GoogleTo put simply, I strongly do not recommend. There was good communication from Haart to begin with, the pictures were done well and the property was online very quickly, however… I was told that Haart would do all their own viewings and if they weren’t able to, I would receive plenty of notice. Haart only did 3 out of 7 viewings and I was regularly given less than an hours notice while working shift work. The agent that attended had not done any prior research about the property or selling situation and provided incorrect information to potential buyers, including that we were upsizing when actually there was no chain and not knowing the layout of the property. When an offer was received (only a couple of weeks after the property went on the market and below the asking price), Haart tried to pressure me into accepting it stating the first offer is usually the highest, suggesting there probably won’t be another one and that these buyers are really nice… I declined and the offer was subsequently raised. Haart also pressured me into booking a structural surveyor as “any perspective buyer would need to see the report”. This report wasn’t accepted by the buyers lender and meant I’d wasted hundreds of pounds for no reason. Calls and emails were rarely answered in a timely manner and sometimes there was no response for a couple of weeks - even though Haart were being regularly updated by the buyers. Haart were completely biased to the buyers wants and offered no support to us as sellers even though we were paying their fee. Overall my experience with Haart was not pleasant and they did not earn their extortionate %. Almost every agent I had contact with was unprofessional, unorganised and very unhelpful. *Edit* In response to the below from Haart - there were a few ‘no shows’ for viewings so I did not count them. The property went live on 24th Jan (there was a viewing arranged before it was live however they didn’t turn up). Haart’s response has not provided any reassurance, I still will not recommend or use again
Good afternoon Kayleigh So sorry to read this review as we always strive to deliver a high customer service. With viewings, we will always give owners the opportunity to accept or decline a viewing and would hate to assume the viewing couldn't go ahead without asking. You were extremely motivated to sell and didn't want to hinder any opportunities of that happening. There were 10 viewings that took place on the property and you were presented with an offer which based on feedback was the best buyer for your situation. Your property went live on 16th January and an offer was accepted on 12th February. Unfortunately through no fault of your own, the mortgage lender valued the property at £0 and requested for a structural surveyor goes to inspect the property as there were areas of concern with regards to potential movement. It was advised you did this as this was likely to crop up again and at least you could keep the report if there was ever a need to find an alternative buyer. The structural survey report was sent to the lender and the lender stipulated there were works that would need completing on the home before it was deemed as being mortgageable. The buyers were equally as frustrated as they loved the home and were happy to keep persevering. In reference to your fee, your contract was based on a range of £x to £y and your fee was fixed based on achieving £x (which you advised was your lowest price) and you achieved closer to £y on the home. Hopefully this response helps to give you the reassurance that you didn't accept a low offer within two weeks and achieved the high end of what you were looking for within 27 days of going on the market. Hopefully this also gives you reassurance that we had no control over the lender valuing your property at £0 due to the fact there was concern there was structural movement on the property and the only way this was going to be proved was via obtaining a structural survey that the lender required. GoogleHaving moved from another estate agent to Haart we were really hopeful that they'd manage to get an offer. They came and valued our house between 280-290K and told us to give them 'three weeks and they should have an offer'. This was not the case at all. As weeks went on we were being told that our house needed to be reduced to get more people interested. At first we agreed to this so we lowered it from 290K to 280K. In a matter of weeks later we were then told to reduce it again. After some thinking we decided not to lower it anymore as we'd already lowered 10K. When we said no to lowering it we was met with 'it wont sell for the price it's up for' 'it will only lose value the longer you leave it up' 'we've exhausted our clientell and noone is interested'. I then kept recieving phone calls from Haart telling me how I need to lower the value and everytime I would say no and they'd argue back to try and get me to do as they said. After weeks of phone calls I decided to bring Oakheart on board and see if they could do any better. They agreed the property is worth 280k and told me not to reduce it anymore. after explaining this to Haart they still wasn't happy so we decided to give our notice with them to avoid anymore uncomfortable phonecalls. We gave notice 26th July.... we recieved a reply on 9th August which was very unprofessional and just not needed. Charlotte went as far as to slate Oakheart and their ability to sell our property because 'Haart are more experienced selling in Witham than they are'. After constantly telling Haart we just want them to take our house of sale they finally agreed to take it off on 24th August.... they still had it up for sale on 29th August. To which I then had to once again tell them to take it down. At this point we had had an offer through Oakheart which we had agreed to a week previous. I just want to add I did read out the email sent to myself from Charlotte to someone in head office who said 'I would have never sent that email out as someone who's been an estate agent for over 10 years'. He appologised on behalf of Charlotte because he couldn't even believe the things she had said in the email.

So I have taken snippets of my email I sent to you (as Google has a character limit) to show the context of the points you have mentioned above. “You initially came on the market with us for a matter of days before cancelling and going with *wont mention agent name* as their fee was “cheaper”. Ryan advised against doing this because they weren’t marketing the home in the best light and as a result this has a huge detrimental affect on your home, had you have stayed on the market with us from the get go, I strongly believe your home would have sold relatively quickly” “we have exhausted our entire database when it comes to your home for people matching the requirements for it. As you know, people don’t see its value as the feedback is that it needs work and they are finding similar properties that are offering a bit more internally. As advised, this price related feedback has come in around the £270,000 mark, so as I have tried advising previously, the longer you leave it, the more this £270,000 feedback will become £260,000.” “since you have brought on Oakheart of which you advised have told you there is nothing wrong with the price and laughed when you reiterated to them the conversation we had about amended the guide to £270,000-£280,000 off the back of the price related feedback we have had. When I advised you that respectfully, it’s fine for Oakheart to laugh, but they 1.) haven’t sold your home either for the price and 2.) we have more experience than them in selling homes in CM8. I got accused of being “bitchy” when it’s a fact, we have sold not only more homes than Oakheart in CM8 but also more than any other agent in CM8.Due to our experience of us all collectively working in the area for 10 years, we can foresee market changes and looking at the prices that some of our other properties are selling for, how this will impact the prices our other homes will sell for. Oakheart are a Colchester agent, therefore they would be more experienced than ourselves when it comes to the Colchester market, it’s not “bitchy” it’s a fact, they would be” In the meantime I have spoken with head office, who have listened to the call recording you had with someone in our concierge team who have confirmed that this was not said too. However, you may want to check your sale status with your agent as your home is still being advertised as For Sale, three weeks after you advised you accepted one. GoogleHad an excellent experience with Haart. Found a property we loved but the seller wanted a quick sale and we were not in a position to proceed with our property. The team at Haart convinced the seller to accept our offer and that they were confident they would have our house sold in 2 weeks. I thought this was ambitious but they really put their money where their mouth was and sure enough after 2 weeks we had 2 offers, both over the asking price. My one criticism would be the solicitors at JS Law (and later DC Law) they recommended to us were not great with communication, however to their credit Haart did a great job chasing them up for us. The majority of our dealings were with Dan, Luke and Charlotte and they were fantastic, however whenever we rang in whichever member of staff picked up they were always helpful. As some have mentioned, they are not the cheapest in Witham but neither are they unreasonably priced and you really do get a great service. Definitely worth it!
