Every UK estate agent now has access to broadly the same tools. The same three or four portals list the same stock. The same handful of CRM providers run the back office. Fee ranges across a typical high street have narrowed to within a point or two of each other. Against that backdrop, one thing still separates the top decile of agents from everyone else, and it is not a secret algorithm or a bigger marketing budget. It is how they handle reviews.

The Trusted Agent 2026 database holds review data for offices across the country, and the split between tiers is not subtle. Platinum-tier offices average 755 Google reviews at a 4.83 rating, replying to 84.1% of them. The national average across the assessed universe sits at 117.9 reviews, a 4.41 rating, and a 47.0% reply rate. That is not a small gap. It is close to a sevenfold difference in review volume between the top tier and the average office, alongside a near-doubled reply rate.

None of this is about being the biggest agency in town. Several of the highest-scoring offices in the dataset are single-branch independents. What they have in common is a habit: they ask for reviews consistently, and they reply to what comes back, good or bad, within days rather than months.

Trusted Agent 2026 data shows Platinum-tier offices reply to 84.1% of all reviews on average, against a national average of 47.0% across all 2,017 assessed offices with Google reviews. There is no fixed weekly quota in the data, but the pattern is consistent: the higher the tier, the higher the reply rate. Aim to reply to every review, positive or negative, within a few days rather than batching them monthly.

Does having more reviews actually help an agency win instructions?

Can a small independent agency compete with the large corporates on reviews?

Yes. The Platinum and Gold tiers include a large number of independents and small multi-branch groups alongside national chains. Review count is not weighted by office size in isolation, so a smaller office with a consistent reply habit and strong rating can outrank a much larger office with a slower reply cadence.
