Honestly St Modwen have been fantastic…

Honestly St Modwen have been fantastic with us, we completed on our first home just over a Month who on the Branston development. Reservation was simple the house we initially wanted was reserved and they had a house left on the previous phase which wasn’t our first choice however they provided some incentives and we chose to take the house rather than wait. We were told our completion would be May/June & used their recommended Mortgage advisor who was amazing and their solicitors who were average, throughout the process we were updated regularly despite COVID-19 & lockdown. St Modwen did everything they could to keep us on track we was lucky enough to to have a home demo in May where we highlighted a couple of issues which were sorted within the week and we completed in June. As expected there were snags which is natural in a house that hasn’t been lived in so we wasn’t annoyed ect but this is where St Modwen excelled their site manager James has been amazing got most things fixed within a week and a couple of the bigger things were all booked in within the month. All in all we looked at every house builder in the East Midlands and St Modwen definitely include a lot compared to most including finishing the walls in white, extra bathroom tiles, shower over bath, ring doorbell, hive heating system, flooring & turfing.

Highly recommend St Modwen Homes!

Moved onto The Fairways as a first time buyer in March 2022 and I would highly recommend St Modwen homes to anyone!Julie and Rachel from sales were exceptional from the outset with keeping us informed and up to date with progress, which was so reassuring (especially with the stress of buying a house and moving).We’ve now had the keys for almost 11 months, and while the quality of build has been excellent, any issue we had both Stuart and Gemma from site have both gone above and beyond to not only resolve, but also providing support when we needed it (such as drilling holes for dishwasher etc).Knowing most other developers simply pass you on to the sales team post completion, the support both on site and externally from St Modwen has been so refreshing.Thank you to the whole team.

STRONGLY DO NOT RECOMMEND!We thought it was moving to our dream house but it ended up to be just a nightmare. At first sight, the house looks nice. Small, but nice. When you fit in the furniture you realize you don't have space for king size bed or a changing table for the baby along with the cot. On the first day, we discovered clogged drain in the toilet. Ended up to be because of a blocked manhole. Somebody accidentally dropped a piece of fabric🤦‍♀️. Then we found a terrible wall finishing, gaps, dents and many other defects. A lot of appliances, sinks, toilet seats found to be defective or set up wrongly. There were months of phone calls and emails, trying to get the things done properly. Every time somebody new showed up, "fixed" the problem but in fact, made it worse. Then they send someone else to repair it. And at the end, they say: " that's the best we could do...you would never get smooth floors or level surfaces". And when the surfaces get damaged because they didn't do the things properly first place, they make it look like it was your fault. Like you don't know how to use it. So after 2 years in this house, we had roof, sinks and shower leakages; creaky and wobbly floorboards and steps, crooked doors and furniture. The warranty is ending up soon, and farther you go, less they will admit it is their fault. As per other reviews here I will stress out the undone tarmac as well, no streetlights because somebody at their office simply forgot to clear it with the council, so now we ended up to live on a private road, and have to deal with the lights on our own, and pay council tax as well. Once in 6 months, they are digging up to fix underground issues. This is totally normal on our site. Not to forget the render cracks on the outside and terrible, but terrible lawn. You can find stones, glass and Mc Donald's cups in the soil. The water stays and rots the grass. The aerator doesn't help. So people should think twice before buying a house with these developers. Strongly do not recommend!!!

The sales team at Glan Llyn (Simon and Toni) have provided an exceptional and very professional service right from the onset and throughout the whole process from viewing to purchase to moving/settling in. They carried us along and were very patient, helpful and informative in order to make the whole process smooth. I cannot thank them enough for their professionalism and dedication to looking after their clients.Furthermore, aftercare has been top notch as the customer service team and site manager have always been on hand to tackle any identified snag(s) which was expected. There's always been someone (Matt and Josh) a phone call away to quickly attend and tend to any issues promptly. They've always communicated with me and send me regular updates, dates and timings for any repairs. I am definitely recommending St Modwen at Glan Llyn to anyone who's interested as the entire team are consummate professionals who will ensure that customers are put first and, also, because the house styles/designs are beautiful.A very enjoyable experience throughout. Moved into our new St

Moved into our new St. Modwen’s home (Cofton) in June/July of last year. Couldn’t be happier with the service received and the overall quality of the house. Jayne in sales dealt with us the most when it come to general communication(s) and purchasing extras - she was brilliant. Gemma then dealt with us once we’d moved in and she was extremely reliable, prompt and effective when it come to dealing with any snags that we encountered. And to this day, Lizzy from the customer service team has been excellent when dealing with any queries we’ve had or any additional snags that have developed over time. Overall, very happy with the house and the service provided from St. Modwen’s. Have recommended to a number of people looking to buy. Well done to all involved :)

I moved into my first house at the end of October, I found this whole experience great. All of the St Modwens staff members were very helpful and made the move stress free. Julie in the sales office was very friendly and was always there to answer any questions I had. When I first moved in I had one or two snags which is expected, however Stuart the site manager fixed these problems very quickly. He has been really helpful throughout the whole time I’ve lived here. I feel like all the members of staff are very professional and do their jobs to a high standard. I would definitely recommend somebody to buy a new house from St Modwen Homes.

