I am shocked and appalled at how me and my partner have been treated by Martin and Co this week. We had an offer accepted on a house and this was taken off the market, we had sent over our information and began to contact our solicitor and mortgage broker to get the ball rolling quickly - the excitement only lasted less than 24 hours before we were told we had been gazumped and there was nothing else we can do. I'm aware there is no set rule that this can't happen but how we were treated by Colchester Martin and Co about this was appalling. Even after our email back we had no response until we rang and even then Gary was rude towards my partner. This has now left us not even wanting to sell our own property and come off the market completely because of how Martin and Co treated us.

I have found Martin & Co of excellent service. Janice at Martin & Co in Woolton was excellent at helping me to buy my perfect home a while back. She kept me up to date and the house sale was completed in good time and therefore I decided to contact Martin & Co (Who have now moved to Allerton Road) when I needed new tenants for an apartment that I own. Once again, they delivered a great service. The new tenants had moved in a week after the previous had left. Additionally, the tenants seem really nice so I'm really pleased and I don't have to worry about my property being empty and where I will find the money to cover the rent. I will definitely be using Martin & Co in the future, the team on Allerton Road are really friendly and helpful. Thankyou so much.

During the tenancy everything was well occasionally when the landlord did not want to carry out works this was communicated clearly but we had some issues towards the end of tenancy when the landlord wanted to claim money off our deposit for issues that was already there when we moved in. They had lot the evidence of check in document and then sided with the landlord instead of even trying to understand our side and were very rude. In the end when the claim when to dispute with deposit scheme we managed to find our copy of the check in which proved that the issues were there in the first place and our deposit refunded. There was no acknowledgement or support as a tenant from the agency and infact they were very rude about it.

To this day I wonder why me and my partner chose them. I'm sure I will wonder till I die. As a landlord, this is the agency for you! They will go far and wide, by breaching contracts, just to protect your interest! That's right! They will do criminal things and get their ass on the line just to get you an extra £ or two! I was just charged 70£ for cleaning, when I left it in x5 better than it's original condition! Oh, wait. The landlord doesn't actually get this money. So I guess, even for landlords, this is not the agency for you! You might get held up with a small claims court for no reason whatsoever! By contract I was supposed to get the deposit within 8 days after giving in the keys. Today the ''issue'' is resolved, which would make it the 23rd day. Almost x3, a day short, damn, so close. This delay was not on ''my part'' or the ''landlords part''. It was simply the agents failing to contact either of us. They do not care, they will not care. The maintenance teams they use are bloody ridiculous. If I have to go into details about that, your head will spin.If you're a masochist, like to be ignored, enjoy getting your nerves stretched for stupid little things and like spending more than you should, choose them. There was only 1 decent person there, Andy Swallow, felt I should mention it. Even for him I can't lift up my star rating, sorry Andy, your a nice guy. Consider moving.

Rude and very unprofessional. It took me 3 attempts at contacting the agent in Manchester to arrange a viewing and this was then confirmed by a surly individual who would not give me their name. They then did not show up, leaving me out in the rain having paid for a taxi to the viewing, and ignored all my calls and WhatsApp messages. These were then read later in the day and absolutely no attempt at an apology was made.

TrustpilotThe BEST Letting Agency in MANCHESTER
The BEST Letting Agency I have come across during the last 10 years or so. I had very bad experiences with other popular letting agencies in Manchester. But Martin & Co was the best from the beginning. I had some issues when I moved in in 2016. The apartment was not cleaned properly. But it was only a matter of letting them know, and the next day a professional cleaner came and did the cleaning well. Next, I had some issues with the Sofa (it had torn surface), the two mattress were damaged and strained. I informed them about these. Within 2 weeks the agency replaced the Sofa and mattresses with Brand New ones. Next, there was a damage near the kitchen on the wooden floor. It was very badly damaged and looked ugly. In fact, i noticed these damages when I came for a viewing, so I did not think that they will replace it as I already knew the damage before I moved in. But the Agency was so great that they contacted the Landload and the Landlord was the best, because he decided to replace the entire floor with brand new wooden flooring. Which might have cost him 1000s of pounds. NEVER expected such a great service. Later on had some issues with the heating control unit, within just two days it was replaced. NO Questions asked. Had an issue with the kitchen sink tap. Replaced within days. Had an issues with the main door lock, repaired the lock within few days.I truly loved this apartment, and never wanted to switch the apartment because I have been treated extremely well. I lived there until I had to leave Manchester.On 23.01.2021 I terminated the contract and vacated the property. I did a professional cleaning and handed over the keys (put them through their letter box as the office was closed). Despite the disruptions to normal business work, I could not believe they processed my end of tenancy and returned my DEPOSIT Back in to my Account on 26.01.2021. That was unbelievable. It was so fast that they might have carried out an inspection as soon as I vacated and refunded me immediately.They DID NOT deduct a pence from my deposit. They were extremely generous and great. I would like to make this an opportunity to thank both Staff at Martin & Co. Manchester Central Office and my Lovely landlord for such a wonderful experience from start to end.If I ever move in to Manchester again, I will definitely rend a property from Martin & Co.This is my story. And its the TRUE Story. Believe me, I wouldn't be bothered to write this Review if I wasn't truly happy.

