Great Service from Ad Hoc

All been very good- just moved in but Ellie has been great getting everything sorted via email and Norman in showing me around and explaining everything today. Happy with this property at a great price and settling in well to room. Many Thanks to Ad Hoc.

Review after gaining a property

This has been my first property I have moved into and the process from Ad Hoc has been very easy and smooth, from enquiring about the property to getting the keys. I have had no problems so far and always get the help when I am unsure about something. If I ever need to look at moving elsewhere, Ad Hoc would be my first point of contact.

Good property management company

Easy to deal with and very helpful whenever we had a problem with a Live In Guardian (LIG). Most of the LIGs were very good (we had an average of about 15-16 over a 12 month period) but the odd one did require urgent action and Ad Hoc responded very quickly. Their accounting team needed a few pushes to transfer money due to us but this was only in the first couple of months, thereafter all good. I dealt with Zack who was excellent throughout.

Great first impressions

I was very impressed with the friendliness of the team when I booked and attended a viewing near Leeds. I really like the sound of the Guardian concept which helps property owners and also would have given me the flexibility and chance to save money that I need. Unfortunately I couldn’t take the property as my circumstances changed but as soon as I know where my work needs me I’ll be in touch with Ad Hoc again.

Had a great experience with Ad Hoc

Had a great experience with Ad Hoc. Accomodation was pretty good for the price and the team were friendly to deal with. I read some of the reviews and wonder how experiences can differ so much, but each to their own I suppose. I have no hesitation in recommending Ad Hoc!

Not happy at all. I spent over £10,000 on a property over 3 years and there is now more people in the property than they have ever had and the property is in a higher standard than it ever has been. Dishonest and had it all thrown back in my face because they sided with another guardian talking behind my back causing problems. The place is a dump and infested with rats. The guardian that caused me problems was seeing internet dates during national lock down and bringing them back to the property. I caught covid-19 and three of us had to self isolate. He went out of his way to try and cause as much trouble with AdHoc with me as he could because he couldn’t go out. Half way through self isolation he tried to leave the house twice and the police were called twice where he was told he was not allowed to leave the property by law. The nhs also had to repeatedly call him and say the same thing as the police. The guy said I assaulted him when I went to stop him getting in his car otherwise he would have driven off. So AdHoc gave me notice to move. Whilst we are in the middle of the strictest national lock down and I’m a key worker working for the nhs. They never once questioned him asking him why he was trying to leave the house in his car breaking the law. Disgusting people. Never ever again will I ever trust them. Take them for what they are and don’t spend any money on the property because they don’t really appreciate it. I would never recommend investing long term with them. You are better off house sharing. The cost is the same, you are far more secure and you will be living in a much nicer property and you can pick who you live with. With AdHoc you don’t get a choice and they don’t care. Absolute horrors for human beings

dishonest and dangerous landlord

they have some properties where living standard is life threatening(Leek-residential homes)despite that the property is one big health hazard they keep letting it and putting people's life at risk.I moved out straight away when I started to develop serious health issues.Letting agents and lanlords can be very dishonest people who can not be trusted

Professional company, Guardianship is a good idea, usual house sharing T & C's apply

I had a completely different experience with Ad Hoc (Bristol) than the negative reviews I've read on here. The property wasn't great but was fair value or even slightly better than fair value. With a 28 day notice contract you can't go too far wrong, though it would be a bit unfair to Ad Hoc, whose costs must be front loaded, to go in too short term.PLUS:- Helped me find accommodation during the first Covid lockdown and went out of their way to do so.- My impression was they were more engaged with the property than a lot of landlords and otherwise very professional.- Seems like a good system for renters to get cheaper rent (or 'license fee') and property owners to have their property lived in to keep it more secure.- Don't be put off by the term 'Guardian', there aren't really any more responsibilities than living in any shared house.MINUS:- Usual property sharing issues could occur, no more so than any other shared property (cleaning communal areas mainly). I dare say anything too bad and Ad Hoc would step in. The people I shared with were a pleasant bunch and good neighbours during Covid.SUMMARY:- I would recommend viewing before you commit, as Ad Hoc recommended to me to do so but wasn't practical because of covid. - I found Ad Hoc to be a professional company and would definitely consider taking a license with them again if the need arises.- It would be good to see the Ad Hoc business expand with more buildings.

