Absolutely outstanding

Absolutely outstanding! We have just exchanged on our first property. We delt with 3 members of staff Kieran, Steve but the main man was Dan from Gravesend. All of the staff were amazing! Great communication, always contactable and accommodating. Fab team all of them. Wouldn't bother going anywhere else.

Disgusting company

Horrible experience.Acorn demand £500 holding deposit up front before the landlord has accepted you and before you go through references.Acorn failed our references as they only took my flatmate's base pay into account, failing to actually look at her paychecks and bank statements which clearly showed that she made more than enough to cover the rent. Instead of doing their jobs properly, Acorn demanded we pay 12 months rent up front, or get a guarantor that earns at least £50,000 per year.These are both ridiculous options, and the only two given to us by "Kiera". We have backed out and are pursuing a refund of our holding deposit, and gone with a different letting agent that has been much quicker and easier to deal with.Do not touch this company, they will take your money and run to the hills with it.

Hi Mark...I am sorry to hear this. It is common practice for all agents to ask for a holding deposit in advance of the offer acceptance but this would be refundable under certain conditions. I am in discussion with your flatmate on this subject, as the third party referencing company we use have just asked for 2 further documents, in order for them to consider the application further. I can assure you that are only interest is ensuring that we find our landlords good tenants and vice versa. Worse property management company in London.

Worst property management company I’ve ever dealt with in fact the worst company I’ve come across. The way we were treated was poor from day 1 when we moved into our flat in Sutton. The building works weren’t finished. I was without hot water and electric for weeks in the middle of the winter. We stayed in the property for a year altogether and when we moved out they told us their was £1100 worth of damages when they wasn’t a scratch to be seen. After contacting the tenancy deposit scheme all was returned.Stay away from these people.Response to Andrew:This simply sums up Acorn Andrew. I was never kept informed other than an email after calling the Bromley office 5 times a day to sort out the problems. Also I was referenced twice in a short space of time when my wife moved in which is utterly ridiculous seeing I passed the financial obligations without her in the first place. Also I was threatened to be evicted out of the property for not paying my water bill which I never received. We are talking about £20 for crying out loud. Our deposit was held 2.5 months after leaving the property despite the person doing check out inspection said the property was in perfect nick. I will never deal with Acorn and also make sure my network doesn’t. Sorry but you only get one chance with me and that was spoilt before it even started to be quite frank. I wasn’t planning on using anyone name, but if you want to hire decent and representable employees don’t hire Bill Cooper.

Hi Glen. I am sorry to hear about your experience with us. I am aware that there are some on-going maintenance issues within the development you were renting. The responsibly for these issues is largely down to the freeholder to deal with and although we will do everything we can to expedite matters, sometimes there are delays. I can see from our notes that your Property Manager had kept you informed to the best of his ability but can only apologise if this fell short of your expectations. With regards to the "..£1100 worth of damages..", I can see that we submitted on behalf of the landlord a TDS claim for £450 of which £195 was awarded to the landlord. Obviously we do keep a record of all correspondence and conversations between our clients so can see the updates (emails and calls). We of course have to reference all adults that occupy the property, irrespective of the financial position. I can see that Bill explained this to you back in January which you seemed to accept. With regards to the water bill, the water is on a communal system and payment of this is a contractual obligation for the tenants as stated on the tenancy agreement. You would not receive a bill but the charge is clearly stated in the agreement. Any breach of the agreement could lead to further action being taken by the landlord or their agent. Thanks. Andrew

I wouldn't extend the following praise to Acorn in general, especially since I had a very bad experience with their Camberwell branch, but Nicholas Henderson deserves all the praise I can give. He was alone in understanding where I was coming from and alone in actually trying to help in what was a stressful and very frustrating situation. Effectively he made good what his Camberwell colleagues ruined. Personable, with a listening ear, and very efficient too.

Good Tenants get treated with such little respect.

