TrustpilotM J Gleeson ignore the law
I am living in a house built by M J Gleeson in about 2005/6 and managed by Mainstay. I pay an annual fee for upkeep of communal areas but this has never been done. Letters to Mainstay result in no response, as do attempts to contact Gleeson. There is no democracy: I asked about residents' groups etc. and was just told it doesn't exist and can't be created. Eventually, in September 2020, I instructed a solicitor to buy my freehold from Gleeson and Mainstay. Nothing has happened in over a year and Mainstay and Gleeson have not met legal timescales - I've been told this is now litigious in my favour. I can't believe I'm begging two companies to give them thousands of pounds and they can't be bothered to respond or or administer it and think they are above legal precedents and deadlines.

I purchased my house from Gleeson over a year ago. At first the any issues were repaired and resolved immediately. The site manager Terry was amazing. However since he has left there has been 3 different site managers and any issue I have raised have been left an not repaired. There is a vent in my roof that has not been connected an each time it rains it rains into my loft an on top of my en-suit which is now all damp and growing mould.. my kitchen tap is falling off, the work tops have got huge visible lines at the joins which I’ve been informed is my maintenance. If they had bothered to send someone to look at the worktop they would clearly see this is defective workmanship.The level of customer service I’ve received from someone called Megan the customer service coordinator is a joke. She is not interested an each time you try an ring any number to actually speak to someone the number is engaged. I would of previously said the level of service was great when any issues where resolved however it seems now that I’ve been in the house a year they do not want to know about any issues that may come up.

Well where do I start…I reserved a Gleesons home last Dec at a new site. Nothing happened on the site for a while and I accepted this due to C19. We finally got to meet a rep and had to drive 40 miles each way to meet her. I suppose it’s not a drama as we’re buying a house right….. she informed us of the expected build date and went through the plans. At this point we had a mortgage accepted and our deposit paid to the solicitors.The build date was pushed back again……….However approx 2 months ago we had a site visit with the rep and the site manager. Both were extremely happy with the progress and told us they were confident that the house would be built outside by Dec and inside by Jan…. Finally light at the end of the tunnel and bricks were being laid.2 weeks later we had to have another meeting at the site. I couldn’t attend due to work but my wife went. At this point we was told that all reservations was being pulled due to the customers best interest and we’d get our reservation money back!!!! After 10 months of waiting and making plans and having everything in place.The house is pretty much nearly ready for the roof to go on now.At least 10 families have had their time wasted. I genuinely can’t wait to see how much these houses get released back at to see who’s interest it actually was.I can imagine that this review, like their emails, will require 10 working days to be replied to.

The 5 star rating is for their excellent sales consultants, Sadly despite all my best efforts to acquire a 2 bedroom home at Balderstones in Rochdale this was not to be, I sold by property and made myself a cash buyer, Also I was a recently retired key worker, It is simply to hard to get a smaller home in the Greater Manchester area with Gleeson. It's first come first served. So if you are considering downsizing and doing the same you will be unlikely to succeed in this area. They are a good developer and of a good quality and finish, But my 5 stars go to the excellent sales consultants they have. Alicia at Balderstones was excellent informative and really knew her job and never over promised. Sue at Spring Mill and Paul at Hill Top Park and Phil in the Sales Hub were all very helpful. I hope Gleeson appreciates how good a sales team they really have.

Where do I start with this company… this is how they treat Key Workers which we have found disgusting the amount of stress and heart ache this company has given us is unforgivable. We initially walked in the Hays Park site in Halifax to take a look at the show homes in which we was told the houses would no longer be built in brick, and these would be now built in Stone and this for us sold the property especially for the price. However, to further find out (which we had to inquire about ourselves) it’s not Stone but actually being built from Artificial Stone which is a completely different material and if you are unaware Artificial Stone is concrete and after time it bleads the dye through the material. We put our reservation fee down for the property and added the orange dot on the development plot we was purchasing. We then had to ask about the Artificial Stone to the Sales assistant in the office, which we felt lied to and to be mis-sold information about the property we were upset as first time buyers to be told mis-information on the property we fell in love with. When we went over the plans for the build, we was told incorrect details about the storage in the house as we had to travel to Sheffield after this to look at a show home of the same build to find the storage was there in the property. The Sales Assistants in the office should be aware of all the details of each property they are trying to sell people but in our case we felt lied to yet again. Therefore, we made a complaint to the company explaining each detail of the issue and that we wanted clarity on aspects of the build which could essentially affect the sale of the property. We then received an email with a so called apology for the experience we had been provided and that the best option would be to withdraw from the sale. We then made a call to the Sales Manager to which we made her aware that we still wanted to proceed with the sale but wanted our issues to be known. We were told that they don’t not want our business and they were happy to proceed and meet us at the site for our options meeting to make sure every aspect was clarified. We then sent the Sales Manager an email explaining each additional extra that we required in the property. At the end of the email we asked if it would be possible for a gesture of goodwill for the experience we had been provided with as there website states “they take every complaint seriously”.Before we received any correspondence we went to the site with our parents to discuss the issues at hand and felt these had been dealt with and we was happy to proceed. We then received another email from the Sales Manager stating that they would no longer be proceeding with the sale and would be withdrawing the sale. We then wrote an email back explaining that we had spoken to the site and was happy that our issues had been resolved and that we did not wish to withdraw from the sale. We received an email back saying that the Sales Manager was on annual leave for a week so they knowingly sent this email so that we could not resolve the email we had been sent. We booked our options meeting for Sunday at 3.00 with the Sales assistant. It came to Sunday and we was very excited on deciding our options for the house. However unbeknown to us we got a phone call at 10.30 on Sunday (bearing in mind they had all week) from the Field Sales Manager explaining that the meeting had been cancelled and the plot sale had been cancelled and passive aggressively asked me for my bank details so they would refund our reservation fee. As the office was closed and the Sales Manager was still on annual leave we had to wait until Monday. I repeatedly called them directly as to which they ignored all of my telephone calls and emails. Eventually they answered the phone to which she belittled me, practically laughed in my face and was also very aggressive towards me and she eventually hung up on me when I asked for her managers contact number. This company has discriminated me and my family for making a valid complaint surrounding them mis-selling property’s. I would be very careful purchasing a property from this company as they will with-hold vital details about the property you are purchasing. Every person is entitled to make a complaint to any company out there, yet we have been repeatedly ignored or laughed at by this company. They do not care for customer service and if you have a complaint before you purchase they will withdraw from the sale because they cannot deal with complaints. The Sales Manager and Field Sales Managers are both rude and vicious the way which they have dealt with our complaints. This has completely put us off new builds and we would NOT recommend using Gleeson Homes as they DO NOT CARE about your issues. In hind sight I feel we have dodged a bullet with this company and they have done us a favour.

