I was in the middle of discussing the process of letting a unit and the letting agency just wouldn’t reply to any of my emails or call back. I have left a few emails and voice messages over the last month and they just ignore you. It would be nice to get at least an update of the status so that I know all the stocks are gone.

I cannot really vibe with the bad reviews. I have lived in London for 6 years already, so far the best experience I have had regarding renting. The building is brand new, the gym studio decent, Amazingggg coffee machine, cinema room and meeting rooms. (in case you have any work related calls)

Genuinely the worst renting experience I have ever had in London (and I've been renting here for 7 years now). We wished we'd read the reviews before proceeding, if I could put 0 star I would! In short, our process took over 2 months and by that point we still didn't have a signed contract. We viewed a flat mid October 2022 (I'm not even going to talk about how long it took to request the viewing) and chased for 2 weeks to put an offer forward. Then our references took 3 weeks to clear (instead of '5 working days') and 2 weeks prior to moving in, a Lettings Manager (finally as up until then, we never really spoke to an agent) reached out asking for our deposit. This is when he let us know that they wouldn't send a countersigned contract until 3 days prior to the moving date. Given our experience overall, safe to say we didn't trust they would and we felt pretty distressed so we pulled out. We actually sent an email to Kern Rhoden detailing the timeline, what happened to us and our reasons for pulling out and.... shock, we didn't get any response! They could have AT LEAST acknowledged our email to say they'll take the feedback on board! 😂

The flat and the location is really nice. We like the area and staff. However, there are several issues. Eg. The fitness studio is not ready to use, the grounds floor door to access to the lift is broken, the lift occasionally has problem, other small issues in the flat, etc. We’ve moved in for less than a months but experienced no hot water issue twice. Last weekend we had no hot water for almost 3 days, they offered to go to different building to shower but couldn’t find any links that reception mentioned to book the shower. We really hope this kind of issues wouldn’t happened again, it’s a little pain has no hot water in the winter.
