Excellent service from James and his team in Ramsagte. I had previosuly been under contract with a different agent, who were absloultly usless. Wards took over the marketing of my property and I've had more viewing and offers in two weeks, then I had in the previous agent in 5 months. I've now sold my property at full market value. Communication has been excellent and everyone I've spoken to in the branch has been extremely professional and approachable, including James and Billy. Wards would rather argue online instead of contacting customers to find a meeting point between landlords and tenants and so everyone would be happy. Speaks volumes about how supportive of tenants they are. Thanks for offering to wash the stinking carpet we met in the apartment instead of replacing it, we do appreciate it even though it's coming after our eviction. Also, we all know it is the duty of landlord to replace a faulty hob. Metal surface hobs gets corroded easily especially when they are unbranded inferior ones like was provided for us and are being subjected to heat from constant cooking. Wards electric man took hob apart but couldn't take a photo evidence to show we damaged it, his only evidence was a photo of the top of the hob that has some corrosion as supposed, owing to inferior quality and constant use. But let's assume we must replace it, Quite laughable to me is the quotation that was sent. I have screenshots evidences from other stores to prove that the actual price of the hob that we met there was 90£. But my dear house manager wants to use me to purchase premium hob for his apartment hence quoting names of Hobs(Hisense and Bloomberg) for 310£ and 430£ respectively . I have email evidence. I didn't see those names on the hob there presently 😂 😂. It doesn't even have a name 😂 😂 😂 😂 Most premium Hisense isn't even worth half of that with the warranty in shops 😂😂😂😂. And we dare not raise an eyebrow because my wife has already been threatened that she would be reported to Flatfair if we didn't pay for premium hob to replace unbranded inferior hob 😂😂😂. We happily waiting for the flatfair email because we believe they are humans and they will hear both sides of the story. I'll post pictures and videos online to prove every conversations if necessary.

This included visiting your property, arranging a damp report from an independent contractor, and consulting the manufacturer of the hob. Unfortunately, the problem was caused by leaving the hob wet for a prolonged period. When the Landlord decided to bring the tenancy to an end, we were obliged to follow their instructions. Do not use Wards, simply use the Robinson Michael and Jackson estate agents next door.Wards were in regular contact whilst they were trying to get me to put my house on the market with them. The second I put my house up with them, the contact stopped!They didn't even contact me for days to let me know that they had received a full asking price offer on my house. The only way I found out was because I called the receptionist to find out if they had any more viewings arranged. She advised me then and there that there was a full asking offer which was sat on the system for over a week.My buyer later told me that she nearly went elsewhere as she was advised that I wasn't coming back to her on the offer so assumed I was not interested. I was interested and did sell to her in the end as the only reason I learnt I had an offer is because I phoned to see if there were any viewings. LOL!!! I have to laugh otherwise I would cry!On moving day, I went to collect my keys from RMJ next door. They made no money from me but congratulated me and provided me with a box of goodies.I then went into Wards who have made money from my sale. Not even a congratulations. Instead we was met my a woman who didn't even say hello, simply told us she would not accept our keys and we needed to drop them to our buyer. (Even though we was told to bring them down :S) The rudeness was a joke so I simply left the keys with them)One thing I must say is that Judy Day of Wards was brilliant. She was the only person at Wards who seemed to care. She is everything that everyone at Wards should aspire to be like. Everyone else there was incapable and did not care about the customer once they won the business.AVOID WARDS LIKE THE PLAUGE!Wards - Give Judy a pay rise and let her run the company as she would do a better job than anyone else there