PLUMBER CHRIS.....He sorted a problem we had with hot water, a few days ago. The boiler stopped working yesterday (Saturday), so no heating or hot water. His number is for out of hours emergency, so I called and left a message as well as text message, just so it would already be reported ready for when he could come to do it. He text me today (Sunday) saying he would call in to have a look. Great!! As it turns out it was a quick fix. The thing is, it's his day off, he was at home with the little one, his missus came home from work for an hour as usual, then he rushed here.CHRIS WENT ABOVE AND BEYOND to sort a job that he could have left until tomorrow. We rented a property for over a year, we always paid rent on time and looked after the property but to say that Martin and Co martinco.com are a borderline scam and extremely incompetent is an understatement to say the least. First of all, the rent was high so I assume the landlord paid a fairly hefty fee for Martin and Co to look after the property (though I don't know that for a fact) so what they actually do with this fee is beyond me.Lets start from the beginning...INCOMPETENCE:That is the general word I would use for this company, in particularly from the lady who managed our property Barbara Cousins. Where do I begin, first of all she doesn't even know how to use basic email, for instance as we lived in the shared property we BOTH needed to be cc'd and replied to with communications, I must have explained this 10 times via email but she still continued to constantly fail at this basic task, meaning me and the missus where constantly going back and forth catching up and forwarding things to make actual sense. Then, just having general conversations about logical things regarding the property seemed to confuse her, this isn't a character assassination but I honestly don't know how she got the job, unless she's a family member, friend or something similar within the company as it certainly isn't on skill set I can tell you that. My girlfriend, who is known for her patience just couldn't deal with her anymore. The worst one was (and you wont believe this) our ceiling fell through due to a dodgy waste pipe and was flooding the house, we rang them immediately and explained, Barbara said and I quote "not sure if we can get someone out right now, but just don't have a bath" - yes, she actually said that, says it all really.Now on to the building work (if you can call it that). They seem to hire a man called Michael, I assume he is cheap because Martin and Co clearly don't like spending money and have made that clear on several occasions. He is a "I can do any job" type of bloke, he comes across as a cowboy in the work he does, which is exceptionally low quality, in fact, I, in my limited DIY skill set often had to give him advise - even the missus had to show him how to locate the stop tap for the water and how to use it which was hilarious. SCAMFirst of all, we initially signed for 6 months, but in the contract they tried to put 12 months on there until we noticed, they of course apologized and amended it but, an honest mistake or an attempt to try and increase the contract? you decide. Constantly trying to save money, multiple occasions I was called by the to try and work my work schedule around builders so "they could save money"...yes, they actually said that. When we left the property, aside from the broken ceiling (which was not our fault) the house was actually in cleaner and better condition than when we moved in, and, there was a few crumbs in the oven and got charged over £200 for them to clean it! also, some light bulbs went due to the bad wiring (and reoccurring issue) and got charged £5/new light despite not being our fault. Lastly, deposit. We was told several times that they requested the deposit release from the DPS, yet never received it. After several weeks we had to manually call them and force it to be released as the agents never actually contacted the deposit protection scheme. Generally an absolute mess, these people need investigating.

