Didn’t turn up for the viewing! Left standing outside with broken leg.

Absolutely unacceptable, my poor mother travelled all the way in an uber with a broken foot, to get a call last minute saying oh sorry I was unaware I had a viewing I’ll be there in 10 mins, my mum stood outside the property to get a call later saying they can’t make it so she was waiting outside with a broken foot and wasted her money on Ubers there and back. Rubbish estate agency.. the cheek to make excuses saying they are very busy, we are all busy! It’s your job!

My family had rented a house with Mann agency Gravesend for which paid all the fee in advance including rent and deposit. When it comes to day of moving 14th December 2024, we received a call from jay squire (manager) that we can't take the keys since gas certificate is not in place and there might be gas leaking. He was not even sorry while speaking to us. Since we had paid until 14th December to our current landlord who had already rented the room to someone else who was also coming on same day evening 5pm . Even that person came as well. We were panic because we had no place to go. Our moving van were also rented and ready. My sister who was also moving with us she is heavily pregnant and I already have a 4 year old kid. Due to which we all were panic . We visited the office mann properties, what the staff treated and spoke to us very rudely especially Katie Garrett except sales manager( I am not sure if think his name is Rob ) and one more member of staff i think Dan they were the only one who talked to us nicely. Otherwise Katie totally refused to help us and said she can't manage anyone and left us almost homeless. She even said we should go to council to get a house , do you really think they will give us a house in few hours instead of helping those people who are already in queue since years. Renting manager was also not helpful at all. Eventually Katie told us to go out from the office and told us she will call police which was obviously not a solution for atleast us. They closed the office earlier and locked it inside so we had to sit outside in cold with our kid just in hope that they will do something. But no it was just the worst day of life. Then on Monday 16th December when I visited to the office to take the money back jay told he will not give us our full money back even we were not faulty we were ready to move but they were the one who breached the contract . Even I reviewed on Google for it they deleted it as well which was even not including a single word like violence or abusive or something like that. Which is totally against the uk law as well. Kindly choose the good company if you are really looking for a peaceful experience never go to them

An absolutely dreadful service led by incompetent manager(s) who I felt had zero regard for either the sale or the safe keeping of my property. I was very saddened and disappointed by their poor ethics and do not regard them as honest or trustworthy. Senior managers are ill informed, indifferent and condescending. I would never recommend them under any circumstances.

I will absolutely be using Mann Estate Agents for future house purchases and selling, I cannot fault them. Kerry was our Sale Negotiator with Georgie often helping also and they were both so helpful and friendly and spoke to you as a human being, not just another customer. They were understanding of our circumstances and went above and beyond to assist with our purchase. The service we received differed from previous estate agents we have used because Mann apply that human element rather than just trying to get a sale. Can’t thank them enough!

Sydney from Mann Woolwich was our representative for house viewing. Sydney was very professional, patient and understanding towards us during our house viewing (for the third time). We took our own time to look around and she was really patient throughout the process.When we had queries about a few things inside the property she diligently checked with the sellers to keep us informed. Deeply Disappointing Experience, Strood Mann Sales and Letting Agents

Our experience with Mann Sales and Letting Agents Strood has been deeply disappointing. As someone with experience in leadership, I can confidently say that the issues my family faced clearly stem from leadership, as the agency has failed to take accountability for their poor service. The signs were there from the very first calls and continued all the way through. Appointment punctuality and coordination were major issues from the beginning. Scheduled viewings were consistently delayed, leaving us in uncomfortable situations and forcing us to personally show prospective buyers around our property. This lack of punctuality and disregard for our concerns was unacceptable. This not only inconvenienced us but also left us feeling uncomfortable and vulnerable. Moreover, prospective buyers also expressed dissatisfaction with their poor experience e.g left waiting outside properties, unclear instructions and poor communication.Transparency regarding the terms of the sole agency contract was also lacking. Critical details, such as the length of the agreement, were not adequately discussed, leaving us feeling misled and questioning the integrity of the process.Furthermore, the advertising of our property on Rightmove and other platforms was subpar. We were left to request enhancements and updates, reflecting poorly on the agency's commitment to effective marketing.Despite our attempts to address these issues, the agency has refused to take responsibility and has closed ranks. Even after following the 'official' complaints process, they have refused to allow us to alter the length of the contract or even to move to a multi-agency agreement, which is a basic and straightforward solution that can easily be done and has been advised by other professionals in the industry.I strongly caution against entrusting your property sale to Mann Sales and Letting Agents Strood. Should you decide to proceed with them, heed this advice: never concede to a sole agency contract, demand meticulous attention to the advertising of your property, and scrutinise every detail of the contract, particularly its duration. I firmly advocate for a contract length of no more than 4 weeks or 28 days. Furthermore, be resolute in avoiding coercion into utilising their in-house financial services. Despite our repeated insistence on retaining our trusted brokers, Mann Co persistently pressured us until we were compelled to inquire whether our decision to use our own brokers would pose a problem, emphasising the importance of asserting your preferences firmly.Overall, our experience has been disappointing, and we hope our feedback prompts Mann Sales and Letting Agents to reassess their practices, processes, and procedures and strive for improvement in the future. Now, we find ourselves left to wait out the length of the contract as they refuse to alter it. As a family with two young children, aged 2 and 4, it's evident that our needs have been consistently overlooked and disregarded throughout this entire ordeal.

I have just sold house with Mann and Co. Would I recommend the company though? Absolutely not! They operate on a premise of over valuing the property to get your custom in order to tie you into a contract. You have a soggy sales person at the end of the phone unable to even remember the main features of the property thus not achieving the market value. We have sold with them so I suppose not all doom and gloom but only through our circumstances that haven't allowed us to be too picky. Cherry on top was meeting the new owner before completion realising he didn't know about half of the spec of the house he bought. Someone got themselves a good deal. Thanks Sheerness branch, glad I don't have to deal with you ever again

Worst estate agent, whole company is full of scam (its mortgage advice, solicitor panel). They have taken advance payment of £399 for solicitor search and £798 for mortgage for my potential buy. Later the seller pulled from process and I have asked for refund, but they are not refunding my money. This is worst company in the UK to deal with property, mortgage, solicitor panel.

Would avoid at all costs , estate agent Sharnie Langford arrived at the viewing for the property we were buying. Arrived looking totally dirty, completely unprofessional and rushed us around. Made me feel extremely uncomfortable, what should have been a happy day (we was viewing post to exchange of contracts ) to ensure property was in the same condition. When I explained I felt rushed , she began to threaten to get us black listed from Mann, and said she will tell the seller we are bad clients and they shouldn’t sell to us as she is busy and she only has time for one quick viewing. Her manger quickly assured me this wasn’t the case and my sale went through a week after this event. However she caused us a enormous amount of stress and uncertainty, she needs sacking she brings the company down Would give 0 stars if possible. If your looking to buy a property avoid sheerness man

A flat with wheelchair access.

I used Mann Lettings when I was looking for a flat to rent in the Margate area. I use a wheelchair so I needed a flat with access. With the help of Andy from the Margate office I found a place! Then Sue Sanders from the management team helped with the contracts and all the other problems with moving house. Horrible experience as tenants

Horrible experience as tenants. Multiple issues beginning from ignoring maintenance requests as tenants to not responding to emails regarding deposit return after tenancy. Even ignored our request for more information regarding extending the tenancy - proceeded to act as if not inquired and upon questioning why, they said that we should've made a request. The agency doesn't communicate between each other and does not provide timely responses to emails and completely ignores questions asked through their website. As tenants cannot really choose the agency, a warning to landlords that the agency is highly incompetent
