Poor experience

We never had a single issue with this agency for three whole years. Regular property inspections were carried out every six months, we kept the house in good condition, paid rent on time without fail, and thoroughly cleaned the property the day before returning the keys.

Stay clear of Martin and Co ROCHDALE. The only reason I am giving them 1 star is because I have no option to give them a 0 rating. The service we have had from start to finish has been outrageous! When we first moved into the property it was that dirty me and my mum had to clean the landlords or previous tenants beard shavings out of the bathroom sink and draws, the kitchen cupboards were absolutely disgusting and I had to clean sick off the wall from down the side of the bed which was left there however did not complain about this what’s so ever.When we first moved in we reported a number of problems with the property one being the front garden wall being very unsafe and may fall on the children that play on the street, on someone walking past or on some ones car and it took 6 months for someone to come take the wall down which was in September time and no wall has yet been put back up BUT to top it off when they took the wall down, had the cheek to try and put the rent up and also tried to charge us £60 to renew the tenancy!!! We obviously refused to do this until all the problems had been resolved as it had been 6 months of us reporting this problems and not one had been fixed. Following this my partner then reported the boiler was making a really loud and strange noice for about 2 months and they just said they will get someone out to look at this which never happened. This then resulted in over Christmas the boiler completely broke. They were closed over Christmas and was no t answering the emergency contact line. My partner had to ring their plumber himself who came out himself without any instructions from the agency and had to call Ben himself however we were still left for 2 weeks with no hot water or heating... I was very poorly over this period and as the house was freezing because we had no heating or hot water an ambulance ended up having to come out to us and I ended up in hospital. They actually ruined our As we had no hot water or heating we managed to get ourselves a new property to move into and advised Martin and Co that we will be moving out and handing the keys back by the next rent due date as we had no contract and feel like the way we had been treat was horrendous. They were then trying to take another months rent from us even when we was living in a property with no hot water or heating. We were willing to take this to court as I spoke to citizens advice who advised that we have been treated very badly and to take this further and advised what the next steps were however, as we are reasonable people, we put the offer forward to pay half the rent and have done with it. When we handed the keys back I was so glad to see the back of that company and it was like a massive weight lifted off my shoulders.That was not the last of it, yesterday we received an email advising the the house was not left clean enough and they want to take £140 out of our deposit. When we told them we was leaving I asked what they wanted me to do about getting the house professionally cleaned as we agreed to do this because we had a dog but there was construction work going on in the house and they was dirtying the whole house. They told us to not worry about it and leave the house clean as best as we can, which I did... bearing in mind the state of the house when we first got it. They have also sent us a picture of a dead mouse in the middle of the living room as if we have left that there? Maybe the need to check wether they was allowing tenants to live in a house that had mice? Or maybe the mouse came into the house as the workers were leaving the doors open all day while they were working? Also just so you all know, Martin and Co charge you application fees, holding fees and so on... this is ILLEGAL and citizens advice are the ones that told me this. Don’t be fooled by them, was mine and my boyfriends first house together and they just ruined it. Nice enough to your face, slag the landlord off to you and everything but then over email it’s all a different story.

Please avoid Martin & Co Birmingham. This agency caused me extreme stress and put me out of a lot of money! 5 days before my agreed move-in date (after paying my holding deposit, handing in my notice, booking my moving van, and declining other viewings) Martin & Co informed me that the landlord withdrew from the tenancy agreement and they refused to provide ANY explanation. I believe it was due to me querying some odd terms in the tenancy agreement that seemed very off. I asked and pleaded for an explanation, but I was ignored. I told them that it was extremely unfair to withdraw so close to my move-in date and they replied "That's not our problem, there's nothing we can do". Please avoid this awful agency at all costs.

Brilliant Team, Brilliant Service and a Pleasure to Deal With

If you are looking to purchase a property with Martin & Co - Leamington and Warwick branchThe listing we viewed for a freehold property we were interested in was misleading and did not contain key information, information that had we had known prior to viewing would have resulted in looking elsewhere. We were mislead on key property details and key information regarding the involvement of a management company and service charges associated with the property...we had to pay a solicitor to find these things out ...all of which should have been included in the listing.There was no ownership of the misleading listing, it was always the fault of another party...which was interesting as the only "professional" involved was the agent.

