As first time renters Within SW8 it was a nervous experience for both of us and we desperately wanted the flat after seeing many others that were not up to the same standard. Sat was great at explaining how the rental process worked and was extremely persistant to ensure everything ran smoothly. He worked well alongside us and constantly kept us in the loop with any progress. There were a number of obstacles along the way which could have held everyting up a few weeks but he managed to complete within 2 weeks of our offer being accepted which was fantastic!! Can’t thank Sat & the team enough.

Moved in last week into a place that Reiss-Samuels manage they offer a comprehensive and thorough service that I have not seen from any other agent in all my years renting. Phone calls and emails are returned in a timely manner and the entire experience is hassle-free and quite perfect. Paragon were ok they said they contacted my employer and left a vm but didn’t. Dealing with Reiss-Samuels has by far been the best. Responsive even late late via WhatsApp I had a a tight deadline to move in as my previous offer fell through due the landord messing me about Overall Very happy customer 5 stars for being very responsive and professional

I just moved into my new home as a tenant. My agent Reiss were was very kind to assist me in getting settled. I just moved from overseas hyderabad and was not familiar with the appliances in the flat, Satnam was very kind to answer all my questions after move-in even though it probably falls out of his responsibilities. Because I was not able to unlock the hob, He spent much time on trying to figure it out for me. Satnam made many phone calls and made many attempts to help me. Satnam even came by to my flat to help me unlock the hob himself, which is clearly many many extra miles that he is used to doing for clients of Reiss Samuels . I am very grateful for the tremendous help I received from Satnam Singh.

Have just secured a apartment with Reiss samuels in east London from start to finish they have been amazing. The negotiations with the landlord took far to long and the reference processes they have in place were quite OTT but after searching for several weeks I have moved into a riverside apartment with panoramic views. My search criteria was a amazing viewing 2 bedroom apartment with loads of natural light and some places I were shown did not meet up to anything what I described to the companies Reiss samuels did make my move smooth and peaceful in the end and thank you to Big man Sat

My dealings with Reiss Samuels

My dealings with Reiss Samuels, Satnam Gill in particular, came about when my child was looking for accommodation for the next academic year with a group of University friends, and the place they found was being managed by this company. I was a little taken aback by how unprofessional the e mails looked. Very poor grammar and some spelling errors which I would not expect from a professional company. Maybe you should use a proof reader to aid with that. They were also incredibly confusing, as were the documents sent regarding the tenancy and other communications regarding the process. In my first call with Satnam, I did tell him this however his reply was “.. well nobody else has had any problems understanding, just you.” which I felt was incredibly patronising. I am by no way stupid, but he made me feel that and the rest of the call continued in the same manner. I was incredibly anxious. I feel a more professional approach would have been a simple apology and to ask if there was anything I wanted clarified or explained. Some time later I had the misfortune of another 2 telephone calls with Satnam. Incredibly unprofessional, shouting at me down the phone, very intimidating and aggressive towards me, would barely let me speak, kept talking over me all of the time, did not listen to anything I said or answer any questions and twisted what I did say. He told me he was going to send an e mail to all of the other parents naming me in full and telling them I said something which I certainly had not, I told him not to do that but he went ahead and did that anyway. At the end of the final call he shouted at me “….you’re a f****** b**** “ a couple of times so I disconnected. I followed that with an email directly to him to tell him I found his behaviour intimidating and after what he called me I did not want any further communication from him, however there were 2 emails sent to me within a few minutes. He has had a similar attitude with my child, and kept ringing multiple times when they were in lectures or at work. My child has had to tell him to stop contacting him and then left a negative review which has been met with a threat of legal action for defamation. Another parent in the group had the same response to a negative review. Everything I have said here is the truth, Satnam has stated in a previous Google review that all calls are recorded, therefore the recording of these calls I have described will show that. All other statements are my honest and true opinion following my experience. I am not going to tell anyone not to use this company, but I feel I have the right to post my experience and opinion just like those who have had a positive experience. If you look at the 1 star reviews across Google, Trust Pilot and allagents, you will see a very common theme so I think rather than threatening to sue people who leave a negative review, why don’t you learn from them, apologise and change for the better. Then they might stop coming. (By the way, I am not complaining at all about the fact I failed a guarantor reference check, just in case this is what the reply is, I am not ashamed of that, I have raised my child alone with no financial support and worked extremely hard to do that. My issue is the way I have been treated as stated above).

