Customer Service and After the sale experience.

The customer service and after sales experience from this company is absolutely horrendous. Bought half a million pound house… and it’s basically.. here’s your keys now F off! So many issues unaddressed after 3 months of moving in, and constant excuses of staff turnover etc etc. They have no problem throwing up new house after new house, but can’t fix the shoddy finishing and terrible build quality in our new house 3 months on! We have been nothing but patient and gave them plenty of chance to get it sorted. And then we have just found out that some other people on site (who have moved in after us) have ahead most of their issues resolved!! Clearly we have been too nice and far too patient. Disgraceful company.

Should have gone to Specsavers

We bought a house from Rowland in January and initially, everything seemed great. We handed the company a list of snags 7 days after moving in and the site manager seemed to take everything on board. He told us he'd start organising the work to be completed. The majority of the 200-odd issues were small and showed a lack of care - bad painting work etc.The first issue came when they sent a man round to do some painting and he splashed paint on our brand new dining table. We raised this with Rowland who denied responsibility. We had no proof so we left it there.Months passed and work was very slow but it seemed that they were progressing through the list. I tried to be patient as I know it can be difficult to get tradespeople at the moment. I was also very reasonable, telling them not to bother replacing certain items (such as a scratched towel rail) as I felt it was wasteful. Then we heard nothing for a while so I tried multiple times to contact the site manager (we were told we MUST go through the site manager not the Customer Care dept). After being ignored by the site manager for a couple of weeks, I contacted Customer Care and they said that we had been handed over to them (they hadn't bothered to let us know). At this point we've been in 7 months and very little has been done. We're still unable to use our bath and our front door is missing a seal (it was freezing in winter). One issue we're having is that the basin in the downstairs toilet has a crack in it which wasn't documented in our initial snag list, but that I mentioned in person to the site manager who said he'd add it to the list. We also had a plumber visit to adjust the basin and he saw the crack and said he'd let Rowland know. Rowland are denying all knowledge and refusing to fix the crack. Apparently I must have cracked it myself (no idea how I'd manage that). The best part of it is, it can be seen in a photograph taken four days after we moved in and they're pretending they can't see it!!My advice to anyone buying from these people is to document EVERY conversation with them in an email. If they take photos of something, don't assume that's enough, send photos yourself. Call and email them weekly until they fix your issues. Be meticulous. It seems obvious in hindsight but when you've got a full time job it's difficult to keep on top of the progress of over 200 issues. Done complaining now, off to buy a new sink (the cost of which is 0.012% - or 1/8200 - of the amount I paid Rowland for the house).

Would not recommend at all

Would not recommend at all. We bought our house in 2016 ever since we have had nothing but issues. we had no drainage in our garden which resulted in a garden we could not use. We pay leasehold for the land also. The roof has leaked twice we have had it repaired to be told it shouldn’t have happened. Our toilet wasn’t connected correctly which resulted in a leak into the hallway this caused 2 leaks. The oven didn’t work fully when we moved in and we had lots on our snag list that never got fixed but we were sick of chasing them we left it. We have now got another leak from the bathroom. The amount of money spent trying to fix the issues cause by the poor workmanship is a joke. Would not recommend Rowland homes.

Get a professional snag list

Been here coming up a year. We were looking forward to our new home, what a disappointment, leaks, mould, we even had a flood, garden is like a swamp, the whole build and workmanship is dreadful. From the first time we stepped into the sales office Jordan comes across lovely, until you correct him then he gets on his high horse and denies he ever said it. He also vapes in front of us, which is extremely unprofessional. The fact he shows up on TikTok in his underwear which I really don’t want to see is just not right when your representing a company and living on site, I don’t care what you do in your own time but that’s too much, more appropriate for Onlyfans.

Rowland Homes Flooding Local Residents

Rowland Homes have begun a new development on Nell Lane, Leyland. A pipe has been put directly on to the lane and surface water from the site has flooded the lane and onto the A49 which is a main road. When contacted Rowland homes took zero responsibility for the flooding caused by their actions

I could help but I won’t because I don’t have too!

