IF BUYING A HOUSE? AVOID IF RENTING? AVOID IF NEEDING THE TOILET! GO THERE!

AVOID! If you value your timeAVOID!! If your value your dignityAVOID!!! If you value your moneyI went to see a flat down in Northfleet and the agent refused to take an official offer to the vendor as I didn't have an AIP. Fair Enough.Then I get spammed with voice mails and texts demanding to call them back. I called them back and I explained; There is no point me applying for an AIP if you haven't accepted my offer. As far as I know I can turn up to your premises with an AIP as requested for the offer amount and you can turn around and say SORRY vendor found a better offer from a different buyer. WASTE OF AIP.Anyhow, they finally gave in and said that they accepted my offer and to take out the AIP.I then spoke to my mortgage adviser and got the AIP and as I was driving to work I received a text message saying "vendor has decided to take another buyers offer".What kind of scum do you have to be to waste someone's time effort and money!?TRASHY company, I will never do business with them again and you shouldn't either!

So happy with the young ladies at this estate agents. Kerry and Georgia where so super friendly and willing. Everything I asked was never an issue and always sorted same day. We had difficult solicitors both ways and these ladies where on the case even on their days off! You can't ask for more than that from someone. Just a shame I have moved away so I can't use them for my next sale! ☹️ Thankyou Kerry and Georgia two fantastic and honest estate agents.

ASHFORD, KENT Branch - House SaleBe warned. Starts with a very energetic sales pitch and committed approach to market and sell the property. However it very quickly turns into a situation where you feel you are being lied to, excuses given that counter the actual market position and naturally from there the relationship turns to distrust very quickly. Notable issues:1) Advised that initially 4 + buyers qualified off the books with views set up for one day. The day comes, house clean and prepared, Family moved out so the viewings can take place, activity in the house (sensor). Great. Two days go by with no initial feedback or potential buyer feedback, so when i eventually have chase Mann & Co for feedback i was told there were no visits that day. Confused and concerned; No clear explanation ever given as to why the situation panned out as it did. This set the standard for the rest of the 12 weeks with Mann & Co….2) Immediately felt a sense of distrust and lack of commitment from the Ashford team, to the point i was made to feel like i was the one at fault. it was down to me to constantly chase and manage the Estate agent, where i would have hoped they would have been a bit more pro-active with me…maybe a weekly call would have been nice…it was promised. When the feedback came it was short and incorrect, important detail missed giving the wrong impression was the norm. As always the detail is so important. Mann & Co didn't seem to care about the detail.3) Sure enough it came to a head when they introduced an unqualified Buyer, i accepted the offer however this led to the collapse of the sale. No real comfort or support from the Estate agent, i had one brief VM the day after i found out (from my solicitor). From there radio silence from Mann & Co for 2 weeks. 4) To rub salt in the wounds two weeks later Maria and her team did a leaflet drop on my estate, even posting a flyer through my own door stating my house was sold stc. Despite me having to deal with the significant impact of a sale falling through it was clear to see my own estate agent was trying to profiteer from this misfortune and lie to its new prospective customers.5) After exiting the contract they continued to market my property despite several polite requests to stop. thus undermining my sale with a new estate agent.6) My house key was stored in Branch with my name and address on it.Overall i would say this branch is an operational concern. When i went in to collect my keys i tried to address the points above but as per the norm i was responded to with Vague and shouty statements, The Manager Maria lied around trying to contact me when the sale fell through. (there is always an excuse btw) The culture in this office is lies and chaos, then inevitably when something goes wrong; they run. Considering the importance of a house sale and how it can affect peoples lives i would suggest you avoid Maria and the Ashford Team at all costs

GRAVESEND branch I’ve just sold flat in Northfleet and wanted to say I was happy with the service I received. I had a valuation done by both Ashlee and Lee Mellet as I had initially intended to sell earlier than I did. I found them both to be impressive and knowledgeable, and they were the clear winners out of the other agents I had round (well, joint first, but the other agent sent one person both times, so I knew that Mann had two people I trusted!). More importantly, I received an offer £2,000 more than my top range that I thought I might achieve. And the buyer had offered £4,000 less than this, but Ashlee was able to get the offer increased.Ryan who conducted my viewings was better than I had expected, being so young. Probably wrong to think that way I know. They were competitively priced for the service I received and I’m pleased I chose them. I’m glad I didn’t go with an online agent as I would likely have done the viewings myself and agreed a much lower price than Mann got for me. Some agents prices are ridiculously high, but I do feel you get what you pay for.I can’t say there aren’t better agents out there as I don’t know, but I would definitely recommend Mann

Liar agents!!

My personal experience with them and I still with them its shameful!!!I got 2 issue with them!! 1th is the blocked pipes in our bathroom and the water stays in the bath and dosen t drain. We have contacted them to let they know and the send after 1 month the plumber. Know is already 3 month and no one came to fix it!!! When the plumber came said the pips needed to be changed, are to old!!!The whole situation is very frustrating. And on the top of that I ve been trying to contact the maintenance office manager and been getting ignored!!! That is unbelievable, I can not even fix it with my plumber for the contract!! The 2th was the washing machine very old never in my life I have seen something like that!!! Anyway after a 7 month the washing machine died!! WE asked to changed with the new one and always excuse and take time and after 1 month, without resolve this issue I bought the new washing machine by may self without get and money back!!! Its shame!!!