She sorted everything out for me and was incredibly quick to respond to any questions I had. At all points she was very clear with the information she needed from me and was able to explain the process clearly.When it came moving day, we were actually running rather late, but Jolene was on hand to help and calm us down. She was kind enough to adjust her schedule substantially and meet us at the property to hand over the keys. The worst company I have ever dealt with. Rented with them for 1 year. During that time, there was a leak in the property and when the plumber came out and confirmed it was due to poor work on the bath seal previously. The leak resulted in the carpet being sodden in the bedroom. The smell was horrendous which made the property unhabitable. After 1 week and numerous emails, Martin & Co finally sent someone out to have a look at the damage. They deemed it to be fine to live in. Having spent 2 weeks in a hotel, I emailed to see about getting any money knocked off the rent/compensation towards hotel costs. This was denied. This happened one month before the end of my tenancy. I was then sent a letter asking me to vacate the premises on my tenancy end date which I did think was normal. When I asked if it would be possible to extend for one month(due to the start date on a potential new property) I was informed they had a new tenant already. I then saw a property advertised with Martin & Co which I applied for. I explained to the lady in the office that I had adverse credit but she said this would be ok to apply as I had declared it. I paid the holding deposit for £196.00 and sent off the application. I was then told that due to the adverse credit, and being asked to vacate the previous property, my application has failed and they would be keeping the holding deposit. I emailed their office and explained that I had not been asked to leave, my tenancy had simply ended. I also forwarded the email from the lady in the office where I asked about the credit situation. I then received a reply saying the lady in the office was new and that she didn't understand the process fully. I am STILL waiting for my holding deposit to be returned so this is now in the process of being taken further. I am writing this review to hopefully warn off others from using this company as they only seem to care about money. As you can see from the other reviews, many agree

Martin and Co Allerton road, been messed around for over 3 days trying to view one of there property’s, first one called up and viewing cancelled due to tenants not left property. Then was rearranged for following Monday was then called and was asked to confirm my viewing but not for the agreed rearranged time, so viewing cancelled again then rearranged again for the same time following day. So had no phone call to confirm or any contact from agents following day I assumed everything was ok gets to property and yes exactly what I thought nobody there for my viewing. Calls the branch to be told I had cancelled on there system absolutely diabolical customer service never have I dealt with a company so incompetent, avoid them for lettings can’t comment and on sales team but not a very good experience at all.

On the phone they are gentle and soothing. They respond immediately.However, as soon as I entered the house for the first time, I didn't know how to set the boiler and thermostat since there were non instructions to follow. I had to fend for myself on youtube.There is the alarm, they gave me two probable codes, but I don't know how to make it work: the instructions are missing, so it is as if it were not there.I pointed out that water ran from the kitchen sink when I washed the dishes and that it could ruin the cabinet below. I sent the photo where the water came out.I thought they were sending the plumber to fix things that hadn't been fixed before I entered.He arrived after 4 days (luckily I figured out by myself how to turn on the boiler and adjust the thermostat in the meantime): at my request, he fixed the temperature adjustment of the thermo of the bedroom (because it pumped at maximum and it was not possible to regulate it), he told me that to save gas I would have to set the boiler to 72o C, he opened the cold water tap in the kitchen which was closed. He told me that the water was coming out of the washing machine connection pipe because the washing machine had not yet arrived (but he did not close the hole with a plug to prevent the water from leaking out waiting for the washing machine to arrive and he put me a water inlet hose for the washing machine that is not needed, as it is already present inside the washing machine that has arrived in these days and that I will have to remove when I have to assemble the washing machine alone).1. I am sorry that they oblige me to pay 72 £ for a failure of the agency to find the working house at my entrance and they blame me for a loss that I did not cause, but which is due to the lack of a simple plug which has not even placed after the plumber came.2. I'm sorry they didn't tell me I had to pay, before sending the plumber3. I'm sorry they didn't see the photo I sent to understand, explain the problem and warn me what the plumber would do when he came4. I had the impression of an apparent cordiality and attention, but of a substantial lack of interest in the customer. I had the distinct impression that they made me pay for their lack, that they left me with the burden of finding the solution for the water that came out and that it was not their problem if I could not wash the dishes in the kitchen until I could not attach the washing machine.I have a friend who fixes up the houses of an agency in London and he assured me that it would be the agency's job to close the drain on the washing machine, let me find the cold water tap working in the kitchen, and the temperature regulator of the thermo in the bedroom working before my entry. There was no need to connect the water supply hose because it comes with the washing machine (and so it was) and in any case the plumber did not temporarily close the washing machine drains, instead he has put a useless hose.Sorry: I hope I don't need assistance in the future (I see that it is better to do it myself so as not to run into bitter unexpected surprises), and, in case, I hope this comment can improve the attention to customers.

