Extremely disappointed by the sales…

Extremely disappointed by the sales process and the lack of transparency We purchased our home at Oakwood Grove in September 2025 for over £510,000 (a small development of circa 40 houses), believing we had found our long-term family home. Before purchasing, we carried out extensive research and asked a number of questions that were important to us. One of those questions related to the future makeup of the development, as we wanted to fully understand what we were buying into before making such a significant financial commitment. During the sales process, we were repeatedly assured that there would be no shared ownership or social housing on the development and that the affordable housing requirement had been moved elsewhere. Those assurances were consistent with the information available in the sales literature, marketing material and on the website at the time. Approximately eight months after moving into our home, we have discovered that 12 properties on the development had been transferred to Magna Housing for shared ownership. Together with the seven First Homes properties, this means almost half of the development now comprises affordable housing products. Our disappointment is not about affordable housing or shared ownership itself. It is about making one of the biggest financial decisions of our lives based on information we believed was accurate and complete, only for the position to change shortly after we moved in. Had we been told that private homes on the development could later be transferred to a housing association for shared ownership, we would have made a different purchasing decision. We have since spoken with a number of other purchasers who tell us they received similar assurances during the sales process. Alongside this, we had issues with build quality, snagging and after-sales service, which have further affected our confidence. We have formally written to Pennyfarthing Homes requesting an explanation and are currently seeking clarification about the timeline of events. We genuinely hope the company will engage constructively and work towards resolving these concerns. My advice to anyone considering buying a new home is to ask detailed questions, obtain important assurances in writing and carry out as much independent research as possible before exchanging contracts.

Reserved a home in Verwood

I couldn’t be happier with my first home. The flat is under the first homes scheme which meant that I could purchase my first home at a more affordable price due to the first homes scheme discount. The quality and attention to detail of the flat is second-to-none. Site have been really helpful and made the process as straightforward as it could be. Jackie the Sales Negotiator has always been helpful whenever I’ve had any queries or concerns. I’ve felt well looked after throughout the process and they check in after you’ve moved in to make sure everything is ok. Would 100% recommend Pennyfarthing.

A successful move!

When we decided it was time to move on we knew we really wanted a new build house so it would be eco friendly and low maintenance. We looked at lots of properties but Potters Wood worked for us as we have family close by. It took a while to decide which house suited us best but having moved in a month ago we are very happy with our decision. The buying and selling process took longer than expected and was stressful at times but Jackie from the sales office was always available on site or over the phone to help and give good advice which was just wonderful. Just before we completed we met Matthew who has been so helpful dealing with any items needing attention. Both Jackie and Matthew are a great asset to Penny Farthing homes and we hope they are suitably valued by the company. Thank you both for helping make our move a successful one.

Chris and Matt amazing!

We had an issue with our bathroom meaning it needed to be ripped out and retiled. Matt and Chris were amazing, they were so caring towards our home and cleaned up thoroughly every day. Positive Points--------------------The quality of our house is good. The finish and insulation are brilliant, and our home certainly appears well-constructed.Initially, small problems were fixed quickly with no trouble (dents, scratches, paint touchups, etc). Malcolm and Raf were especially brilliant at communicating/sorting.Jackie on the sales team was also friendly and very helpful.Negative Points--------------------With any new-build project, issues can be expected. This review is based on how these were handled (rather than the issues themselves).More complex issues were met with denial, misdirection on actual costs to put you off, lack of apology and were generally poorly managed.Each issue felt like an exhausting fight, rather than two parties working together to solve a problem. Calls/emails to Customer Care often went unanswered and required constant chasing.Decision-makers were unwilling to communicate or have a simple phone call. Often preferring the use of posted letters to respond to emails. Processes designed to make replying as difficult as possible for the customer.The legal team were extremely aggressive/uncaring. When we purchased, it was a seller's market. Interest rates were skyrocketing with huge backlogs/delays faced by all mortgage lenders. Issues beyond our control.Penny Farthing enforced unreasonable timescales, disregarded our concerns, applied excessive pressure, and were in denial about delays faced by lenders.They even put our house back on the market to apply pressure. Just all round rotten tactics.Summary--------------------The quality of our house, and the on-site team would easily have made this a 5/5 review.But the behaviour of their legal / head office team was just inexcusably poor and uncaring.

Unrealistic treatment in poor market conditions

We bought a bungalow at Oakwood Grove and our sister and brother in law tried to buy a property on the same estate but they were dumped just as they were ready to exchange contracts after a difficult couple of chain breaks. Pennyfarthing even withheld some of the reservation fee and cost them thousands in wasted legal fees. No understanding of current market turmoil and difficulty for customers to get to completion. There wasn’t even another customer trying to buy their plot which is still unsold!!

Great experience all round

The house is superb, the quality of finishes is spotless, great care to all detailes.From the first day we decided to buy a new house and visited the Pennyfarthing site at Potters Wood, the experience we had with them was fantastic. We are so pleased with the quality of our new home on the inside and out. The development looks great and a lot of thought has gone into the design of each plot.The sales team were fantastic from start to finish.
