GoogleWhere do I even begin - this letting agency rented out an apartment to my partner in June and it has been NOTHING but trouble. A storm created a hole in the roof and given it’s the top floor, created a multitude of problems such as wet walls, dampness, mold, and the inability of our heating system to work. Imagine two 23 year olds in these conditions with temperatures at -3 degrees in December. They have offered NOTHING TO COMPENSATE. Only waived the 28 days notice basically leaving us homeless and only benefits themselves. There was no leniency of a reduction on rent for our final weeks, and this situation has forced my partner to leave his employment and both of us to leave Aberdeen as this experience has left such a sour taste in both of our mouths. Not to mention the several health problems this unliveable flat has given us such as a constant cold, potential pneumonia, skin rashes, breakouts etc. Every night we wake up freezing and cannot afford to purchase any additional electrical heaters on top of the crazy electricity bill we have already racked up by attempting to use the heating system in place - which we were never informed upon that does not work. The way this letting agency carries on is absolutely inhumane and hopefully our formal complaint to the council will shine some sort of spotlight of the scam business they have. All these people care about is the cheque of rent each month - who cares if the tenants have no working heating, a massive draft from an unfixed roof, and melting wet walls surrounding them? Absolute scumbags should be ashamed of themselves - I’m in disbelief this establishment has such a high rating. Do NOT rent from these people, as if you are young like ourselves with limited budget they will treat you like dirt as they know there will be limited consequences. I hope karma gets you for the absolute hell you’ve made me and my partners lives the past 6 months plus no compensation for the fact. Disgusting people with no soul.

Dear Ejay,
Thank you for your feedback. Let's clarify the events around your tenancy.
30th November 2023: Property was listed on the sales market with no offers for over a year and minimal interest.
2nd of December 2024: Property was re-listed on the lettings market
13th December 2023: The tenants viewed the property and place an offer to move in. Landlord accepted offer knowing tenants wanted to stay over 12 months. Landlord had not mentioned that the property would remain on sales market.
Tenants moved in on the 31st of December 2024
15th January 2025, First sales viewing was meant to take place. TT’s were made aware.
17th January 2025, Second sales viewing, cancelled. Tenants were made aware of the viewing.
Tenant phoned to query why the property was on the sales market, to which Martin and Co advised it is not uncommon for a property to be on the sales and rental market and the focus was to find an investor who would take the property on with the tenants still in place to avoid any disruption in the tenancy.
19th February 2025, Sales viewing took place and viewer was an investor looking to build portfolio.
21st of February 2025, Offer was received for the property and sent to the landlord at 09:31am. The verbal offer was on the basis that the tenants would remain in situate.
Landlord accepted the offer the same day and was recommended a solicitor via Martin and Co.
6th March 2025, Buyers solicitor requested that vacant possession be given for the property at Mearns Street.
12th March 2025, Sellers estate agency confirmed vacant possession would be provided and notice to be served on tenants.
14th March 2025, Martin and Co were informed to serve notice on the tenants.
Martin and Co phoned the tenants to explain that regrettably the property has been sold and they would not be able to stay within the property. Martin and Co offered assistance to help relocate the tenants whether it would be to continue with Martin and Co or to provide a reference to a different relocation agent. Notice was subsequently served on the tenants as per the terms of their tenancy agreement.
There has not been any issues within the premises throughout the term of the tenancy and the tenants originally provided very positive feedback of their stay.
If you are not satisfied with the way that this tenancy has been handled, you can refer it to the Scottish First Tier Tribunal or The Property Ombudsman. We will adhere to their decision.

GoogleI had a flat on the market for about 9 months with Martin and Co. It didn't sell with them, which they cannot be held wholly responsible for.
The manager was professional and attentive, nothing was too hard for her and I really value the work she did.
Debbie in the sales team also did her best, and I appreciate all of her efforts.
During my sale process, Debbie ended up on long term leave, which left the sale of my property solely in the hands of Joel from the sales team in around January 2025.
From this point onwards, updates from Martin and Co were scarce and seldom seen. On what I believe was every occasion for months, I had to chase up Martin and Co to gain any form of update regardless of viewings and interest.
I was placated with buzz phrases and jargon, as appose to the sale of my property actually being prioritised. It was approximately 6 months after the initial sale that the property was added to tiktok to try and generate more interest, which is very late in the day and shows a lack of initial effort. I'm not convinced the property was even on Zoopla and OntheMarket initially as Joel wasn't aware if it had been added to these sites in June 2025 when I spoke to him.
All in all, the manager (Maxine) and Debbie provided good customer service and a sense of genuine commitment to assisting the sale of my property. From that point onwards however, the customer service and general professionalism nose dived.