I told the estate agent, A*****, that before I undertook my 5 hour journey from Kent to Cardiff, paid for hotel and take 2 days off work that:“My daughter is ill so going away is a problem, so I can only do so if it’s essential.” When I was outside the property, she rang to say that the tenant had gone away and that she could not show me the flat.Either extremely naive or I think just appalling. She should have known that the tenant had nothing to gain from the viewing and made extra special efforts to ensure that my viewing would go ahead.To add salt into an already open and bleeding wound, A*** started talking about how it inconvenienced her also. Incomparable as her journey from the office to the property was only 7 minutes. And all on her time as an employee not her personal time nor expense. She refused to meet me at the property rather than just discuss this with me stuck on the street over the phone.Not unreasonably, I used an expletive and put the phone down.

Don’t rent with Martin & Co, if something were to break like in my case the boiler Martin & Co will not get it fixed.On the 5th of December I realized that I had no heating in the apartment I rent from Martin & Co and I noticed that the boiler was not working. As per Martin & Co procedure I notified the incident on the Maintenance web page they have and them emailed Martin & Co several times regarding the issue but as of today 26th of February it has not been solved and I am spending most of the winter with no heating other than an electrical one that I borrowed from a work colleague but this is not enough to warm the whole apartment when he have seen temperature below -8C in Leicester this winter.In addition to the apartment being cold I am having an electric bill that is unnecessarily high because the water tank is working on electricity alone as boiler is not working and because of the electric heater I am having to use just to warm the area a bit.Martin & Co did close the incident on their web page despite several emails letting them know that the issue is not resolved. They have so far send 3 contractors to the property and they all leave saying that they will send an estimate to Martin & Co and will be back once approved. But when I ask Martin & Co they say they are awaiting approval from the Landlord. Is always the same cycle: contractor visit the property - Martin & Co says they are waiting for approval - they send a different contractor.If you are unlucky enough to be currently renting from them and you have to use the Maintenance portal Martin & Co have, don’t forget to send a follow up email as this way you have evidence of what you said and when as you wont be able to track any progress on their portal other than when the issue was opened, when Martin & Co (say that they have) send a contractor and when the issue is closed regardless of the issue being solved or not.

Iv had no heating or hot water for months. Myself and my Child, have to wash in freezing cold water, cant Bath- Shower or wash hair let alone wash up. Iv recorded countless videos showing boiler does not light up, and digital thermo box doesnt connect. All timed and dated. They also broke my Toilet, it now has continuasly leaked for 2 weeks resulting in a terrible smell in Bathroom. They havnt even acknowledge my Toilet leaking in all my complaints. This is Southend on sea Branch with a Man called Andrew in charge if managing my Home. He refuses to look at my recordings, and has sent people round who then say theres nothing wrong with the Boiler. Even though i have countleas proof thats BULL. just so they can charge the Landlord for call outs. Im classed as DISABLED, and need constant heating and hot water for control of my Fibro Pains. And having a young Child at home means nothing to them, ABSOLUTLY DISCUSTING MANAGMENT. So i have put these videos all over social media to show how incompetent the Management is in SOUTHEND ON SEA , MARTIN AND CO. They have made my life unberable and my Mental health explode out of control.

Martin & co pontefract Terrible! Disgusting, breach contracts, ignore calls. They were supposed to be managing a property for us. Totally ignored written instructions we gave for electrical work to be done twice over 2 years. There were other issues that needed resolving, the quotes were astronomical ! when we organised The tradesmen ourselves even though it was supposed to be fully managed. They were simple small jobs. A roofing job they quoted over £700 for was one tile that was cracked. An alleged damp issue in a brand-new kitchen they quoted over £4000 but turned out to be The neighbours bath that had sprung a leak and had gone down the wall. They then stated they had another landlord interested in the property we accepted the offer on the proviso it was a quick sale which 4 months Later still hasn’t gone through. They have a lettings negotiator dealing with the sale she is acting solely for the buyer even though they are charging for the sale.(Breach of contract) The buyer has a number of properties and they are trying to get the business at our expense. They used a nail n the floor as urgent work to be completed prior to the sale ! It had been sorted out weeks before ! A NAIL !!! I have explained my husband is seriously ill and asked them to push the sale through prior to any operations it took three weeks for Michelle Stobbard the manager to ring me back after insisting she took over personally! They are a disgrace avoid at all costs.Disgusting!
