There just aren’t enough stars to do Wes justice. He is literally one of the best estate agents I have ever dealt with. His is motivated, friendly and has a ‘straight down the line no BS manner’ which is, honestly, refreshing. This IS the kind of service you want when buying a house!

This was the first time using W Welch and we are very happy with the result. The whole process was very smooth and they were very helpful and patient with us. Getting the paperwork done might have been the easier I have experienced, plus we got some extra viewings to measure the rooms for our furniture, thanks to Craig that has always been keen to help. Very good experience overall.

Avoid at all costs. I have just bought a house through Wesley Welch and from the first viewing to completion they were a disaster. Let's start with the initial viewing of the property. My husband and I turned up at the address and waited, and waited... after 20 minutes we phoned the office and told them we had a viewing but nobody had shown up. Wesley huffed and puffed very sulkily (offering no apology) and sent someone out. 30 minutes later they arrived and showed us the property. I got really bad vibes from the Estate Agents but loved the house, so we made an offer. Then followed months of nobody answering the phone, no contact from anyone, and if we ever did manage to get through we were met with a very grumpy attitude and they never seemed to know who we were. Any information we did receive from them was information already given to us by the solicitors and usually about a week later than they knew, all delivered by Wesley in a very unfriendly manner. He lied to us several times during the process, and both our solicitors and mortgage advisors were shocked by the service. They seemed to have no idea what was going on from start to finish, and the day of competition was the icing in the cake. We were told to go to the 'office' to collect the keys. It's not an office, it's his house so it's very hard to find. A woman answered the door and told me to go round the back of the property, I went down a driveway that was covered in dog feces and was met by Welsley in a tracksuit which seemed slightly unprofessional for completing of a property but oh well I was happy it was nearly over. I was told by Wesley as he grinned that he couldn't give me the key until we had completed, I said can you ring the solicitor as we have been told to collect the keys. He was unprofessional, aggressive and had the demeanor of someone selling fruit and veg not properties. He refused to ring our solicitor, then I did. The solicitor confirmed Wesley had an email to say that we had completed. By this point I wanted to be out of his house as I felt angry and uncomfortable and he was acting as if I had turned up out the blue. A few minutes later Wesley appears with the key, and an extremely backhanded apology that did not contain the word sorry. I am thankful I never have to deal with them again. The only saving grace was Craig who was friendly and spent a lot of time making up for Wesleys shortcomings.

As previously discussed, this review is not an accurate or fair representation of or interaction. I hoped we had moved past this but as you have left a review on such a public platform, I must reply directly for the avoidance of doubt. On the day of your first viewing, I was late as my previous appointment, a property valuation, overran significantly so I asked my colleague Craig to cover this for me. He was with you within 10 minutes of your call, this very rarely happens, and we are sorry you had to wait for your appointment. We are currently working from a serviced office behind my personal home due to Covid, which is entirely our prerogative in this climate. When a completion happens, we receive a call from the solicitor to release keys, at which point we contact our buyers to confirm where, when and how to collect the keys. On this day we had not had confirmation to release the keys, therefore we had not contacted you to collect your key from our office, please also see the text conversation with your partner in which we explained this had to happen and he confirmed he would call before coming to the office. It was also my personal day off and due to your unexpected arrival, I was not able to get ready for a client visit i.e., get into a smarter outfit, or clear any mess made by my 4-month-old puppy or explain to come down the side entrance which is why my wife answered the door. I sincerely wish you the best of luck in your new home, but please consider this my final response on the matter.

45 mins late for viewings. Always had to chase for information. Lies told as regularly as a naughty teenager. No instruction as to where to pick up the keys on the day of completion, eventually find out that the address is the estate agents owners own home, when knocking on the door my wife was rudely told she was at the wrong entrance (to his home?!?!) With no clear signage to the back entrance in question. Both solicitors confirm sale completion and prompt for keys to be handed over but yet again met with a rude encounter suggesting that it isn't complete and we cannot have the keys, reinforced with another lie to state he had spoken to the solicitors on the phone just 15 minutes ago even though emails from both solicitors with full confirmation was sent over an hour before. TLDR: if they happen to have your dream home on their books then struggle through it but expect to be extremely frustrated instead of happy when you finally get you keys. If there's better elsewhere then go there, stretch your budget if able. And if you're selling, avoid at all costs, it'll only upset potential buyers if they're met by the owner of the estate agents. One good note however: Craig (from Welch estates) was friendly and professional throughout and was the only positive about this whole ordeal other than the house itself and it's lovely previous owners

They were very professional and made the whole process of moving a stress free experience, which I was worried it would be. Wesley and the team were helpful and friendly and always at the end of the phone for any help or queries. I would definitely use W Welch Estate Agents if I was looking to move again.

