at that) Guttering fell off, Terrible decorating, Stairs that squeaked terribly, the list go's on and on, I would say I had a 3 page list of snagging in the first day of ownership, the site has been finished a fair while and still no roads, constantly digging up sewers and putting cameras down them, Never again, if you have reserved get your money back and buy from another builder.

If you are thinking about buying an Avant house please don’t. Really don’t even bother as behind the smart designs they are utterly brutal to deal with.The concept of customer service is totally lost on them. They don’t have any common decency and fail at every single thing that’s asked of them.Imagine having a simple room to paint and phoning a painter. Then that painter taking 3 years to paint the room, eventually doing it in the wrong colour then blaming you for switching his tins around.That kinda what dealing with Avant is like.Wouldn’t wish them on my worst enemy.

Had our home for almost three years …. Leaks from pipes and the roof - fake chimney leaked through four times. Almost all tapes blown on plaster surfaces, hundreds of nail pops, not forgetting the damaged toilet the boiler British Gas told us failed it’s health check, broken bifolds, scratched glass, damaged stair post the list sadly goes on. May be almost 100 days of snagging and could have gone for more but no one likes having the constant disruption. Poor quality and poor customer service. (I almost forgot - two years to fix the ensuite shower…. No flirting for months whilst it continued to leak) audible sigh …

A painful experience trying to get all of the snagging sorted. After 4 months the customer liason officer has told me to report the outstanding issues to the warranty team, even though these issues were reported after the first few days of being in the property. Poor tarmac installation has been blamed on me having to use power steering to turn my vehicle.Very hard to communicate with site agents, and poor customer service.

Apart from numerous minor issues we have had 5 major issues that have impacted us over the last 8 months since moving in. 1. Burst water main pipe the day we moved in no water unable to flush toilet or use other facilities 3 days to fix 2. Sewage flooding downstairs toilet /hallway and ongoing issues with broken sewage pipe underground for a period of 3 weeks 3. Badly fitted door and frame causing draughts all over winter 35 weeks to replace. 4. 10mtr x 2 mtr wall damaged by digger only to reveal it had not been built correctly so all wall and foundations in process of being replaced delaying our garden project and adding cost. 5.Some of our land has been used for Avant storage and we have been informed that it will not be until Aug '22 before we get landscaped and handed over to us 11 months after purchasing the house (we should charge them rent !!) Over the last 8 months it has been very stressful and time consuming, we have had so much disruption when we should have been enjoying our retirement in our new house and summer in our completed garden

THE FACTS: Viewed in May 2021 and we were told it would be ready for December. 2021. Once we Paid the reservation fee they then said it would be January to April 2021. Avant put pressure on us to exchange in September and complete in January. We kept our part of the bargain and moved into rented…it’s now end of May 2022 and still the roof has not been completed. We are now in the situation that we are looking to go for a third mortgage offer which because of interest rates will cost us another £300 per month plus we loose the redemption penalty from our original mortgage of £5000. A house should take on average 26 weeks to build but it’s looking like ours is going to be nearer 52 weeks. THE EXPERIENCE: When we reserved we were told the spec was changing but they couldn’t tell us what it was, as Head Office had not confirmed it yet…stupidly this should have been a warning sign. The spec on the website was not updated so in fact was misleading! We have tried to complain but no-one seems to take action. We have had no care or compensation for the delays instead were told…’if you are not happy then you can walk away’. UNBELIEVABLE…this is a huge investment. You get better service when you do your weekly shop! My solicitor was emailed last week to say completion would be end of June and then this week it’s now the end of July. We sold a lovely 4 bedroom home for what we thought would be our dream home…instead it’s been a stressful, frustrating and to top it off we are loosing out financially. AVANT LOOK AT YOUR REVIEWS THEY ARE POOR…LOOK AFTER YOUR CUSTOMERS THATS WHAT MAKES YOU SALES AND GENERATES PROFIT.

Avoid Avant at all costs!! We’ve been waiting over 7 months for our kitchen to be fitted correctly as manor interiors bodged the cupboards and resulted in doors falling off/missing flooring. Trying to get avant to arrange different trades to all attend on the same day has proved impossible. Also when booking appointments to get small snags fixed your waiting a good 12 weeks. We’ve recently renovated our back garden due to mushrooms/nettles constantly growing and what we discovered only 1cm under the grass was drain pipes metal rods, hard concrete, general waste left from builders. I would never buy a new property again a and certainly not from avant if they gave it to me for free!!

Overall, I was pleased when I moved into my new Avant home in April 2021.My snagging list was relatively modest in comparison to many new homes - but that’s a good job, because the after care from Avant has been really very poor. Emails go unanswered, complaints go missing, issues from over a year ago still not resolved. Even when you think you are close to resolution, appointments are cancelled, tradespeople don’t show up. Overall Avant have over promised & under delivered.

I bought a 3 storey house at Purbeck Village Warwick in Nov 2021 and the expected completion date was told as the end of Jun 2022. But the house is only finished the first floor in April 2022. We kept asking the salesperson about the realistic completion date but we got no reply from the team after sending several emails. I am so frustrated as I even cc the email to their complaint director but it is still radio silence of the team. I really regret to purchase the house from Avant homes. I wish I would read the review from this site before I bought it.