I was an Ad Hoc guardian for 2 years. If you value your mental health, I implore you not to become one. From the outside it looks good, cheap rent, flexible, no long contracts etc, but as a guardian you have zero tenants rights, this means that they can enter your property and your room whenever they want with no warning. And they will. If you’re in the south of England your “inspector” will be someone named Pete Shawsmith, he has a nasty habit of entering rooms without knocking, or knocking once and not waiting for a response. On two occasions when my girlfriend staying over and was in my unit and I’d already gone to work, Pete had entered the room, my girlfriend had been naked in bed both times, and she had to ask him more than once to leave the room so she could get changed and then leave. His method of “inspecting” seems to be to create an atmosphere of constant tension and instil in guardians the fear that they could be kicked out at any point. I left the guardianship that I was living in a few months ago. During lockdown we in the property as a collective had decided to grow vegetables as food security is obviously a pressing issue during a pandemic. Then Pete Shawsmith came round to inspect the property and completely lost the plot at the fact that we’d be growing vegetables, he marched around the property knocking on everyone’s doors telling them they were all evicted. In the middle of a pandemic, when we were all struggling with our mental health anyway. He claimed it was all over and we were all evicted. He told us we needed to rip up all the vegetables we had grown because we were “wasting water”. Around that time I had been displaying COVID symptoms and had put a sign on my door saying very clearly “self isolating due to displaying symptoms, do not enter” He chose to completely ignore this sign and enter my room, WHILE WE WERE STILL IN NATIONAL LOCKDOWN. He saw the dog I had rescued which had nowhere else to go until we found somewhere for it. He called me at work and told me over the phone in no uncertain terms I was evicted and I had 28 days to leave the property because there was a dog in my unit. Obviously upset I left work, went to the property to get the dog and spoke to Pete Shawsmith, where he again said in no uncertain terms I was evicted, it was out of his hands and the owner of the building had said he wanted me out. I had no idea what I would do, panicked, I had to use my entire life savings and borrow money to find somewhere else to live. A few days later I spoke to one of the managers at Ad Hoc about the situation and she told me that I in fact hadn’t been evicted, Pete Shawsmith had said all of this stuff off his own back and didn’t have the authority to kick me out. It also then turned out when the owner of the building came to visit that he didn’t have a problem with us growing vegetables at all, in fact he actively encouraged it. I write this so that other people can take advantage of my experience so they themselves don’t have to suffer. Ad Hoc could be a great company if Pete Shawsmith wasn’t the inspector, he is doing Ad Hoc a massive disservice with his hideous unprofessionalism. Guardianship attract a certain sort of clientele due to the low cost of the rent, and generally they are more vulnerable to poor mental health, Pete Shawsmith is a dangerous person to have around if you already suffer from anxiety or depression by creating a hostile living environment, he treats the properties like prisons, him being a prison guard and the guardian being a prisoner. While he is still the inspector I cannot recommend that anybody moves into an ad hoc property. I told Ad Hoc all of this over a month ago, it was said they’d look into it, and to this day nothing has been done about it and no further contact made.

Words cannot describe

I never rented with them, just got shown about, but my God that was bad enough, it was part of an old school that had been sectioned off, other parts of the school were still active, the person who showed me around was a maintenance guy who seemed clueless, informed me there had been tension between the school and ad hoc and local community so I should do my best to "keep a low profile and be seen as little as possible" and although there was lots of outside space I should "avoid using it if possible". There were about 6 shared toilets between 12 or more rooms, they were tiny first school children's toilets from when it was a school that had huge gaps inbetween the cubicles, the only sinks were in the toilet areas and there was one old disabled children's shower with a rusted filthy floor to it, I'm talking orange rust mixed with black mould, the kitchen has no appliances or storage space and all I could be told is this would be happening "soon", the maintenance guy told me he HAS to do weekly inspections and that he can't give any warning otherwise it wouldn't be a "proper inspection", I asked him if he knocks and he gloated he always does despite technically not having to, noped out of there hard, wish I took pictures and reported them looking back, saw one of the current tennants on my way out, he confirmed the guy doesn't always knock, sometimes just walks in like he owns the place and acts surprised when you're actually in which made that tennant suspect he was going in there randomly when he wasn't there more than he should, but hey that's what you get if you don't check the small print that says some weird guys can just burst in at any moment for a "random inspection" also gates were locked from 11pm to 7am so if you needed to go in or out at that time which you "weren't really meant to" then you could "just climb the gate" it was a right squat just one that you had to pay for, illegal immigrants luckily aren't allowed to rent with these guys due to documentation issues but I'm sure they will be thankful and end up in a much nicer slum.