Our experience with Wes was first class from the moment he picked up the phone. He was knowledgeable of both the property and the area unlike some of the other estate agents around so we knew we were in safe hands! Always available to us, he made the process from start to finish as simple and stress free as possible. Would 100% recommend.

We could always speak honestly and frankly with this agent, moving during these difficult times was stressful and Welche were flexible and focussed for us. Welch sold two properties for us, one out of area, in a very difficult time, under lots of conflicting pressures, and we thank the Wes and the team, esp those that worked out of area, very much.

Pushy and unprofessional. Would not take no for an answer re trying to value our house. Unprofessional - demonstrated by being 17mins late for a viewing which then didn’t take place because they could not locate the keys to gain entry to the new build.Several different reasons given both verbally and in writing both for the lateness and location of keys. Lack of communication re both. This was the second attempt to view this property.The first time they were unable due to ‘sales chasing’. The agent having contacted us 15mins earlier (voicemail) stating that we could view the property.He then stated (15mins later) that we couldn’t it was too late - he gave no reason but the branch manager later stated that he had to do this ‘sales chasing’ and therefore couldn’t show us the property that afternoon.Have requested Welch’s to ask the developer to email me.This request has been declined (on the basis Welch’s state they have informed the developer of the matter and they are very happy with their work) I sent a second email requesting the same,stating it would show openness on Welch’s part if they asked the owner to email me so I could inform them of our valid concerns - this time they completely blanked any mention of it in their reply. Good points - contacted me promptly to apologise for all the inconvenience caused and for feeling ‘pushed and ignored’. I have been assured the issues have been highlighted and dealt with in a professional manner.

On that particular day the developer hadn't communicated that the builder had removed the keys without warning so we too were also unaware until we arrived at the property. The developer had specified that they instructed us as the selling agent as they don't deal directly with the public directly. I hope that you can understand that the developer would have been put out if we passed on their contact details as they specified against this from the outset. I fully accept that this was frustrating for you, but I do hope that now the dust has settled you can appreciate the situation. Our team are both motivated and proactive in generating solutions for our customers. That has been key to our success and I apologise if that enthusiasm was misinterpreted as being pushy. We endeavour to deliver a 1st class service so thank you relaying your experience.

As a prospective tenant trying to rent a property I would steer clear. After repeated requests for their total fees they finally told us it would be £75 per person (this was at a discounted rate for the month, dropped by £200) and a holding fee of £350. Was then told the holding fee was their admin costs. As far as I am aware a holding fee is to hold the property until the referencing etc goes through. Total it all up and you looking at £700 just to rent a house. Various other issues made the whole process a nightmare from start to finish.

Dear Mr Devine, thank you for your comments - your reviews are key to he;ping us deliver exceptional service to our customers, and I am sorry you felt the service was not satisfactory. We do charge a £350 holding fee which takes the property off the market and begins our administrative process, which includes admin, opening files, drawing up contracts and terms of business etc. This is non refundable if you pull out of the transaction but refundable if the Landlord pull out, which on this occasion he did. Throughout the process you were offered discounted referencing fees, and when the landlord chose to go ahead with your tenancy you were issued with a full refund of the holding fee. We are sorry you found this experience quite stressful and wish you luck in your future property search.

I agreed on a tenant finder deal as a landlord seeking long term tenants for my four bed house with Sam Collins. Instead he put very short term tenants in there who are actively and openly honest about looking for a property to buy ASAP in the area and to top it off Welch haven’t paid me the first month’s rent yet, which is needed for us to live on as a family. We are on day 5 now since the tenants moved in and we are still waiting. I wish I had stuck to my guns and rented privately. In my ten years of being a landlord and renting privately I’ve never had a problem, a delay or unpaid rent. Lesson learned and will stay FAR away from W Welch Estate agent in future- what a shame :(

I totally understand your frustration as to how this tenancy was put together and that member of staff is no longer with us. Please accept my sincere apologies. We have changed the way tenancies are processed and I now personally oversee all short and long term tenancies to ensure that the tenant's requirements match those of our landlords.

Purchased a property and converted my sale to a Buy To Let using a range of services from W Welch Estate Agents during the pandemic. Very professional service, good communication, attentive and expert negotiation/deal maker. Held a chain together through to completion despite many Covid related challeges including my buyer pulling out, solicitors furloughing without warning, maintaining a complex chain through negotiation and supporting a novel buy to let bridging solution. Would definately recommend or use again.

I was buying a house on a very tight time line through Wes Welch estate agents. The conveyancing solicitor and mortgage broker were skeptical due to the slim margin for error but Wes totally bought in to it and was brilliant. He pre-empted any issues or potential delays and was on the phone, getting hold of the conveyancing solicitor or sellers on my behalf and dealing with issues before they arose. He was excellent, and thanks to him, I was in my house on time, and in an incredible 7 weeks from first viewing the house, to completion. I highly recommend using him.