Another horrible experience from this company. Astonishingly rude! What do you want? To level the ground? Erm yes i’m afraid of floo…. Hadn’t finished the sentence and ‘the regulations say I don’t have to so I’m not. But it will flood. The floor of your house is there (indicating approx 3”) so won’t get into the house. So the line that’s there which is caused by moisture isn’t the result of water? Even though it’s no where else? No. Perfectly normal. Ok. So it won’t flood. No. Can I video you saying that. No. Is there anything you can do to help me? I am worried because I was told it will flood? What like a gesture of goodwill? Pah no id have to do that for everyone and I don’t have to so Im not. WOW! But my garden is the only one with a hump. See what you’re saying but I won’t be doing anything about it. Double WOW. As a customer care representative, this must be how the company expects their staff to behave. Sad really because the previous lady I spoke with was lovely. If I could give a zero I would!

It’s the weather

I have had a reoccurring issue with my patio doors. The one door wont open. The other won’t lock. Apparently, ‘it’s the weather’. Twice someone has been out to ‘adjust’ or bash the receiving fixture. Now I’m not an expert in matters relating to doors, but I can smell manure. Apparently these things get better in the winter. Great i’ll make sure someone breaks in then! I can’t believe no one else has this issue with plastic doors:..well thought through at the planning stage.

Nice house, poor customer service

To be honest, the house itself looks like it's well made and we didn't come across any major issues with it. However, the problem we had was with the garden.Right from the beginning, the drainage was terrible because the soil was mostly clay, and it just wouldn't drain at all. We tried seeding the grass, and the site manager told us that it would improve after a year, but even after a year, it was still just as bad. We could hardly walk on it even days after raining. We brought it up with the site manager again, and he acknowledged the issue, but he had to check with his manager to see what could be done. He didn't get back to us, so I had to follow up after a couple of months. He came back with the same answer, but he never got in touch with us again, and I foolishly didn't chase him up.After the winter, we checked the garden, and it still hadn't improved at all. We contacted Rowland, but they said that the warranty had expired, and there was nothing they could do. We should have been more persistent, but what really annoys me is that their customer service just gave us the runaround, saying that there was no warranty and that it was our problem, didn't care at all. If they had come up with a sensitive response, I would have been ok, but just to not care at all, tells me everything I need to know.This makes me think that: 1. They don't care about their customers after they've made the sale. 2. They'll be helpful before the NHBC survey, but if there's a costly issue, they'll try to avoid helping.3. Site managers can't be trusted. So my advice is, if you buy a house from them and have an issue, don't wait, keep following up and don't give up. They'll try to avoid it if it's a big issue.In the end, we ended up paying an outside company to fix the garden, and now we don't have any more issues.Edited: response to my review is as unhelpful as customer service has been when dealing with the issue. How can we monitor if after 2 years you will not care at all due to not having warranty? And the site manager said drainage was not normal.

An update on my review from almost two…

An update on my review from almost two months ago;I was emailed to say a Contracts Manager would be in touch. The person I assume it referred to has been on Site,and repeatedly walked past our house without so much as a glance to us. Obviously, I can only assume this, because no further contact has been made. After a week of dry Weather, a couple of hours Rain resulted in Puddles on our Garden. The Turf we laid is dying.In addition, we were told our Driveway would be relaid, no date given for this,and soon Contractors will be off Site.It would be nice for the MD to meet all those of us as a group who have Waterlogged gardens (socially distanced), and explain how he justifies taking our money and not giving us part of what we paid for. If we aren't being shafted, surely he will have the courage to do so.Again, the Irony is that I love 90% of the House, but we bought it as a package, and the outside space is a big thing, yet ours is unusable. Rowland, from Social media it seems you have contempt for purchasers. I for one won't be letting this go, nor should anyone else. Such a shame you make people feel like this. Over to you.

Issue ignored

Not happy with the customer service - we had an issue in the first months after buying the house, I was told to wait and the issue was going to get fixed itself with the time- ok, we wait, but nothing changes. After a year we raised our concerns again, the site manager agrees it is an issue but we don’t hear after following up. Then I have chased it this year again and they now tell me that my 2 year warranty expired and they can’t help. Great, isn’t it?