Gillian Peachment I trust you are well, its amazing how the two parents who failed to read the criteria even though on two occasions in writing before the reference process started are the ones writing negative comments online. You should not be providing false or misleading information. Reiss-Samuels do no manage the property as stated on the holding deposit contract clearly you failed to read that as well and the criteria for a guarantor prior to the holding deposit being paid and the holding deposit contract which you signed. You made contact on the 12th March 2024 via email and phone wanting a update. The other tenants had no intention on carrying on with the process some weeks ago prior to this. When Connor Davies was spoken to on the 12th March again he was under the impression he or the others had not heard anything for some time but that was put to bed as soon as attachments of emails come over. This time text messages were sent to everyone copying and pasting the emails just in case anyone disputed the fact there was no communication hereafter. It seemed as if the communication between you and your son for several weeks was non existent about moving into this property otherwise why would this question be asked, this also seemed to be the case with Connor and the other prospective tenants. Connor made no attempts to complete the application form as we can see on our end every time someone views the application, completes the application and when its updates as well as updates on referencing process. Yet he wanted a update on how the process was going. Fcc paragon send reminder emails every 48 hours asking for the application form to be completed on top of this we as a company send out reminders Gillian Peachment you were not sworn at After emails then received from the other prospective tenants and a parent which was reiterating they were no longer proceeding we had made our own mind up here your communication was not to ask for a update it simply was in attempt to recoup the holding deposit and twist everything. You claimed the others had not dropped out and we had no evidence of this so we reopened the referencing process to continue. As explained in a text message to you previously i must thank you as you followed our processes in signing the holding deposit contract, completing the fcc paragon application form and posting your documents to the office within the time frame given. You and your son will be contacted in writing directly about your comments.

Incredibly rude agent both on the phone and during in-person viewings. The agency's apparent monopoly on student housing (especially on UniHomes) caused my group to reach out to an RS agent in November - February. It was awful and I will list out the reasons now 1. He refused to coordinate in-person viewings for LSE students under the guise that the landlord for most of the properties in Oval had a personal vendetta against them as they 'were not serious renters' 2. Attempted to pressure my group to compromise with ONLY a FACETIME viewing as ONE out of FOUR of us was an LSE student 3. When we finally got a viewing, he was incredibly difficult to work with and tried to pressure us into making an offer immediately after the viewing (which was full of mould and smelled terrible), then made SEVERAL snarky comments insinuating that we were taking too long to decide (it had been 2 hours) If you're a student, literally any other agency is better than RS. Try RightMove !

Good agents somewhat ruined by the landlord who owns, unfortunately, most of the properties they rent out. Specifically, a Rakesh Patel of First Docklands Property Management ltd. Firstly, the tenancy agreement I signed contained a quite obviously unlawful, unenforceable term: “…should they move out of the above property before the end of the fixed term tenancy agreement the said tenant will pay the landlord the pro rata letting fees which the landlord has paid to the letting agent in addition to the remainder of the rent due till the expiry of the fixed term tenancy and the said tenant will forgoing their rental deposit.” The statement that your rental deposit would be forfeit is obviously unlawful as the landlord would have suffered no harm in this case, as like the clause states you would be liable for the remainder of the rent. If the entire rent is paid, then your actions will have not cost them any money. Direct from Shelter: “Your landlord should not keep your deposit: * unless your actions cost them money ” Obviously, this is explicitly not the case in this situation. In general, as alluded to above, this tenancy is a fixed contract with no break clause - and the landlords representative states that under no circumstance will you be able to replace yourself on the lease with someone else. Technically legal, but if your parents fall horribly ill, for example - then please hope you have rented another property from another landlord, as you will still be liable for the rent - no matter what. This means you will have no opportunity to find a replacement tenant (who will cover all future rental payments, leaving the landlord no financially worse off), even if you’re willing to pay all reasonable fees. This shouldn’t be confused with a request to be released from the contract with no thought about the remaining months in the lease, which obviously any normal landlord would refuse due to the lost income. Basically, even if you are willing to do whatever it takes to make Mr Patel financially whole, and he suffers no financial loss from your request to move out - you will not, under any circumstances, be able to. Therefore under no circumstances, can I reasonably recommend moving into one of his properties if there’s even a sliver of chance your life situation might change, and you might need to move out before the end of the fixed contract. Finally, if you think that an owner/neighbour has at least somewhat of a moral duty to inform you before they completely rip apart and refit an entire house (even adding a section to the top floor) next door obviously creating a very large amount of noise, then tough luck. No notice was provided to me that next door (the directly attached house, sharing a wall) was going to be stripped apart and noisily rebuilt, a multiple months long process. If you move into one of his house, please be aware of the chance of this happening to you the next day. If you work from home, suffice it to say this would be very life disrupting.

