Thanks for your comments Mr Chowdhury, we appreciate all feedback. This was regarding your experience in the purchase of Margery Park Road in London. We were first contacted by you the day the property came on our books and we arranged for you to meet the seller the next day. Within 24 hours we had agreed a sale price on the basis the sale was completed within 4 to 6 weeks. The seller had a previous sale fall through with another local agent and you had also recently lost out on a property you had been purchasing with your Brother, it seemed the motivation was there from both parties. This home is registered as an HMO and had been used by the current seller as an HMO, as you were not a cash buyer we offered advice from our financial service department as we know the difficulty in getting a mortgage on this type of property, but this was turned down as you had your own trusted broker. You made great progress getting searches applied for and a mortgage valuation booked within 11 days. After chasing the survey results a week later, this is where the problems arose. After a number of attempts to get an update on when a mortgage offer was being released, we were finally told the mortgage had been declined as you had applied for a residential mortgage. We are now 6 weeks on from agreeing the sale without the finance being agreed and the seller is putting pressure on us to complete this sale. We advised you the vendor was happy to sell to you and complete the sale once your finance had been approved, but the seller did need to consider other offers. Throughout this transaction the seller was trying to evict the final tenant, this was also causing issues. She was offered money by the seller to leave early but getting advice from the local council to stay put and wait for the eviction date to get re-homed. Week 7 the seller received a cash offer from a lady looking to move into the property and take on the tenant, she also offered £10,000 more than yourself and she exchanged contracts on week 9. So for the seller this was a result but I totally understand your frustration after you had spent time and money on a second property that you have not managed to purchase.
