Dear Olof, I write in my capacity as MD at Pilgrims and I am disappointed to read your comments, which are not a true and not a fair reflection of the facts, or Elliot’s handling of this matter. Whilst the vendor initially accepted your offer, subject to contract and subject to satisfactory due diligence, certain facts came to light that they were not happy with. They subsequently declined your offer for the following reasons: 1. You had initially viewed this property and offered through another agent before viewing the property through Pilgrims. You only volunteered this information once challenged. The vendors feel this was underhand and you put them in an invidious position, where another estate agent would also have requested their introduction fee. 2. Despite our request, your broker did not formerly confirm that your mortgage approval would be appropriate for a steel framed house. Solicitors were also not provided for over 7 days. Failing to organise this meant your offer hadn't satisfied the necessary due diligence. We strongly advise that you take the above on board to avoid being disappointed once again in a market with a shortage of supply and strong competition between buyers to secure property.