Check contracts

I personally would not deal with Martin and Co again i'll briefly highlight the below ;- Have pets on application however Landlord was not informed - Breach contract - Will not come back to you when you have a complaint about service/contract breach unless you chase - Director is quite sassy (I won't lie I enjoyed this however pretty bad ethics if you don't enjoy this) - Didn't inform landlord of any changes- Blindly agree unless they have a problem- Force you into fixed term contracts for the first year.

AVOID AVOID AVOID this agency. it tooks 2 weeks trying to rent a room in sharehouse It s very difficult to reach them by email or phone. They changed 3 times the hour and the day of the appointement to view the room. I immediately booked this room as I had already lived there for 3 years. they did not wanted to rent it to me. they didn't want to do a virtual view like the previous nice landlord had done due to my disability. I have insisted a lot to have this room which had all the criteria for my disability. I did everything they resquested. I wasted a lot of time and money. After two weeks they said they have choosen someone else.I think the agency did not want to rent me the room because of my disability. they give a very bad image of English agencies. To avoid. Unprofessional, inhuman, bad customer service.

Avoid - Sutton Coldfield

I have very mixed feelings about Martin & Co. in Sutton Coldfield.I had been letting a property through them for nearly three years and some of my interaction with them has been very friendly and to a high standard but there have also been times where I have been less than impressed.The first time I encountered an issue was when I first attempted to visit the branch to sign some paperwork and they had left the office 15 minutes early and locked up for the evening. These things happen and whilst I'd wasted my time and fuel on heading the the branch, I wasn't too annoyed about it. I eventually did manage to sign the papers and begin renting the property.Upon arrival I took several photos of problems in the house. It had not been cleaned to a high standard - or any standard. I took photos of the property in case my authenticity was ever called in to question as I couldn't quite believe the state the property was in upon arrival. Thick grease and dirt on the kitchen hob, extractor and oven. Muddy, dirty carpets that had not even been vacuumed. Marks on the walls likely caused by the removal of furniture. Black mold in the spare room beneath the window. Iron marks on the living room carpet. A broken window handle on a window that was not sitting correctly in the frame resulting in letting a lot of warm air out and a lot of noise in. I could go on but I think the point is quite clear.Naturally, I complained about the state of the property and Martin & Co sent out cleaners to fix the place up. It was completed to a decent standard but I couldn't help but wonder who was responsible for sanctioning the beginning of a new tenancy with the property in that state?A month or so later I received an anti-social behaviour warning letter for the state of an area to the rear of the property which was severely overgrown. It turns out that the area was actually my garden! This was bizarre to me as when I initially viewed the property, I was told by Andrew Clinton that it belonged to the owner of the flat below mine. It turned out that the letting agency themselves were unaware of the garden too, which is laughable. Some time ago there was also a problem with one of the door handles in that the locking mechanism (which had always been a bit loose) had now sheared off, meaning I could not close the spare room door. I logged the issue and it was never resolved.Despite the initial on-boarding process and aside from the fact that renewing the contract each year costs the princely sum of £65 for each renewal, the rest of my tenancy went smoothly. Ebony Preen, Bronagh Breen and Leah Martindale (at the end of my tenancy) were fantastic. They have always responded to me promptly and were really friendly the whole time I had dealt with them. They were particularly helpful throughout the latter parts of my tenancy during my house purchase period. I only dealt with Andrew a couple of times and he always seemed a little curt with me.My landlord was understanding throughout my tenancy and having had the chance to meet him upon exit of the property I can safely say that he was a very nice man.Due to the issues I have outlined above, if I were ever in the position to rent a property through this branch again, I would not consider it. A disappointing experience despite the best efforts of some of the staff in branch.

If I could give access minus I would! Totally unprofessional letting agents even the lettings negotiator Sara is useless. Turned up for a viewing that had taken 3 weeks to organise as the estate agents blamed the current tenants were not letting prospective tenants view the property. We were made to queue up like a bus queue outside in drizzly rain to view the property. We arrived on time and waited 15 mins then left as no co-ordination in viewing and no sign of even Sara the lettings negotiator who was clearly there as we saw her little company car. Going on previous reviews it looks like we may have had a lucky escape! M

Southampton awful!

