We bought a house that was listed with Martin & Co. We found them very disorganised, there seemed to be three agents and an external sales progressor but none of them seemed to communicate with the others and it was never clear who was running the matter. I suspect our sellers also had the same experience as they remarked, when we went on a pre-exchange viewing (organised through Martin & Co), that no one had confirmed that we would be turning up! On the other hand, we had a viewing with Rob who was very helpful. EDIT: since Martin & Co have taken the time to respond, I have taken the time to set out a selection of the correspondence showing their disorganisation and will let the facts speak for themselves. It is correct that our related sale was painfully slow and that we attempted to renegotiate the price, but neither of this is unusual in property transactions (and in fact the transaction was well within national average timescales) so I am not sure what the point they are making is, unless they are saying that they are not able to handle these very usual circumstances whilst maintaining professional standards of service. 27/08/25: Richard calls. I ask for a viewing on 6/09/25. He says he will check. 1/09/25: I email Richard to follow up. Mike sends a separate email to tell us there has been a price reduction and asks if we can view that week. Richard is not copied. I say that we spoke to Richard who is checking whether we can view on 6/09/25. Mike replies, copying Richard, and says that Richard can arrange the viewing. 9/09/25: Following a viewing, I email Richard a series of questions to which responds on the same day. 10/09/25: Richard sends a new email with the subject line 'please email me your questions' and no salutation or any mention of my name in the email itself. This confuses us as we had sent our questions already (and he had answered them) and we wonder if he meant to email someone else. […] 6/10/25: as requested by Mike, we send details of our solicitor to Mike and Susie. 7/10/25: Richard emails to ask for details of our solicitor. Neither Mike nor Susie is in copy. I respond to say we have already provided those details to Mike and Susie and copy Mike and Susie in my email. We ask for clarification of who we should be corresponding with. Richard responds to say that we should liaise with him and Susie moving forward. Later that day, Richard issues a memorandum of sale, which does not record our names correctly. […] 4/12/25: Mike emails Susie and me out of the blue to ask if we are completing tomorrow. It does not seem to us professional for him to be emailing a query to his own staff and us, a third party, in the same email. In any event, there has not been any previous discussion of exchange and completion dates. […] 29/01/26: I email Mike, Richard and Susie to ask for a pre-exchange viewing. Susie sends an email responding to a different chain of emails (that includes our solicitors) asking what time we would suit us. Following an exchange of further emails, a viewing is arranged. Susie omits to mention whether anyone from Martin & Co will be there and, if so, whom. 30/01/26: we attend the viewing. No one from Martin & Co is in attendance. The sellers remark that they were not sure whether we were going to turn up as Martin & Co had not confirmed the viewing with them. […] 2/02/26: Susie emails out of the blue asking whether we can exchange today. Again, there has not been any previous discussion of exchange and completion dates.

Straight with no BS.

We've all heard about snake-oil agents and agencies, full of charm but lacking substance, overpromising and underdelivering. Thankfully, my experience with Martin & Co. has been the opposite. Rob Hall is an agent par excellence. Yes, he’s charming, but he’s also frank, straightforward, and completely no-nonsense. While we didn’t achieve the exact rental amount we’d hoped for (short by £50 per month haha), Rob took the time to explain the local market conditions in detail. He advised us to delay entering the market to secure the best price, was patient while we completed renovations, and guided us firmly yet respectfully on what upgrades were necessary and what could be skipped. Such a pleasure

How fortunate my wife and I were to be able to make our purchase in Wanstead through Martin & Co. It was a long process but all the staff were patiently with us all along the way, explaining the issues, giving advice and keeping us calm!