Mixed Review

First thing to say, is we love our House and it was finished to a really good, albeit not perfect standard. We were really happy that it was that way, after the appallingly sneering way we were treated by Head Office Sales staff during the Build. If you want to enjoy outdoor living in the Garden, maybe insist on the Garden being land drained. Ours is Waterlogged and has been since we moved in. Builders are only required to ensure 3M of Garden from the House is not Waterlogged, but despite ours being atrocious, Rowland are trying to dodge their obligations. Also, Rowland are notoriously bad at sorting out Snagging,especially once off site. We are having trouble getting our fairly short Snag list completed, and get little or no contact from Customer Care.

Update March 2023 !home fail to meet building regs and nhbc standards

Update March 2023 !! Yes it’s taken almost 18 months to get to this point so I’ve put this update as a new review, please read my previous review and those of home owners who live in their homes not just those who have recently completed the buying process so you can make an informed decision and make note of points that may be relevant to your house purchase. If you have purchased I advise a professional snagging company report would be money well spent. I had a visit today that involved checking if the expanding foam used to seal the gaping holes is present (facia plates left in the wall cavity behind radiators) I’m told the extreme cold in top floor room that is inhabitable is result if not balancing the central heating efficiently, despite advising that neighbours in Townley 3 storey homes also have same problem. Other issues I tried to raise wouldn’t be discussed. ( eg drive not 2 bricks below damp proof/ French door not fitting correctly- a locksmith said either hinges are misplaced or he’d go as far as saying it’s the wrong door for the casement ) Not a complete waste of time as I have been told RH will not revisit any of the other issues I have raised and can do no more, it has shown I have exhausted their complaint procedure and I will now take a different route I will update when I have progressSent from my iPhone

As a first-time buyer

As a first-time buyer, I was a little apprehensive of the process and how much stress it was going to cause. I had already had a bad experience going into other developments but from stepping into the sales office, both Steven and Kiera made me feel at ease and I felt like I was in good hands. Nothing was too much trouble which made the whole process easier. Kiera was with me every step of the way, answering questions and chasing others when needed, making it less stressful. Since moving in, I have had a few minor issues, but they were promptly sorted after speaking with Andy and emailing customer care, which were incredibly prompt considering these issues happened throughout lockdown! I would definitely buy again through Rowland!

Bought a new build at Blackpool

Bought a new build at Blackpool. Very first house ever bought. First year and we’ve had leak from en-suite but they were quick to fix so all good. Found a hole in stairs which hand could go through but again they fixed so all good. After 15 months of being in house we lost three tiles off roof in a slight wind, and they wouldn’t help as according to them they don’t cover roofs, even under the NHBC new build contract. So we had to pay privately to get roof fixed. We have also had to have back garden redone as was like a mud bath in first six months as they just put clay down. Still trying to get company to help us with roof costs but they seem to be ignoring our emails now.

Richmond Point.Excellent service from all, sales team to the tradesmen installing and fixing things. Yes there were things wrong, snags, after we moved in, but site foremen ensured the relevant trades sorted the problems swiftly and professionally. Rowland Homes: Not Recommended

In short, I would avoid Rowland Homes if I was buying again because their customer care is appalling.Moved in in around July 2017. The house is alright, but the customer care and site safety is absolutely garbage. The original sales lady was an appallingly coarse hard selling-type character who appeared to take us for mugs. The only thing that made is persevere with the purchase was that we liked the look of the house (on paper). We still have unresolved issues now, well past the two-year warranty period (we’re also not that picky when maybe we should have actually applied more pressure on Rowland Homes to sort things out. It appears to be a game of whoever shouts loudest gets at least a modicum of better customer care. You just shouldn’t have to though!). We got the NHBC to help with one issue. The NHBC found the problem and agreed that it was a problem....but then teamed up with the Rowland representative to ask if they could write up their report and say that the claim is actually invalid, as long as Rowland Homes promised to fix the issue (which they verbally did). This was despite the NHBC explaining that it was indeed a valid claim, but that they wanted to avoid Rowland Homes being charged for an invalid claim. I have no idea if this is above board or not and this was not made clear during the resolution meeting. The private joiner required to address this issue, as promised by Rowland Homes, is uncontactable and nowhere to be seen (months later).There are many other issues which I won’t bore you with, other than one fundamental issue which involves the incompetent roadworks which have gone on for over two years and are still not finished. My pregnant wife actually fell over on the churned up pavement outside our house and damaged her knee. Nothing has been done to make it safe since then. After more than two years, the drains are still not suitable and the road is not up to standard to be adopted as a public road (I believe the council/local authority/whoever adopts the road has been rejecting the site until it is fixed). There is no tarmac and the road and pavements have continuously been re-dug up (including my front garden). They destroyed all my border and plants and left a giant hole in the lawn (which I filled in myself after a month). Still waiting for the lawn to be repaired, but winter is coming!When these issues are raised with the so called customer care department (we are now in contact with some kind of head of customer care), they do not properly resolve them. If we are lucky enough to receive a response, it is usually an appeasement email which results in no physical progress.Could go on forever, but you get the idea.Not happy customers and we hear similar comments from all the neighbours we talk to!

