We recently bought our first home through Hat and Home, and we couldn't be happier with the experience. Charlotte was absolutely fantastic from start to finish. As first time buyers, we had a lot of questions, and she answered every single one with such kindness and enthusiasm. We viewed the property twice, and Charlotte was incredibly patient, letting us look around at our own pace so we could really get a feel for the place without ever feeling rushed. recently purchased my first home through this estate agency, and the entire team - Charlotte, Lucas, and especially Lisa - made what could have been a daunting process feel seamless and stress-free. From the viewings that Charlotte took us to, she was extremely professional and answered all the questions I had, really giving us plenty of time to check the property thoroughly. Then Lucas managed the offer efficiently, it was all completed within just two emails, which was impressively quick and straightforward. From the first message, Lisa took ownership and kept everyone aligned. She set up a convenient group chat, relayed clear and timely updates, and even arranged for the sellers to show me how the alarm, hot water, and gates work, which was a thoughtful touch that saved me time post-move. When dates shifted unexpectedly, she stayed calm, chased the agents and solicitors relentlessly, and kept the chain moving forward without any unnecessary delays. The biggest test was a delayed CHAPS deposit: Lisa spotted the issue immediately, explained exactly what was needed to exchange vs. complete in simple terms, and kept chasing until we resolved it smoothly. She even sourced practical move-in details (like FTTP broadband speeds, council tax bands, and utility providers) without me having to ask twice, going above and beyond to ensure I was fully prepared. With four properties above us in the chain, I was braced for complications, yet completion and keys were confirmed on the 29th with zero drama, the keys were ready to be collected from the Wokingham office right on time. The team's coordination was outstanding, and their proactive approach turned potential hurdles into minor blips. Professional, proactive, and genuinely easy to work with from start to finish, Lisa in particular made a stressful process feel simple and even enjoyable. We sold our six bedroom house in Wokingham and decided to use Hat and Home. Beforehand, we obtained three valuations from local estate agents so we could make an informed decision based on valuation and the professionalism of the agent. Hat and Home provided an ambitious but justified valuation of our property. They came prepared to our initial meeting with lots of data o houses they had recently sold in the area, which gave us confidence that their valuation was achievable. They had an eye for detail, and could see that we had invested heavily in quality fixtures and fittings which would be attractive to certain buyers - notwithstanding our small garden, our property was turn-key ready, which we were told in this market is very attractive to buyers. Other agents seemingly missed these important details, or just didn’t seem overly bothered, and were instead dwelling (in my view too much) about the plot size / small garden. Not everyone wants a big garden! One agent, Sears, significantly undervalued the property because of the garden being ‘too small’ - their valuation was nearly 15% below the price at which we sold! Hat and Home were never pushy, which I appreciated. They were honest, genuine and just very pleasant to deal with throughout our engagement. When our property was marketed, we received several offers on the first day of viewings, including at the asking price. Charlotte did a great job with viewings. Once we had accepted an offer, Hat and Home did a terrific job progressing the sale. Big shout out to Lisa and Charlotte for keeping us regularly updated, and communicating effectively with our buyers. Their proactive approach to communication was much appreciated especially as the conveyancing process was long. I would highly recommend Hat and Home. By far they’re the best agent with whom we’ve worked on a property transaction.

An average experience on both purchase and sale. We purchased a property through Hat & Home, and found Bobby in the Bracknell branch to be friendly. We then decided to sell our house through H&H, because of the simplicity of dealing with one agent and a decent sales pitch regarding marketing and achievable sales price from Lily in Wokingham. The property was marketed in a relatively short time period, and photographs were to a good standard. The issue then came to appointments, we were disappointed with the sales personnel in the Wokingham branch, lack of feedback after appointments (we had to chase) and late to 2 or 3 viewings. We sat down and discussed this with Lily, and whilst there was improvement, we felt that was more due to the addition of Barnaby to the branch who we highly recommend. Once the sale was agreed and chain compete, we took the recommendation of H&H to use their conveyancing parter Muve - don’t. This isn’t a review of Muve and not reflected in this review of H&H, just a byline. Progression of the conveyancing period was slow, and we felt at times we had to push H&H to engage all parties to keep it moving. When we raised issues with Muve, they were not dealt with promptly and we felt there was limited support from H&H throughout when escalating issues within the chain. Lisa was friendly and to be fair, probably outside of her control, but it took the exchange date slipping on a number of occasions for a director to get involved. Fair play to Luke, he pushed the solicitor who was perceived at fault and raised a formal complaint, we never got any feedback from that. Issues are expected, especially with the market as it is, and we aren’t naive to think it would be easy, our assessment was that Lisa could probably do with some more support as the business grows. The most disappointing thing however was completion day. We didn’t get any communication from H&H regarding completion, and it was actually the vendor we were buying off who arranged us to collect the keys under the doormat. We may as well have not been buying through an agent at this point. We phoned H&H at 1pm to tell them we’d picked the keys up and we’re in - they were completely unaware. There was then no follow up call or email, no contact from the Bracknell branch and we still have the sold sign sat in our garage 2 months after moving in. Aspects of H&H are great, and they have potential. Barnaby was a real stand out and I felt like he genuinely cared, but I got the impression the management team across the board are more focused on rapid growth rather than customer experience, and are letting the day to day slip.

I recently used Hat & Home for the sale of my property. Things started off well, they provided more information about the process than any other estate agent I had met, and I got a real sense that they would be perfect to work with. There were a few hiccups along the way, minor things that I raised with the team, some of which were sorted, some not. There were team changes also, which is to be expected, however I was not informed. Many promises were made at the outset, but very few upheld. The most disappointing part for me was in the final few months where I had almost zero communication from Hat & Home about what was happening. I tried on multiple occasions to contact the team and was ignored via phone, text and email - even the general office number/email did not get back to me. There was a crucial point where I almost lost the property I was looking to buy, because of challenges my buyer faced. Hat & Home knew what was happening with my buyer (I was passed emails confirming as such from another party), but they failed to share that information directly with me. As my only link to my buyer, I was shocked that Hat & Home stopped communicating. This put me in an impossible situation and caused a significant amount of stress whilst I had to figure out a solution without help from Hat & Home. After this I did get some updates from sales progression at Hat & Home, but still very limited. Other parties in the chain had more up to date information than I did, so I was reliant on others to keep me in the loop. To this day I don’t know why Hat & Home stopped communicating with me regarding the sale of my property, however for this reason I would be reluctant to use them again in the future or recommend them.