We were renting a property and the letting agent unceremoniously moved letting sober to Martin and co. We had to complete our end of tenancy with them and nothing was straight forward, replies took forever and we ended up speaking directly to our landlord. There is no customer service despite the fact you’re the one paying the rent on the property. We will certainly not be using them to manage our lets! Since we got our deposit back (after speaking to our landlord) we received emails from the dps to set up protection of our deposit going beyond our tenancy contract dates and when I questioned the agent they couldn’t comprehend that we had our deposit back and ended the tenancy. They all seem to have limiting brain function. Steer clear.

I lived in a Martin and Co property for…

I lived in a Martin and Co property for just under 4 years and while they left me alone to get on with life, they also did not respond to my queries, calls or return of deposit request.After speaking with the landlord many times, as the office was unresponsive, he advised me he was paying for a managed service, yet carried out property repairs directly.Martin and Co stopped carrying out property inspections a number of years ago, yet my landlord informed me they have still been charging him, quarterly.I vacated the property 5 weeks ago and have yet to receive replies to my request for the return of my deposit. I'm now forced to go down the Tenant Statutory Declaration route, despite speaking directly with the landlord who said the funds should have been released.From what I hear, landlords and tenants are being let down by Dave and his team.Thankfully I am out of the rental market now, if I ever find myself looking for a rental property, it most certainly won't be through Martin and Co.

This the most useless…

This must be the most ineffective estate agents in the United Kingdom. I recently rented a property listed by them in Smethwick and regret it deeply just 2 days after moving in, oh yes! During the viewing, I expressed some worries about the property's condition and the agent assured me that all issues would be rectified before handing over the keys to me. However, upon moving in, I discovered that not only were my concerns ignored, but the agent (Amelia Brady) handling the references informed the landlord that there were no documented problems, which clearly contradicts the truth. I was advised by her to address any maintenance issues directly with the landlord, but she relayed a different message to the landlord lol. I should have conducted another inspection before making any payments. I have sent images to both parties, and if my concerns remain unattended, I will escalate the matter. Be cautious of this estate agent, as they prioritize profit over customer satisfaction, hence their poor reputation.

Unbelievable.

Awful service from the beginning. House was an absolute mess when we moved in, took pictures and was told, it’s all just wear and tear and to fix it myself if I want. Trying to get them to fix maintenance issues was like trying to pull teeth. “Can you send us a picture of your constant leaking tap?” “Can you try and fix the washing machine yourself?” Then we had a serious leak with our hot water boiler and sent a video. “So how quick is that bowl being filled?” No consideration that there’s live wires around it. No sense of urgency. Then the washing machine breaks for the 2nd time a few weeks before our tenancy ends, contractor confirms we need a whole new washing machine, don’t bother getting one because we will be moving out so they’d rather wait for the new tenant. 3weeks without a washing machine and a 10month old baby, again, didn’t care. Then, the cherry on the cake...hand in the keys, new tenant has moved in and still didn’t have our deposit. 10 phone calls, numerous emails no reply. Then FINALLY almost one month after we moved out they give us our deposit. Absolutely useless. Stay well clear of this agency, estate agents are supposed to make things easier, this one just made more problems. The attitude on some of the staff is disgusting...I’m not asking for a new washing ma home out of your own salary! Steer well clear!

