The whole experience was something of a…

The whole experience was something of a nightmare. Auction House was totally uncooperative in every way. From bidding to completion was a nightmare. They really shouldn't be allowed to sell properties with such an opaque legal pack. The legal pack said it was a 999 year lease from 2004 but did not mention that it had been reduced to 125 year lease. Quite a major issue I would think. My solicitors were so alarmed that they asked me to sign a disclaimer absolving them from responsibility. Auction House straight refused to answer any questions and refused to put me in touch with the seller to determine certain details for the insurance. They demanded a massive up-front payment of £12,500 (a miscalculation and they refunded £1000) but never issued a receipt. I then found that I had bought it only days after the previous owner completed, meaning that it was being offered in the auction before the seller even owned it. Felt like having been fobbed off with a hot potato. They also hid the ground rent and service charges, which turn out to be surreally expensive. It has been a truly horrible experience and I regret assuming that there was a certain level of openness to be expected from an auctioneer who relies on public trust. I previously bought with SDL and they were extremely helpful and issued a receipt for the deposit and were in stark contrast to Auction House. I don't like to leave a bad review but this was an immensely unpleasant experience.

Thank you for your review. We are sorry to hear that you found the process difficult, however we would like to clarify a number of points for transparency. The legal pack for auction properties is prepared by the seller’s solicitors, not by the auctioneer. Our role is to make this information available to prospective bidders so they and their solicitors can carry out due diligence before bidding. As with all auction purchases, buyers are expected to review the legal documentation carefully and seek professional advice prior to the auction. The legal pack provided included the Land Registry title and related documents. These confirm the lease details and also reference a later deed of variation recorded against the title. The special conditions also confirm that the property is sold subject to the documents contained in the pack and that buyers are deemed to purchase with knowledge of those documents. Regarding the payment requested following the auction, the required amounts were clearly set out in the legal pack: an £8,000 deposit together with the applicable buyer’s administration fee. A member of our team did initially request an incorrect figure due to a simple administrative error; however this was identified within minutes, corrected immediately and the overpayment refunded as quickly as possible. You also raised concerns about the seller only recently completing their own purchase. This situation can occur in auction transactions, and the legal pack specifically addressed this possibility, confirming that the buyer must accept that the seller may not yet be the registered proprietor at the time of completion. Our records show that our team responded promptly and courteously throughout the process. Where questions related to legal or title matters, these appropriately needed to be addressed by the seller’s solicitors rather than the auctioneer. We are sorry that the experience did not meet your expectations, but the sale was conducted in accordance with the auction terms and documentation provided prior to bidding. Sell with Auction House you will not regret it

After trying to sell my property for over 12 months I decided to try an action in an effort to sell my property. After contacting a couple of other auctioneers I gave the Auction House a call, I spoke to Dan who was instantly different to the other auctioneers I had spoken to, Dan gave me an overview of how everything works but also had a friendly nature, it was at this point I knew Dan & the auction house was the one.I meet with Dan at the property and he answered every question I had thought of since our initial chat, Dan handled all the viewings and was always on hand throughout the process, her worked tirelessly to get me a sale and kept me up to date with everything that was going all the way through. I first spoke to Dan on the 7th of July and we have completed today 6th of September. The process has been so easy I’m not sure I would ever bother going down the estate agent route ever again. Our first auction experience

We have today completed on a flat in Kings Lynn, this being our first auction transaction. From the outset, the help and advice given to us from Mark Upston was outstanding, he met us at the property, advised of the procedure (which was totally unknown to us) right up until the time we were successfully registered to bid.Also after the auction Elaine advised us by email of exactly how to proceed until such time as the solicitors took charge.All of this may have been completely evident to regular auctions bidders but to us it was a daunting experience and we are very thankful for their support and understanding

Hannah saves the day!

We were faced with an unexpected dilemma when planning an already complex move. Faced with needing fast sale we met with Hannah to explore the Auction route.Further complications made the Auction route less straight forward, however Hannah didn’t give up. She continued to help us find a solution that worked and was able to arrange a pre auction sale with an investor who also agreed to synchronise our sale with our purchase.Whilst it wasn’t how we expected things to progress, with Hannah finding this solution and supporting the sale every step of the way we got the sale over the line & can move forward to our new home.Hannah went above and beyond to support all the last day complications, we are so grateful for her hard work and helping us find a solution to a complex situation.

If you wish to sell through Auction House Wales, then I cannot recommend them enough.I needed to sell a plot of 48 acres of land in Pembrokeshire, South Wales. Marc Morrish, a joint director at Auction House Wales, managed to eventually come up trumps. The land was particularly difficult to sell due to a SSSI designation, but working with Marc, we came up with a marketing strategy that, in my honest opinion, became the main driving factor that eventually led to a successful sale.I would also like to add that Marc was particularly accommodating in ensuring that the contract we had as a condition of sale was clearly explained, so that I new exactly what fees I would need to sacrifice as a result of the successful sale.

