Brendan Mann (the "lettings manager") is a liar and a thief -- please avoid at all costs -- there are several better estate agents within walking distance of his cave. He will lie to your face and then refuse to meet with you again once he's got your money -- he'll also do his hardest to ignore repair requests and return of deposit requests. The rest of the staff are rude, incompetent and I expect have never had to work in a company that requires good customer service -- if they have, they were probably fired and that's why they've ended up as one of Brendan's minions. The directors/owners refuse to meet with you if you're a victim of Brendan's lies and law-breaking attitude. Also, as someone else has pointed out...to prove they're liars, take a look at their "unusual" 5 star reviews that all came in quick succession with only a few similar words.... ...compared to all the detailed 1 star reviews on here. Fishy. If I could put 0 stars...or minus stars...I would.

The WORST estate agent we have unfortunately contracted to manage our property. They reluctantly chased the tenant when the rent was constantly late. Deducted expenses from our invoice without our knowledge and consent. Most people in the office failed to return our missed calls or call back requests, nor did they respond to our queries via email. They failed to notify us of faults and issues at the property, delayed sending us the checkout report and have now spent the tenants despoit & fail to send us receipted proof after numerous requests. Our experience with this estate agent has been highly stressful, time-consuming and extremely disappointing. Void if you expect both good and professional customer service for your money.

Of all the Estate Agents i've ever bought a property from, WC Dawson is by far the best. The icing on the cake is Emily, who goes 'above and beyond' to make sure the purchasing process is swift, efficient and a stress-free experience. Constant communication from start to finish. Marvellous.

Where to start: - Ignored repair requests - Did not protect my deposit properly (which is ILLEGAL) - Refused to settle this dispute outside of court - Repeatedly ignored phone calls and contact requests to try and settle the matter as pleasantly as possible - Arrived late for check out appointment - Didn't check inventory while there as is required - Made deductions from my deposit without discussing them first (again, ILLEGAL) - The Director refused to speak to me on all of the above - Consistently lied about "handling" situations such as the above - Staff are rude when they feel like it - Staff don't seem to pass messages on when requested - Lettings manager requested a meeting with me to return the keys and he never showed up - I was told I could leave a curtain rail up upon vacating the property, then the lettings manager changed his mind and said I needed to replace the blinds that were previously there - which I did without hesitation, only for him to deduct costs from my deposit anyway GO ABSOLUTELY ANYWHERE ELSE POSSIBLE. They WILL screw you over. (Also, anyone considering using them, please note: a bunch of fake 5-star reviews that have appeared in the last few weeks since I served them with a letter before action - which they also ignored, against pre-action conduct procedures set by the courts) (You're not fooling anyone, no company has a few reviews a year ago, then none for 6 months, then several 5-star reviews in the space of a few weeks.) Anyone who has any questions relating to this review can contact me and I will be happy to provide evidence of all of the above.

Our son paid a months deposit for a rental managed by these cowboys. Failed to follow regulatory commitment and now ignoring their civil duty by withholding deposit refund after 18 months rental. Beware - genuine cowboys - failed to put right issues with the accommodation but keen to point out any minor tenancy failings e.g. light bulb replacement!!. Now seeking legal advice; should never happen to honest tenants imho! The MD should be ashamed! Note latest 5 star reviews appeared at the time our son initiated a case on this matter - interesting considering Simon's review 1 year ago. Beware!!!!

A friend of mine had dealings with berlinda and had nothing but headache. We even shown up at the office itself whilst she was sat swerving every phone call. Her attitude and customer skills need addressing 100%, moving home is a stressful thing as it is bit to deal with without dealing with someone like this. Stay clear at all costs. As someone who rents with WC Dawson I am very satisfied with their services, ranging from answering e-mails to contacting the landlord about any problems regarding the property. They've been very helpful with everything and accomodated me where they could (I came from abroad and getting my admin in order took a while - the people at Dawson were very understanding). Would definitely recommend based on my experience.

These landlords are an absolute disgrace! They left my best friends homeless for 6 weeks and still demanded rent with no deposit back. The bathroom collapsed in the kitchen and the fire warden said it was uninhabitable with a certificate to prove it. They left them homeless with NO where to go. Do not rent off these cowboys!!!!! If you want somewhere safe, and guaranteed these aren't the people for you

awful customer service! our ceiling in our house fell down nearlly 8 weeks ago that collapses more and more every time it rains! and despite calling 3 times absolutely nothing has been done to the property. its so dangerous and disgusting that we have been left like this, thank god we don't have any kids! paying neally £500 a month for the house that jack built!
