Great firm to deal with.

The experience of dealing with this firm was great in every way possible. After our dreadful experience with another letting firm in the area, it was a question of 'chalk and cheese'. The letting team of Ciaron and Ava in their Brighton, Lewis Road letting branch, was exemplary in every possible way. They both responded clearly to our many questions. Nothing was too much trouble for them. They made our letting process a pleasure. As I am writing this review for 'Trustpilot' the only negative thought I have is their star grading system where five stars is the highest one can go. If I were able I would go way beyond the five stars. A massive 'Thank you' to both Ciaron and Ava. The firm of Cubitt and West has wonderful reviews on 'Trustpilot' and those reviews are entirely merited.

I have changed my negative review to a Positive due to one Lady

When i moved into my current property it had issues, quite bad ones and the person who was dealing with the maintenance didnt actually do his job, he found excuse after excuse and thats how it was for 6 weeks, then I requested someone else take over from this person who just sat on his hands, i was passed onto a lovely lady, shame I cannot name names, but she is incredible, she got things done, no excuses, no sitting around and she actually phoned me back with updates, I just want to say a big thank you to this person (B***a), you are fantastic at your job, very professional, fast to get things done, no BS, here's your flowers 💐🌹 by the way, thank you for everything you have done, all issues resolved, your amazing 😊

We've been impressed by the professonalism and attentiveness of Cubitt & West in dealing with our house sale. Katie runs a committed team and sets high standards. We've particularly liked the positive attitude of Esme Walrond-King and Jason Bulabula,. The team wanted to understand the positives of our house and to get these across to potential purchasers. We were confident that our property would be presented in the best possible light, and that our interests were C&W's first concern. Roanna Tyson was also a regular office contact who helped ensure that the viewings we were promised happened and went smoothly. Sourcing feedback is a particular priority for C&W. Sadly, it isn't for every agent. Their portal keeps you up to date effectively with progress on their efforts to sell, and their communication generally is exemplary.

Disorganised chaos. We are renting a property through them. Our main point of contact went off unexpectedly and everything fell apart from then. They are disorganised and “misaligned” on their own processes. Arrangements were made for us to get the keys early (in writing), which suddenly was “not policy” and impossible to do. Our lease agreement was only received at 16:00 the day before moving and incorrect, despite repeated reminders of the specifics. Once signed, suddenly now it was acceptable to collect the keys, in contrast to what they had said was policy and impossible. We only received our lease and arrangements to get the keys when my husband physically went to the office. They pretend to be all friendly and apologetic but they genuinely don’t care.

I initially tried to sell my flat through a different agent last year, despite knowing it would be difficult due to the high service charges. I found a cash buyer after reducing the price and instructed my solicitor, who is a friend, to get the process started. He kept me updated promptly, but he frequently mentioned that the buyer's solicitor was difficult to reach and extremely slow. Whenever I raised this with the agent, they assured me the buyer was serious, and I trusted their word. As time went on, it became clear that the buyer’s solicitor hadn’t done much work, as confirmed by my solicitor. The agent also pressured me to have my tenant leave the flat to supposedly speed up the sale, which turned out to be a mistake. After five months of waiting, I realized the process was dragging on, and I asked the buyer to either exchange or pull out. Unfortunately, the buyer withdrew with some unbelievable excuses. While buyers can pull out at any time, I felt misled by the agent for not properly monitoring the solicitor’s progress or updating me on the situation. I then contacted Cubitt & West in Sutton, where I had a very positive discussion with Katie. She advised me on a reasonable marketing price, and I felt well supported throughout the process by both Katie and Esme. Sophie, the sales progressor, ensured great communication between myself, the buyer, and both sets of solicitors, regularly chasing updates to keep everything on track. Thanks to their hard work, the contract has now been exchanged, with completion set for 17th September. I can’t thank Katie, Esme, and Sophie enough for their excellent service. They made the whole experience smooth and stress-free, and I strongly recommend Cubitt & West to anyone looking to sell. Amazing team!

Tyler J was such a huge help! I was on a time crunch and needed housing asap and Tyler was able to find me a great flat and show it to me the day I first got in contact with him. He showed it to me on a Thursday and handed me the keys the next Wednesday. He has also been very consistent in answering my (many) emails, answering all my questions and keeping me up to date on the leasing progress. I cannot thank him enough!