8 days to complete the sale

I met with Lukas on a Tuesday to prepare the marketing, and 8 days later the deposit had been paid, and the property sold, before even going to auction.Selling via Auction House is very simple, and completely different to trying to sell the traditional way. Serious buyers, and a serious process. Buyers having to pay a deposit just takes all the stress and uncertainty out. No sale, no fee, so it's risk free. A big thanks to Lukas, who knows the market, and always kept me in the loop. A please to do business with.

Misleading offer in SE LOndon

Auction House are currently handling the online auction of a plot of land in SE London, which is being offered through Right Move - See Land for sale in Crookston Road, London, SE9 1YQ Price is amazing, but the offer is totally misleading and the images have been manipulated to make it seem as though a realistic bungalow is possible on the site. You'll notice that no floor plan of the 'suggested' building is provided. Have a close look at the size of real people in the photo's and the pavement which is 2m wide at the maximum. Also note that one photo seems to show vegetation behind the suggested building. In fact the back of the building would be embedded in the bank with no gap between. (No worries about damp there then!)Potential buyers might like to know that in fact the site is approximately 8' - 10'in depth and consists of a steep bank which serves to retain the houses above it. Houses - it should be pointed out - which are prone to subsidence because the clay hillside is subject to landslip in wet weather. In fact, in very wet weather, natural springs saturate the site.Potential buyers should note that Auction House are being very wary about suggesting that Planning Permission might be achievable. In fact this is because an application is highly unlikely to succeed due to huge local opposition.Auction House themselves may be innocent in this, as the property owners have tried to sell the land before - without success. However, Auction House should be more explicit about the deceptive nature of this offer. Perhaps they should at least put up a very large BUYER BEWARE disclaimer?See Land for sale in Crookston Road, London, SE9 1YQ

I owned a small commercial property and…

I owned a small commercial property and the tenant wanted to leave and gave three months notice so I thought I would try auction as an auction date was available two days after the tenant was leaving. I have never used an auction site before and told auction house this so I could get as much information as possible and I signed up with auction house. About 6 weeks from auction date (March 2024) I was getting a little concerned as I hadn't heard anything so sent an email to be told that nothing is done until the auction before is finished (March 2024) so left it at that. April arrived and still I hadn't heard anything and no photos etc had been taken so again contacted them. A couple of days later I was informed my property was listed, I was quite shocked as no one had been in contact re photos etc. I looked online and indeed my property was there and it had photos but no one had arranged this with me. I was under the impression that like an estate agent I would go through any photos and description and agree they were suitable but this did not happen. The pictures that auction house took were of extremely bad quality and did not show the property at its full potential, it was bin collection day and neighbouring properties had left their bins outside mine for collection. Auction house did not even move these so the front picture just showed the property with numerous bins outside making it look as if was always like that. If they had informed me someone was going to take photos I would have gone there to check everything etc, but they didn't. I also then went to check the property and found they had screwed a large auction house sign direct to the render on the outside, damaging the render. There is a large shop window right next to where they had put the sign so why couldn't they have just stuck a sign to the inside of the window instead of damaging my wall, by that time the sign was up and the damage already done so it wasn't worth talking down. About a week later I had a call from my tenant to say a potential buyer had been in and asked my tenant to pass their number to me. I rang this potential buyer and it appears she had seen the property as soon as it had gone on and wanted to buy the property before the auction so rang auction house to put forward an offer. The buyer was told by auction house that seller (me) had just put the property on and unlikely to be accepting offers. NO ONE from auction house notified me about this buyer or her offer, if she hadn't spoken to my tenant and left her number would I have ever known about her? The buyer was also disgusted that auction house had not told me about her. As it was the buyer and I sorted out a price between us and she did actually go on to buy the property. I found I had terrible service from auction house,they simply did not keep me informed and did not tell me about this buyer and also damaged my property. The worst part is they charge for this so called service!!! Definitely would not use again.

Selling

A very easy process from start to finish. I had a Victorian house split into three flats to sell. Tge agent went out to view and appraise the property, there was no need for me to be present and as I had had previous dealings I felt happy not being there. There was then a discussion as to the guide price. Watching / Listening to the auction online wasn't as fun as being there in person but the auction was easy to follow. The property was unsold during the auction as it didn't meet my reserve but two hours after an offer was made and I accepted. This is a hassle free way to sell. Worthwhile thinking about it.

Chris gave us great advice, we dropped the guide price to get some more interest and we ended up £70k better off than using our other options. Faultless!
