Another false promise by St Modwen. After my last one star review, I was contacted via Facebook DM. The team advised forwarding my emails and they would arrange for the North West Team to address my concerns. This was brilliant service although a little late as it had already been months of no response to my communications.

I purchased a St Modwen Home in Oct 2022. I have had a few issues, but these have all now been resolved by St Modwen. I can’t thank the staff enough for all their hard work. From dealing with Simon and Toni in sales to Matt the site manager, Callum and John and Josh from customer services who have been very professional and helpful on all levels. St Modwen should be very proud of the staff on this site who are absolutely amazing 😀 😀

Great home designs, owned our current home in Cofton Hackett for over 3 years. The major issue though is the corners that are cut and lack of accountability after they take your money. Customer service and them maintaining the estate, any snagging, etc. as they are required to has been utter s***. If you are a new buyer or looking at one of their houses, don’t let yourself get sucked in on the design alone, they will absolutely devalue your house and experience with everything they fail to do at the back end. Utter utter s***.

Wow, from start to finish we’ve had nothing but a great experience buying a St Modwen home. Simon and Toni from sales have been so helpful during the whole moving process. Any questions or queries were answered promptly and openly. I felt they both went above and beyond to get us into our perfect dream home. Since moving in, we’ve had nothing but a great experience. Our home is perfect and completed to such a high standard! We’ve had multiple check in’s from Liam and the rest of the building team and the level of communication is so reassuring. I know if there ever was a problem we wouldn’t be concerned about it not being addressed. 10/10 service and satisfaction. Couldn’t ask for anything more really. I would recommend a St Modwen home to anyone in a heartbeat.

St Modwen homes has been an absolute dream to work with, moving home can be stressful, but the staff we have dealt with have been nothing more than amazing. Paula will literally bend over backwards to make sure that the sale goes through smoothly her efforts really made the process wonderful. Josh with the aftercare has been top notch, checking in with us to make sure everything is perfect and no question is too much hassle for him, friendly and genuinely wants to help to make sure our home is perfect and Callum who helped us some small jobs around the house was fabulous and would recommend him in a heart beat! Just wanted to say a massive thank you to the team overall have nothing bad to say.

The following review is my own personal opinion & experience of St Modwen Homes received to date. I purchased a new home on the HEATHY WOOD development, COPTHORNE in WEST SUSSEX.Homes built by this company are extremely poor quality. The materials used are the cheapest available on the market. The quality of finish is shockingly poor. Nothing is inspected prior to completion. All they are interested in is a seamless sales transaction. Once they have your money you are pretty much alone. Their attitude to snagging resolution is extremely slow & dismissive. The management team are inept & incompetent, hate being challenged, defensive, plus have a well rehearsed answer to everything. They will blatantly lie to you. Emails & phone calls simply get ignored. They even failed to turn up to an NHBC dispute resolution meeting at my property. What does this tell you?….This company has ‘NO’ integrity whatsoever & should ‘NOT’ be trusted. If my home was something I had purchased from the high street, I would have returned it immediately for a full refund. This only highlights how profoundly unhappy I am. Save yourself misery, high levels of stress, endless emails / phone calls & consider purchasing a tent from a camping shop instead. Before you commit, ‘I STRONGLY URGE’ prospective purchasers to cold call on random houses, so as to reveal the horrific scale of issues owners have & continue to experience. Below are the ‘MAJOR ISSUES’ I’ve experienced, in addition to the 150 + other items. You should not expect this from a brand new home:• En-Suite shower found not working upon moving in. Once rectified, after trying it for the first time, there was a major water leak through the ceiling to downstairs.• Boiler replacement after 4 months, due to the incorrect kilowatt output having been installed. My radiators were not getting hot enough.• Patio doors very draughty due to the under cill not being sealed.This was flagged on a pre-completion inspection, but totally ignored, with the property allowed to proceed to completion. Rather underhand.• Rear garden excavated due to no electrics being installed to the garage, despite this being an included core specification feature for my type of property. Now the turf has been left uneven & patchy through no fault of mine. The lawn is also severely waterlogged.‼️⚠️‼️⚠️‼️⚠️‼️⚠️‼️⚠️‼️⚠️‼️⚠️This company deliberately ‘manipulates’ their rating review scores to their advantage, by requesting homeowners to provide reviews, whilst the site technicians are attending to snagging works. The individual technician may well deserve a positive review, but the company does not warrant receiving this. Remember your home is your biggest financial asset. Do ‘NOT’ give your hard earn't money to this developer. Sadly you will live to regret it as I have. And please no generic nonsense reply required. You know who I am, where I am & have had every opportunity to make good, but sadly failed miserably. This developer is rotten to the core, ultra ‘low end’ Mickey Mouse. They should be thoroughly investigated by their regulatory body, stripped of their licence / accreditation to build houses & instead focus on playing with Lego. If you are seeking a ‘bodge it & leg it’ style inferior product with 150 + snags, coupled with poor customer service, then you have most certainly found the right builder! ‼️⚠️‼️⚠️‼️⚠️‼️⚠️STEER WELL CLEAR. YOU HAVE BEEN WARNED - NOW THE CHOICE IS YOURS‼️⚠️‼️⚠️‼️⚠️‼️⚠️

We completed on our St Modwen home on 31/05/24 and I’ve been really impressed by the level of post-completion after care we’ve received since we moved in. All issues have been quickly sorted and we’ve been kept up to date with progress at all times. I particularly want to call out Callum and John for the support they’ve given in completing all jobs that have needed doing in our house to a very high standard. I have been really impressed by the team at the Stillwater site in Newport, South Wales, with nothing being too much trouble. Thank you so much guys. You have helped to take the stress out of moving.