I’m currently in the process of buying my first home. Ever since Gleeson started building on the Rainsborough Park development I knew that’s where I wanted to buy my first home. I first went and enquired about the new phase that was due to be released back in April. Sharon the lovely sales lady there took all of my details and kept in touch with me to keep me informed of any updates. The customer service that she provides is above and beyond. The reservation process was very straight forward, with being a first time buyer I didn’t know what to expect with the whole process but sharon has being an absolute star! I receive weekly updates and photos of my plot (I’m forever grateful for this as I can’t get close enough to see my plot myself). Sharon is always at the end of the phone to answer any questions and always has a very welcoming smile on her face in the sales office. I can’t thank her enough for everything her and Gleeson have done for me so far, without them I wouldn’t have found my dream first home!

I enquired about the development initially about a 2 bed. Following the recommendation to contact meridian mortgages it transpired I could easily afford a 3 bed property.I contacted Sharon detailing my new revised budget and was advised of soon to be available properties. I reserved my home in May, I receive weekly build updates and photos. Sharon is always on the other end of the phone for advise or guidance. I just wanted to write a review of my negative experience of this company. We have had problems from the start which began with a 4 month delay on the property being completed. We were due to sign for our home on a Friday morning and move in the following Friday. We were given a verbal guarantee that this would take place. 15 minutes before the sales office closed we received a call telling us not to come down and sign for the property as it had not had sign off from NHBC. By this time we had given notice on our rental property, booked a van to move our possessions etc. I went down the next morning and was lucky enough to speak to an area manager who didn’t care about the situation we were in and the fact we were goingto be homeless with a 6 year old child. I asked them if they were going g to pay for storage for our belongings and find accommodation for us, her reply was we do t do that, can you not stay with a relative. She didn’t understand why I was becoming irate with the situation we had been out in. They way she spoke to me was appalling. Anyway, we moved in 10 days later, although we had no problems with the building itself we noticed the back garden was an absolute mess. The way the turf had been laid was awful, we put it down to the fact it was new and done what they told us - water it regularly. This didn’t get any better so I decided to take the turf up and lay artificial grass instead. I planned the work carefully and calculated we needed 6 tonnes of aftercare to lay the grass on. When we got started on the work we found out that there was a 50 cm left to right slope over 6 meters. We laid and extra 11 tonnes of aggregate to right this slope, I now gave a beautiful back garden no thanks to Gleesons. I started to receive letters about the state of the front lawn, thus again resembled a weed patch, despite being cut regularly by my Gardner and neighbour this got worse with time. I asked Gleesons for permission to lift the turf at my expense and lay artificial grass, they denied me permission under the 5 year covenant. I continued to receive letters about the state of the lawn and after several email exchanges they said the would let me have permission if we paid them £250. I emailed back and said I was insulted by this and I wanted them to come and sort the problem, the lawn had also now sunk by about 4 inches and was u set the level of the drainage covers where it originally was when we moved In. I received Another email from then with a picture of my garden saying the weeds were a result of us not taking g care if the garden and as we had moved I. 3 years prior to complaining they were not going to put this right but they would waive the 250 fee. I have pointed out that the 4 inch sinkage is nothing to with neglecting to care for the grass and this is sub standard workmanship. They originally told me the council would not allow artificial grass but then said it was ok if we paid the fee. I just urge anyone thinking of dealing with this company to this k long and hard before doing so, I understand they build affordable homes however this shunned the give them the right to cut corners and complete below par work. Once they have received money from you, yiu are simply forgotten and there customer care / customer service is none exsistant. I just want to share my negative experience of this joke of an outfit with anyone thinking of purchasing from them. You don’t need to look far to find dozens of other unhappy customers.

My wife and I bought a gleesons home in September 2023 and have had nothing but problems, we were told on 3 separate occasions including at the point of sale that NO houses would be council/social housing, then 2 months ago we found out (without consultation) they sold several properties which they had trouble selling to the local council and they changed the covenant which we signed to (also without consultation).We would NEVER had bought the house under such conditions and gleesons have flatly refused to compensate us or apologise.Our doors to the house have NEVER locked since the day we bought it and we have contacted the endlessly since September 2023 it is now nearly June 2024!!!!!.The salesperson who sold us this house is particularly awful and a liar, we were told our house had a sea view which was untrue and we asked her 3 times about the social housing and she promised us this would never happen, she couldn’t have been nicer until we had problems then we were brushed off like we didn’t matter.There is still no road surface despite being topped out months ago.DO NOT BUY A GLEESON HOME YOU WILL HAVE NOTHING BUT TROUBLE