First time buyer experience

As a first time buyer I was unaware of the procedure involved in buying a house but everything was made simple from start to finish with the help of the team at st modwen. I was buying using the soon to finish help to buy scheme and everything was done swiftly to ensure I could finish the purchase before missing out on being able to use this method of purchase. After entering my home I was given a full tour and explanation of everything and what to expect regarding snag lists etc. I've been happy with everything down to the swift response of the aftercare team as well as the site manager who has essentially only ever been a text away when I needed help with some very minor issues which were resolved immediately. Would definitely recommend them.

They are good but no where near what they used to be.

We have been in our house for nearly 5 years and when we moved in we couldn’t of been happier. We did have numerous issues but feel they were dealt with accordingly (at the time). Unfortunately over the years I’ve noticed things which I’m not happy with but it’s just the way it is. We are on a site which is in a low income area and the houses truly reflect this, there is a flag ship site no more then 2 miles away and the quality difference is phenomenal. I appreciate that house prices vary but the difference in quality is more than the price difference. Examples of this is narrower roads and pavements making roads easily congested. No boundaries for car parking spaces and lack of an effort with the groundwork’s, lack of road marking and signage meaning people use the estate as a carpark and just put their car where they like it.. it’s stuff like this that adds up and when you move in you don’t foresee this initially. I know StModwen are a good builder in comparison to others that are out there but since moving in and they lost their 5 star rating, this showed in customer service unfortunately.

Nothing but disappointments, and headache

I wish I could give 0 star, we've move in this house about 9 months now, and the list of issues we have is endless. Every time we call customer services they all seem to be reading from a script because word for word each one no matter which day or time you calling saying the same thing. Needless we are in a newly built house and unable to use our downstairs toilet despite reporting the issues for 5 months consecutively now, promised call back from management no luck there, promise plummer would be out still no joys. I would say to anyone looking to purchase a new build to drive pass St modwen because you will regret it.

Wish I could put zero stars

Wish I could put zero stars. Poorly built houses with a snagging list longer than a 20 pack of toilet rolls. Structural issues reported to directors and basically made out it was in our heads. The customer service team have zero empathy and get very hot headed when you question what they say. When sold the house the sales rep will tell you how the phase including parks, lighting, roads will be complete in a matter of months. Again all lies, they will move on to the next phase and leave all the above unfinished. Save yourselves the hassle, buy elsewhere!

Being updated daily on build and amazing customer service!

We’ve recently reserved and exchanged contracts on a property located at Branston Leas through St Modwen’s. I have to say given the current state of affairs they’ve been above excellent in sorting our property out by what is at the moment the original deadline. They arranged for us to come and pick our flooring and view the property for the first time whilst abiding to social distancing measures too. I’ve had no issues with receiving regular updates and being given complete honesty in the timeline we’re looking at. Louise has been amazing at getting back to me on our build timeline and Lindsey and Jenny were absolutely amazing at accommodating our requirements when we initially reserved the property. It quite frankly meant we could then reserve because they accommodated our individual circumstances at the time. Amazing customer service and no complaints at all so far on the process!

It’s been almost two years since we moved in and we are still waiting for snags to be finished, we chase them almost every week to hear ‘we are waiting for the the contractors to answer’ and then you see the contractors on site who says no one even contacted them. Would not recommend St Modwen

If you’re going to buy from them then buy a plot near the road as the maintenance is well kept, however if your home is not in sight from the road there will be no maintenance despite all the residents paying for it. I currently have weeds at waist height outside of my front door, blocked pathways from overgrown plants.. I have asked st Modwen to maintain this as I am paying my management fees but they don’t respond to any emails. They have also put in writing that my patio area will be demised to me but so far have not actioned this so please be careful as they will promise you things like this to get you to buy. Hopefully trading standards will be able to help me with this. Overall would not recommend.Further update to reply to the response: I have emailed that address multiple times but never get a response. I’ve had head of customer service call me and ensure it will be done but nothing has happened. You have taken £600 from me and my neighbours for this maintenance it’s an absolute disgrace.