Maidstone branch of Martin and Co, don't even deserve the one star as they are worse than bad. We were tenants of this shower for over five years, they are two faced, sneaky ,money grabbers. If you value your deposit, then my advice would be to stay clear of these sheisters. When they want something from you, they're allover you like a cheap suit, if you want something from them, they ignore you. Amanda is sirley and condescending and very two faced,she would make a good colonel in any mercenary unit. She talks down her nose to everyone including her staff. I've even had staff tell me what she's like in the office. How she has remained in charge I'll never know, but her bosses obviously like her disgusting behaviour. Over 6 months since we moved to another agent and house and we're still waiting on monies owed to us, with no contact. Legal proceedings in process. They inflate values at checkout, add stuff that was there when you moved in, take deposit money and don't put it in a protection scheme, not that the deposit protection scheme is much use anyway,that's another story. They'll employ a brutal checkout agent, and charge you for it. Then Amanda will go round and do her own check, and add things to paperwork that you have signed as correct. We were in our opinion model tenants, but this does you no favours when you leave. No such thing as wear and tear either, with this lot. Wotever you have read about maidstone branch that is bad is true, the only good review they have, is from a manager at one of their own branches, laughable really. I've even been driven at when crossing the road by one staff member in one of their company cars.THEY WILL CHARGE YOU FOR ANYTHING THEY CAN,contract renewal, etc etc, not pennies either it's always hundreds. As far as their tenants go, where there's a small amount to be done, theres a large charge to come. I have never met a Martin and Co tenant, who has a good word to say about them. And if your on any type of benefit for wotever reason,you will be looked upon as the lowest form of amoeba on the planet. They'll be nice at first, but they behave like children if you move agent, getting all bitter and twisted and sulk. So in summary, avoid, avoid, avoid, you would have to be very desperate to use these people, very desperate indeed, so I emplore you, look elsewhere. YOU HAVE BEEN WARNED.

Good Team.

I had a property deal fell through late on a Thursday afternoon. I called Liam at the Camberley branch to urgently view a rental as my furniture had arrived from my overseas home, which he immediately arranged & he was on time. That same afternoon I called Liam back to confirm I will take the property. We paid the securement fee & Lauren immediately got onto the deal (as they understood my extreme urgency) & immediately pushed through all the necessary paperwork as only just immigrated we had to put down 6 months rent. By the following week Monday afternoon we had done the inspection & key handover & by Tuesday morning we moved in & the cherry on the cake is it is a fantastic landlord.Thanks Liam & Lauren.

Rented a property via Martyn and co-from the beginning I should’ve known there would be problems as I never received any call backs, never answered the phone and had to chase six times and finally once I receive the keys had numerous issues and had to chase yet again only for it to be resolved by myself, as I couldn’t wait any longer. today was the last straw as the letting agency Martin & co -have let them self into my property three times without notice or prior warning. This is harassment and I will be taking legal advice.

I rented my property through Martin and…TOTALLY UNPROFESSIONAL INCOMPETENT AND RUDE

I rented my property through Martin and Co Chelsea. This property is a one bedroom apartment. Micheal Vyver, the owner came to the property and viewed it. My property is in London and I live in the north of England so i needed a firm to manage it. He informed me they would check the property every three months as part of the package. An oversea tenant was found for the property and because she did not meet all credit checks 6 months rent was taken up from, in advance, which was great. A clause was written into the tenancy agreement that further rent payments would be collected after 3 months, if this tenant was to stay, or alternatively 2 months notice would be given, by either party. I had to contact Martin and Co and say I have not heard from you the rent is due. They insisted and were very rude that the rent was not due and when it was they would collect it. They were totally wrong the rent was due and they failed to collect it. They tenant then decided to leave and informed Martin and Co that she would wanted to give one months notice. Again because of their negligence I had to take this notice, even though 2 months had been agreed because I was concerned that I would not receive my rent. At my insistence, I said that I would agree to this if she paid the rent now and up front. The bond they had taken would only cover one months rent so I did not really have an option. They were arrogant, rude, unprofessional, incompetent all those things and when i complained the owner got on the phone and tried to bully me what an arrogant, ignorant man he is. His firm makes mistake after mistake and he is arrogant.It was agreed the tenant would leave and a professional inventory was undertaken. There was damage to my furniture and eventually a figure agreed. Three weeks later a photo appeared on my email to say these items are not missing after all they are in the apartment. i asked how they knew this when my contract with them had finished. it transpires they have let themselves into my apartment, (without my knowledge or permission) and taken photographs of items apparently missed from the inventory. How can this be that they can get away with this. I have actually written to the ombudsman about Martin and Co and I am waiting to hear. DO NOT UNDER ANY CIRCUMSTANCES use this agent. I have had noting but rude sarcastic emails from the staff and the owner. They are incompetent, unprofessional and they make no apology for it.

Bunch of cowboys!!!

