Thank you, Wortley team. The house is great. A special thanks goes to Alex for helping me with the initial phase. We took the house via bringing loan, the process was longer than usual. Lesley was of great help with the exchange and completion. The whole team was professional, and I would definitely recommend them and their services.

Are trying to take hundreds of pounds of me for a mould issue left behind in a flat I rented which was a problem before I moved in as I spoke to previous tenant. They are denying it ever being there even though the landlords themselves admitted it was always a problem, the landlords told me to leave the mould so they knew where to treat it and are now also charging me for not cleaning it, absolutely insane behaviour, money grabbers!!

Dolly · 31 July 2025

Agent replied · 31 May 2026

Dear Dolly, We're sorry to hear of your experience with your landlord. Here at flatfair, our absolute priority is reaching a fair outcome for any end of tenancy cases. This is why be provide a platform for the charges to be negotiated and only when the parties involved agree on the amount owed, will the case move on to the payment stage. If the parties can't agree, our independent adjudication process will ensure that all evidence on the case is reviewed and a fair outcome is reached in conjunction with tenancy law. If you do need any further help with your case, please reach out to us via endoftenancy@flatfair.co.uk Best wishes, Damola Head of Customer Operations

I have serious concerns about the impartiality of this organization, which appears to be biased in favor of landlords despite claiming to be independent. I specifically highlighted a clause in the tenancy agreement stating that the tenant must be present for the move-out report, except in cases where the tenant is unable to attend. However, the adjudicator conveniently ignored this point in their report, while emphasizing landlord-friendly points, such as the requirement to report any damage via email. If the email reporting requirement is valid, then the clause about joint move-out report verification should also be valid. Additionally, the landlord submitted invoices for full replacements that included damages from another flat. The adjudicator's response was to reduce the price, but the reduced price was actually the original price from my tenancy. This decision is not only unethical but also far from the truth. I wish I could challenge it. Furthermore, the Flatfair services are not useful as they charge tenants on a yearly basis. If there is any adjudication, they require an adjudication fee, which is supposed to be refunded if the challenge amount is reduced by 50%. This adds an unnecessary financial burden on tenants.the charges wouldn't go down so you would eventually loose the fees. I also pointed out flaws in the move-out report. The landlord asked me to submit the keys on the 7th, the report was created on the 8th, but the real-time photos uploaded with a real-time photo device were dated the 9th, which is difficult to comprehend. I highlighted this to the adjudicator, but they completely ignored it. I would suggest opting for a traditional deposit scheme rather than these so-called easy services. These services could be biased towards landlords because if landlords disagree with them, they might lose business. With a deposit scheme, you have the option to challenge the landlord in a court of law rather than being bound by Flatfair's final decision.

NEELU · 31 July 2025

Agent replied · 31 May 2026

Dear Neelu, Thank you for setting out your concerns about the recent Flatfair adjudication. Flatfair appoints an independent, suitably qualified adjudicator for every dispute; neither the landlord nor the managing agent can influence the outcome. The £25 fee that tenants pay to raise a dispute is refundable whenever the adjudicator reduces the Proposed Charge by any amount at all and since this applies in your case, a full refund of the £25 fee has been processed to your card. We have re-examined the decision against the tenancy agreement, the inventory evidence and your Flatfair terms and conditions and a full response will be sent to you via email. I hope this will provide clarity on all of the considerations that were made in arriving at an outcome that we are absolutely confident is a fair and reasonable one. If you have any questions, please reach out to us via endoftenancy@flatfair.co.uk Best wishes, Damola Head of Customer Operations

**AVOID** Slippery individuals, their business strapline “we use property sales data to help the best local estate agents stand out from the crowd” is totally inaccurate, Zain Akhtar Business Development Manager who isn’t completely sure what day of the week it is confirmed they scrape the data form the usual portals Rightmove etc and use only this to rank the agent publicly, I placed a further question to him that if I didn’t use such portals for all of the properties I market for sale the data would be inaccurate, he denied this and continued to reiterate that he also scraped the data form Land Registry, again as land Registry data isn’t available for many months after a sale has completed how are they able to publish accurate live and current data… We were duped into signing a contract with the firm as Zain Akhtar had an amazing lead for us and all we had to do was sign this contract…. Yes, I was naive nothing became of this, not even a sniff of a lead! Another occasion we were called out to a market appraisal and were informed by the owner that we didn’t rank high enough on their site, the owner also called GetAget direct to confirm our position and was informed by someone on reception that we were not a leading agent and not ranked in the top 6 yet Zain Akhtar confirmed we actually ranked 4 in our market place! I’ve requested to be removed and have no association with this company but they have declined. The information they provide to represent your company to members of public is false, misleading and inaccurate AVOID AVOID AVOID!

This site popped up as we were looking to put our house on the market. I gave it a try and it helped us narrow down the estate agents in our area to the most suitable. It made the whole ‘choosing the best fit’ so much easier. You get a full set of reviews for each agent, listing times and other useful snippets, including what percentage of the asking price they get on average. It’s a really useful tool to use and I’m glad I took a chance on it!

scammers avoid this agency. On 10th March I had a viewing of a house on Halford Road, Reading with agent Anish. During the viewing of this house I noticed that the fence on the left side in the garden was damaged and missing 2 segments of the fence. I asked Anish if it would be repaired he told me it would be done that day. My next comment regarding the condition of this house was a comment regarding the ceiling in one of the rooms where there was a bulge. I asked Anish if it would be repaired he said yes it would be done. My next comment regarding the condition of the house was the corridor downstairs where the wallpaper was torn and painted over on one wall. I asked Anish if I was repairing that too he told me yes. When it was enough to sign the lease I asked Anish if all my comments regarding the condition of the house had been repaired. He replied no and brazenly denies that he did not say anything like that that something would be done. Common scammers. Now I have a problem with them because they do not want to give me back the holding deposit. That's why I've already reported the whole situation to Citizens Advice Reading who told me they have no right to keep my deposit.

Rafal · 2 July 2025

Agent replied · 2 July 2026

Dear Rafal, I am sorry to read your review and your feedback is important to us. The only conversation we had which I said would be repaired was the garden fence which belongs to the neighbour and not the Landlord of the property. Just before the move in date, I reached out to the Landlord and the neighbour had confirmed they had not yet done this but would do so and did not provide a timeline. The Landlord was under the impression the fence would be fixed for the move in date but this is outside of his control as the fence is not his. With regards to the bulge in the ceiling, you asked if the roof had leaked and I checked with the Landlord who confirmed it had not leaked and the room was recently painted and I confirmed if any leaks occur in the future, the Landlord would repair this but at the time of viewing and contract signing, the ceiling was newly painted and in good condition. As for the corridor downstairs, I confirmed this is as seen and will not be repaired. We then discussed over email about the works and you said you would not proceed with the property with the above in mind so we proceeded to find a new applicant and when we did so, you then confirmed you wanted to move into the property and insisted on doing and sign the contract but we had found a new tenant by this point. We have not kept your holding deposit in full and refunded you over 50% of this. If you wish to discuss anything further, please do not hesitate to contact us
