Refusing to pay back my deposit

I moved out a property managed by the Catford branch 5 months ago and they are refusing to pay back my deposit. The amount is not disputed by either party. My tenancy ended in January and I gave them the required 1 month notice that I would not be renewing the contract and gave them the new tenants details. They say they cannot release my deposit until the new contract is signed. However, they have taken half a year(!) to do the required checks (PAT, fire etc) before they will release a contract. Communication has been awful, bounced around people and branches with no taking responsibility to resolve this. Often I was gave the wrong information or told I would be called back and never was, multiple emails ignored. I have now been through three stages of the complaint procedure with still no resolution so I've raised it with the Property Ombudsman. DO NOT USE THESE LETTING AGENTS IF YOU ARE A TENANT. No one at the company cares about your rights.

We have just purchased a house from Reeds the staff are very professional and where eager to help us find the right house for our budget and needs. We had dealings we a lot of estate agents within the area but they were by far the best in Widnes. When viewing properties they were on time and handed us paperwork on each property which I found very useful. They answered all questions about the property and were very knowledgeable. Amazing experience with Reeds Reins! Had a nightmare with a previous local estate agents who left me in the dark start to finish! I was so lucky to find Wayne and his team! It’s all about the buyers, stuff the paying customer!!

I am writing this review from the vantage point of two separate house sales - our own home and assisting my parents house sale.All was good in the early stages of both sales until it came to sorting out a moving date and on both occasions (different estate offices) the clear priority was to only help the buyers and not give much (if any) help to the seller (the reeds rain customer who actually pays!). On both occasions we were bullied to meet the demands of the buyers, regardless of how ridiculous the time frames were being asked.During the day of our move we were constantly nattered by phone and text (7 calls) to see if we had left the property as the buyers were wanting to get in.If you are selling a home I would not recommend reeds rains one bit, in my experience they just added to the stress.

Yet again nothing done to sort my issue going on since MAY

Yet again introduced to someone who said they can help look at my issues that have been going on for months and so far they have done absolutely nothing, don’t reply they are so rude!!! Since May this has been going on, was meant to have rent increased in May said they can only do it in September! And guess what still not happened. Promised they would fix it and get back to me and nothing at all! No reply!! So so RUDE and have no interest in correcting their mistakes! Can’t afford my mortgage hence why we asked for a rent increase, since MAY this has been going on. Tenant was expecting new amount to be taken and reedsrains haven’t done anything at their end!!! If you want to waste your time on the…

If you want to waste your time on the market, recieve no support from the agent. Have them make up contracts. Never have staff to do viewings and end up taking your own photos of your property on your iphone and have them not let you leave them as an agent when you raise the issues. Reeds rains Hull is the agent for you.

I can honestly say the service provided by Jake and his team was exceptional... Always ready to step in and explain any issues which arose whilst selling our new build home If we called to speak to Charlotte or Jake and they were not available we never had to wait longer than an hour before we had a response. I would advise everyone to use reeds rains in Widnes for these reasons, the service provided was completely comprehensive and at no point did I feel we weren't included or told of exactly where we were at in terms of the progression and sale of our home.

I have recently sold my house with reeds rains, my house sold within a week, unfortunately the buyer pulled out late on down the line and Jake and the team managed to resell my property within days. I was on a tight deadline and they done everything they could to push it through. My main point of contact was Jake and he was brilliant.