So here we are again, Part 1 of my experience renting with Acorn between April 2022 and October 2023.Signed a 2 year Tenancy in April 2022First few months were OK, straight answers from my then property manager but being totally honest nothing noteworthy to mention, she did my first inspection and was polite and plesent.Changed however in August when Jess took over! And she is still my current property manager however recently I have not been dealing with Jess!Repairs: They do not get done and left to myself as the tenant to action, 2 of which were both huge security risks!Leaking roof into 2 childrens bedrooms for approximately 5 months during winter with the Rain, this was a repair that did eventually get done 1 has remained with stained ceiling patches, the second room required a repaint by myself (wet walls, painted over wallpaper by landlord you get the picture)Broken back door due to age, this had to be covered with cardboard during an entire winter until I had it repaired in May and was even brought up on last property inspection with Jack where the bottom of door doesn't bolt in.A front door (yes front door!) Where the very aged locking latch broke and I could not close/open the door this went on for 2 weeks until I called in Emergency locksmiths at my expense, (the 'temporary repair lasted all of 3 hours where the lock was so so old they had not seen one in many years)my property manager told me to hold the catch over with tape. 4 children in the house and tape over the latch and a door visibly open to the entire road and anyone who drove past 24/7.Property manager not effective in chasing or sorting repairs at all but the best is yet to come, after the above already having happened in the place I had to call home did not feel safe anymore.2 yes 2 Fraudulent CP12's or Gas safe certificates in tenants terms, them little yearly checks we should have once a year that keep us safe with out gas appliances (my boiler is 30 plus years old and Acorn have now had the recommendations when a Gas engineer who was eventually booked for nearly a month now, more on this later)So going back to the 2 CP12s (Gas safety certificates) and here is where it becomes absolutely ridiculous.13th September I received a Gas Safety Certificate from my property manager very strange when I had had no one come to test the appliances being that I'm a tenant who lives here I would know right? (Just to clarify no one can enter my property they do not have any keys due to the broken lock that I was left to sort, Aquarius locks would not take the Rainham branch a set of keys as I had called and arranged repair 2 weeks after they were cancelled)Was straight onto the phone about the CP12 and was told it would be looked into.Less that a week later 6 days to be exact I received a 2nd fake CP12 or Gas safety certificate! Littered with as many inaccuracies as the first but at least this one had the boiler or well it might be the fire in the correct place (no real idea as even the models of either boiler or fire were incorrect)9 emails and 2 phone calls (1 of which im still waiting to this day for to be returned) on why 2 fake CP12s were sent to me.So who uncovered the truth on the Gas safe certificates you ask? NOT my property manager NOT Acorn but in steps the HSE and Gas safe register. How can a property manager disbelieve a tenant 9 times along with phone calls over something so vital? Why did it take HSE to make them listen? And realise that I am not the liar never have been never will be.Property manager Ghosts me, I email she fobs me off, I email her Senior Property Manager Tanya and the last email I sent guess it hit a nerve. Disgusting way to treat a tenants, I was already having a poor experience with repairs it was past saving. Weeks after no answers no apologies and next to no contact from Acorn. Disgusted and disappointing, I no longer have any faith/trust in Acorn and am struggling to end my tenancy but that is now for Part 2 which will follow in due course. Part 2 more lies, gameplay, a house inspection and the current repairs have been emailed a few weeks ago.Was asked to remove first review and even earlier this week was happy to oblige as I had confidence that the end was near but seems I've been deceived some more. Part 2 will follow....As I now know you read these Acorn I am once again requesting my EICR that was not given at start of tenancy the ecr was never the correct document and not one I needed.

Just avoid

Currently dealing with Jamie Perrin regarding a minor dispute over works done, paid, deducted etc - seems to find it utterly entertaining to send patronising, sarcastic and tedious emails and is enjoying being obnoxiously difficult over the phone. I'm not entirely sure what one gains from behaving or talking to tenants the way he does but he seriously needs some customer service training.Absolute nightmare to deal with when support is needed given current circumstances.

If I could give 0 star I would.

If I could give 1 star I would.. been their tenant for almost a decade and when the roof if the property falling down destroying my belongings and I had to move, the property manager Jessica based in Bromley gave the worst reference about me and 11 day rent arrears when in fact they have £1200 in deposit and choose to maliciously sabotage me is terrible when I have never missed a rent payment.

Unprofessional Acorn estate agents

Acorn moved us into an unsafe, unclean property during the pandemic. The lights did not work and numerous parts of the property were rotting. The agents refused to make any changes to the property in order to make it safe. We vacated the property a month after moving in, after which they decided to try and take all of our deposit. Please do not engage with these agents!

Dear Blayne. I am sorry to read your review and genuinely sorry that you were not happy withy the service you received. I am afraid that the reality is that the property was not "unsafe" as you suggest. There were maintenance issues that you raised and we provided the landlord with estimates for consideration. In the end the landlord chose their own contractor to resolve however you would not allow access. Despite you being in a fixed term contract, we negotiated for you and early surrender of the tenancy, but you refused to pay further rent for the period you remained in the property and this amount was withheld from your deposit. My house valuation was carried out by Leon. In my opinion, he carried out the most efficient service of the 3 valuations that I had requested. He was armed with documents containing similar properties to mine and a range of stats showing their sold prices.I felt that Leon’s valuation was the most honest and realistic valuation, based on other properties sold in my area.

The worst property agency

The worst property agency. They breached the tenancy agreement and they never responded to our emails and complaints. We have so many important issues running in the property (no fridge/freezer, no hot water, tap linking water). The most important is they got in the property a couple of times without giving us no access notice. They don't respect customers' privacy at all. If you don't want to get in troubles, definitely not recommended.

Property left in disrepair and now being chased for money I was told I wouldn't have to pay.

After spending 6 months in a property with water coming in through the ceiling every time it rained i was given a reduction on my rent. Now I have left the property they are chasing me for this 'overdue' rent. I have also found out that the landlord wasn't informed of this or the maintenance issues within the property and the landlord is also significantly annoyed with this upon review of the internal comments. This is what happens when you continually change property managers and then leave a property without management for months. I am now seeking legal advice as my attempts to negotiate out of this have fallen on deaf ears. The issues were still not fixed when we left the property.

Absolutely dreadful.. acorn got everything wrong they could have. Communication was shocking, contractual agreement was wrong, late rental payment.. I could go on. Estate agents generally have a bad reputation and acorn are a classic example. I’d recommend going alone.. !

Best Agency, definitely recommend!

We were in a hurry for flat hunting. Then we came across with Acorn Estate Agents. The staffs were very helpful in every way and replied to our emails back right away. The staff were keen on keeping us updated with everything. We were able to eventually find a flat and settled in. Definitely recommend!