Pear Tree Grange: Poor quality homes with poor quality staff

From start to finish dealing with Rowland Homes has been nothing but hassle. Through mis-information during the sales process to the absolute disregards of snags prior to completion from the site, no wonder this builder doesn’t allow you to snag after build complete. Really poor levels of finish. From leaky gutters (cut 2 inches too long for the clips) to paint over all the chrome fitting they love to talk about in the promo videos.The ‘plumber’ they use is really poor. The bathroom towel rail has been drilled through the tiles in the wrong place so I now have a piece of sliver plastic covering the copper pipe as it comes out of the wall to the fitting on the rail. All the fittings for the dishwasher and washing machine were all pointing the wrong way and had to be changed, neighbours had the hot and cold the wrong way around as well as multiple leaks.All the houses that moved in at a similar time to us, all said in the surveys how dirty the houses were on completion, but no sort of apology from Rowland.Vents in the roof were put in on top of the solar electrical equipment in the loft. Scratches on multiple windows, that will only be changed if they can see from 2 metres back. Which on completion day the sun was shining and the assistant site manager could see them, but on the 6-day snag inspection all that was said, was ‘there’s a tolerance’ and it wasn’t put on the snag list.The floors upstairs are creaking already after 3 months, all the woodwork on the bannisters has gaps in it, which they say they won’t do anything about unless they can fit a ‘pound coin in’.The Tarmac on the drive bridges the damp course as all the ground works at the front are a couple of inches too high.Most if not all wall straps in the loft are not screwed into the timber on top of the wall, I don’t know how these houses passed building regs. Manhole covers left under dividing fences against NHBC guidelines. Loads of litter left in the soffits from the roofers I don’t think anyone inspects theses houses until the person that buys it does.We were told by the sales rep how well sound proofed these houses are, apart from the windows there is little if any sound insulation.The Show homes give the impression that these houses are built to a higher standard than they actually areThe kitchens are by Kam Design and are very basic, very little work top space, sharp edges on the unit doors that I have never had with a fitted kitchen and the appliances are cheap looking. The cooker hood has been faulty from when we moved in and after four visits from Zanussi its still not fixed. Rowland should have just replaced it rather than giving us the hassle off arranging repairs on new appliance supplied with the house.All in all, I’m really disappointed with quality of this house. There is a reason why the only testimonials on the Rowland Homes website are from people who have just signed up and not after they have moved in.Rowland Homes also discriminates against customers, as they allow certain customers to pay for the installation of network cable into the house and refused me when I asked before the extra’s deadline (when the roof goes on). Why can they sell to one customer and not to others.Also, it was stated on our extras price sheet that we could not have a power socket put in the loft as under building regulations they could not promote access to the loft area, but they have done this for other plots on the site.If you are looking to buy on Pear Tree Grange, my advice would be to knock on a few doors to get a good idea of what you are buying.

We recently moved into Finch Park

We recently moved into Finch Park by Rowland Homes and are extremely happy with our home.From the early bird reservation to moving in, we were updated by Kiera weekly on the progress of the house build which was really useful for planning our move. Since we have moved in, the site managers have again been super helpful and quick to respond to any issues or snags we had. We cannot fault the service we have received. We would recommend Rowland Homes to anyone thinking of buying a new build.
