Terrible (None existent) customer service! Raised an issue several times and no one can answer my questions. Spoke to numerous people within the South West department. Still no resolve. I thought you were a 5 star builder

I had the misfortune (or lack of judgement) to buy two new build properties from St. Modwen in Rugby five years ago and have been plagued with poor quality build issues and an indifferent St. Modwen.The plumping and heating problems started within weeks (leaks and boiler repeatedly failing) with St. Modwen refusing to attend the property and fix things.I have since had shower trays slip (not supported properly with excess silicon used to hide the gaps), numerous plumbing and heating repairs, uncovered bodged electrics (incl. no light covers in loft creating fire risk) and replaced inadequate loft lagging (their light fitters had also moved and not replaced it)Predictably St Modwen just ignored my email on this last month and will rely on a vague boiler plate response to the real problems their customers endureI did get a response from my August 22 review asking me to make time to speak to St Modwen. I did and they didn’t bother to then call - why ask?Since then I’ve had another £500 of plumbing bills on a house just 5 years old as I continue to pay to fix their woeful build quality.

TrustpilotAVOID if you want your carpets looking a mess!!
I have been in the property for less than a year, and my carpets are disgraceful! I was told by the customer service at the time that my carpet had lost a pile and it would be replaced now I am being refused a new carpet. Their excuse is the longer the pile the more it will flatten. Are we joking? If we was advised currently we would have gone for a cheaper carpet. It is hearbtreaking you save up money for your new home to look the best, and not even being in the property a year this is disgraceful. The customer service has been no better. The new customer service manager then came out to my property and admitted my lounge was "very bad"!! Avoid St.Modwen & Saint Flooring at all cost. I am embarrassed to have people round to my BRAND NEW house due to the state of the carpet. This has been going on for over 3 months now, and still no joy.

Been very pleased with my new home. I have had a few snags but these have been sorted quickly and always had follow ups to check all is well by the on site team and managers. All in all exceptional 121 service in my experience.

The new house I just bought was less than five years old, and the ceiling leaked twice. Very disappointed with the quality of their work, we had to cut the floor up to get it to work, wasting a lot of time and money.

Started off as a fairly good experience, show homes are lovely and felt we were able to explore sufficiently however there definitely were some negatives, to name a couple of examples, we felt rushed in the options meeting & had some mixed messages during our sale, our neighbours also managed to get their house for £10,000 less than us after we were told there was no movement on the house price. Initially after moving in the developers were very keen to help sort out snagging issues, now they couldn’t care less. You would think they’ve gone bump they’re that hard to get hold of. It’s been 4 months since our last update, we have several outstanding snagging issues including damage which was caused by contractors coming in to fix other snagging issues ! I have spoken with people on our street and they are all in the same boat, one person has had a broken boiler since they moved in & another has a broken oven but isn’t even bothering to reach out to st modwen as it’s completely fruitless and pointless to do so.

If you want to buy a house from a completely inflexible developer, that doesn't seem to understand people are making the biggest purchase of their live buying not just a box made of bricks, but a home then St Modwen are for you. A very disappointing approach to home buying.