The service from Park gate Mann Co was very poor. The member of staff who valued our property set our expectations falsely. She advised we would only be held in our contract with them for 2 months despite not holding to this. We were also promised that she would do other things which never materialised. As soon as they had our business they had very little contact with us after this! Dishonest company to deal with.

Fine during tenancy, not specifically great, but not head-against-wall territory like some agents of the past. The issues, however, came up around release of the deposit. On the day we moved our landlord instructed full release of the deposit following her own inspection. Mann kicked around the email between three or four people for 6 weeks with zero action. I must have called 20+ times and went through the same spiel with different members of staff. Eventually our landlord got involved, shocked Mann had flat out refused to repay nearly £2000. They fairly quickly then expedited things, and it took (only) another ten days to recover the money.I take two things from this:1. Mann prioritises landlords over tenants. As renters you’re considered bottom feeders by this company.2. In this new era of high interest on savings, it’s their policy to sit on your money as long as possible in their bank account, harvesting interest off the combined value of thousands of tenants, which equals millions of pounds. Clever and very, very sneaky.

Rooooll up! Rooooll up!! the circus is in town! Ashford town! This branch and service is so bad you would think you are being set up on candid camera to test your patience with all the errors.Forgot keys to the house for viewings, got calls to ask for feedback on viewing MY OWN HOUSE, sign placed outside my home when instructed not to for personal reasons.No response to emails , oh and feedback from people who cancelled and feedback a week AHEAD of a viewing! wow crystal balls really do exist! Terrible advert got the description wrong and did not change it and even argued about the lay out of my own home! Avoid them like a disease! two months of hell with them. So Mann.. Your’e Fired!!

Estate Agent to avoid

Avoid North End branch of this outfit if they refer you to use their Solicitor based 100 miles away, Convey Law Ltd who will pay them an introduction fee, they are useless and will probably leave my tenant who is trying to buy a property homeless. Because this firm of referred solicitor by Mann and Co who have now washed their hands of the situation . It will know doubt leave my tenant will a larger bill.

Please do not even consider using Mann…

Please do not even consider using Mann Countrywide for your property. Mine was completely trashed by a tenant with Mann Countrywide supposedly acting as my managing agents. Even worse, I found that the guarantor, accepted by Mann was an Irish citizen, so I can’t sue for repairs. They are without doubt the most ineffective, uncaring and unprofessional company I’ve ever had the misfortune to work with. Stay clear!

THIS IS THE WORST SERVICE WE RECEIVED BY A LETTING AGENT. MANN COUNTRY-WIDE LETTING SPECIFICALLY WOOLICH AND MANAGER FAWAZ DA SILVA (LETTINGS MANAGER ) AND MICHEAL IBE (LETTINGS NEGOTIATOR). WE LEFT A DEPOSIT WITH THE AGENCY AND WERE TOLD THAT WE WOULD BE RETURNED OUR DEPOSIT IF THE LANDLORD PULLED OUT OF THE AGREEMENT. WITH A SURPLUS OF EVIDENCE SUPPLIED CONSISTING OF PROOF OF CCJ DISACOSIATION AND PROOF OF AFFORDABILITY. ACCORDING TO HOME-LET THE INFORMATION WE PROVIDED WAS SUFFICIENT ENOUGH HOWEVER MANN COUNTRY IS REFUSING TO SHARE REASONS AS TO WHY THEY DO WANT TO PROCESS OUR APPLICATION ALTHOUGH SHOWING ELIGIBILITY. Poor communication and mismanagement of flat

Dealing with this estate agent was an absolute nightmare. The complaints department was no help at all, with everyone giving me different information. I never wanted to become a landlord; I only did it because I couldn't sell my flat when I needed to move. The letting agent assured me they would take excellent care of my property, but that was far from the truth.They found a tenant with antisocial behavior, resulting in numerous complaints from the estate management about the tenant smoking weed and playing loud music at night. The letting agent did nothing to address these issues. They failed to inform me of damages and didn't chase the rent, which was consistently late. I had to follow up with them every month. Despite paying a full service fee, all they did was collect money.They misled me throughout the process. On the day the tenant was moving out, they called to say they had forgotten to send me the notice the previous month. They also wrongly deducted money for a rental extension, which I would never have agreed to if I had known the tenant was leaving. To make matters worse, the same agency helped this problematic tenant find a new flat, despite knowing about the complaints, late payments, damages, and unpaid rent.The complaints department was no better, merely covering for themselves instead of taking responsibility. Avoid this estate agent at all costs.

One of the worst estate agents I have…

One of the worst estate agents I have ever encountered. I was given an appointment to view a property, but a day before, I received a message stating that it's sold. Despite that, I received another call seven days later, claiming the same property is back on the market and scheduling a second appointment. I requested an early appointment, but they couldn't accommodate due to the landlord's unavailability, forcing me to reschedule other commitments, including childcare. To my dismay, I received a call on the same day of the viewing, informing me that the property is now sold. Beware of this estate agent if you're selling your house; their professionalism is questionable.