Took ages to get the flat ready and were rude to me every time I phoned for an update. Further delayed by the flat the flat had to be professionally cleaned as was left in a complete mess. Turned up pretty much unannounced to do flat inspections. The first time they told me they had emailed me- well I don’t check my emails ever as get lots of junk mail. And I didn’t reply to the email either. I told them, next time please phone me - they didn’t. Just showed up out of the blue whenever they felt like it. Even if they wanted to communicate by email- fine, but expect a reply to say yes or no either way. When I moved out I had the flat professionally cleaned, as that was the condition I got it. There was a bit of residue on the cooker from when I cleaned, which must have developed after I left, but the place was in a better state than when I moved in and the cooker hadn’t been properly cleaned. They made me go back to fix it. Blamed me for a window that had come off its hinges too- got my Dad to fix that but it was wear and tear. Bunch of cowboys - rude and unprofessional, do not use!

If 0 stars were an option, it still wouldn’t of been low enough. Without a doubt the most incompetent estate agents on the planet. Landlord was allowed to continuously breach the tenancy by showing up and even spending the night at our shared house. Reported... nothing done. Had no cooker for 3 weeks, and when they did send their electrical contractor out, he broke the fridge freezer which lead to loss of food and still had no cooker. Show up when they feel like it, but fail to show when arranged! Horrendous customer service, plus breached data protection by giving out my phone number many times. Avoid at all costs

Awful experience

We rented a property with Martin and Co Medway for 18 month's. We were originally told that we would have to sign up for a year and then it would become a rolling monthly contract. Unfortunately (but not surprisingly) they went back on their word after a year saying that the landlord would only accept us as tenants on another 12 month contract. We were hoping to move house to be closer to our daughters school but had not found anywhere suitable so we asked if we could just sign a 6 month contract which they agreed to at the cost of £90 administration fee!! When we first moved into the property it had not been decorated or cleaned to a reasonable standard and the garden was full of rubbish left behind by the old tenants. We asked for the rubbish to be removed (as we had small children) and were told that we could take it to the tip ourselves! A few days after moving in we noticed a mouse trap in the airing cupboard and some chewed marks around the door frame. We told Martin and co that we believed there might be mice in the property and we had to prove that we hadn't brought them with us as apparently it's not the landlords problem!! The bedrooms were full of damp and Martin and Co's solution was advising us to clean it off! The only time they actually had someone come out was when my son started to experience very bad asthma attacks due to the black mould in his bedroom. On another occasion my 6 yr old daughter went to open the garden gate and the wall and gate collapsed! Luckily she jumped out of the way as she could've been seriously hurt by the brick wall and iron gate! Martin and Co sent an email apology but the landlord didn't care and left the wall and gate for months like that before finally getting it repaired. The carpet in the property was the cheapest of cheap and had nails coming through it (which we kept catching our heels on). When we mentioned this to Martin and co they sent the landlord around with a hammer to 'bash them back in!' We always paid our rent well in time and we left their property cleaner then when we first moved in but Martin and co still deducted £40 from our deposit for a 'small pen mark' and 'mould in the bathroom'. Both were believed to have been there when we first moved in but not noted on the inventory. However the person who carried out our inventory marked them as queries but Martin & Co wouldn't listen and insisted that we paid the £40 as 'compensation' to the landlord!! To be honest Martin and Co Medway do not even deserve a 1 star review!! The fees are extortionate and when we had issues it took them weeks to respond (if at all!). The person who carried out our check out commented on how well we had looked after the property and how the garden was much improved but Martin & Co still insisted on charging us for some minor general wear and tear (which were queried on the inventory report!). My advice - avoid Martin and Co Medway at all costs!!

Dishonest especially DM who really just about sums up why people dislike estate agents.If you are renting from these guys then be careful when trying to move out. They were given one months notice in advance, I emailed DM to confirm no more payment would be taken. He replied yes moving out date would be 17th. My brother moved out of the flat then they said that actually he gave his notice 3 days late. He dated it the 20th and although had moved out on the 17th they now want another months rent. I even emailed DM before the 17th to confirm they would collect the keys. He didn't reply as he is oily and slippery, he happily took the keys before telling us we had a month left and now wont give the keys back.Think twice before renting from this lot.