I called them regarding a two-bedroom property, and it turned out to be one of the worst experiences I’ve ever had. The person I spoke to was unbelievably rude, arrogant, and completely lacking in basic manners or professionalism. The way he spoke was harsh, dismissive, and downright disrespectful. Absolutely pathetic customer service, I’m extremely disappointed and will never contact them again.

I do not recommend Reiss Samuels. On the calls we had with the agent, he was constantly ranting about how students weren’t reliable, and backed out of deals as if we had done that. It made the process of negotiation really unpleasant. Secondly, we received many calls at any random times, without consideration of our own personal situations. When we didn’t reply he would come back and rant about our seriousness, as if we had nothing else to do but to immediately reply to his calls. He acts as if he was entitled to our time and his behaviour is unacceptable.

I wouldn't recommend looking for a property with this estate agent. I can't speak for other members or experiences, but we worked exclusively with a team member called Sam. Throughout the process, my group felt that he was rude, pressuring and verbally intense towards us. We felt there was little concern with our actual search and more with trying to get us to quickly commit, and pressuring us to do so. I'd definitely recommend looking for properties through other sites like OpenRent and working with landlords directly wherever possible, or at least with an alternative agency. Edit: Around five hours after posting this review, the agent in question text to tell me he was going to contact my university. He also clarified that it was the landlord who declined us when we did not pay the deposit within a few hours of asking to begin the process of signing for a house, not himself. In light of this fact, it still does not change how myself or others felt pressured and intimidated directly by the agent.

Mr Sabathier, You called us this morning on a overseas number and requested to view one of our houses in Canary Wharf. When the question was asked how you were going to view today as you are abroad you mentioned your other friends were going to view and you were just arranging the viewings. We asked you to then contact your friends and get them to call us who are actually in London which they did and confirmed they only want to live in West London and not in Canary Wharf this is East London. The gentlemen who called had no idea why you were booking in viewings for Canary Wharf and said this was not the first time you were attempting to arrange viewings in areas they did not wish to live and we replied sorry we don't have any properties in West London currently and left it at that Mr Sabathier you were called back by us out of courtesy and the question was put forward why you are you are attempting to arrange property viewings for a area where none of your friends wish to live your response was it had nothing to do with us and why we were asking so many questions and being rude and a customer has a right to view any properties they wish to. Reiss-Samuels response is no i am afraid you do not have the right to view what ever property you wish to view we qualify individuals before arranging viewing and i am sorry to say that even your friends disagree with your choice of area Sounds like a internal problem to us so we will leave you to it to arrange viewings for areas around London where your friends do not wish to live. So to sum this up your abroad arranging property viewings for your friends to view, who don't wish to view properties in the area your arranging viewings for. However, it is very true that they are very rude and impolite,on my first contact, the agent is telling me that we are very tired to explain things to you which is so rude. It seems he was already angry with something. That's a shame!

Professional Efficient Service

We've moved into a property in Greenwich that is managed by RSA number of repairs were required to the property that were left from the previous tenants, and Emma was quick to provide support in getting repairmen out to deal with it.She has been responsive and pro-active, and very pleasant to converse with.As a whole, the property is in good condition and the move in process has been smoothMy only negative is that the referencing process is very Intrusive although on the positive note we have a lovely little period conversion with original fireplace which is what I always wantedThank you Emma
